MINNEAPOLIS — Wells Fargo has provided $65.5 million in construction financing for Opportunity Crossing. The 110-unit affordable housing project marks the first mixed-use affordable housing development to be built in South Minneapolis since the 2020 social uprisings, according to a news release. In addition to the units, the six-story property will feature first-floor commercial space for small businesses and a new Wells Fargo branch. Wells Fargo’s Community Lending and Investment Group provided $29.5 million in total construction financing, a $6.5 million permanent loan commitment and a $24.5 million Low-Income Housing Tax Credits equity investment. The redevelopment at 3030 Nicollet Ave. is the result of a community outreach process that included eight community listening sessions hosted by the developer, Project for Pride in Living, as well as the Cultural Wellness Center and Wells Fargo.

PLYMOUTH, MINN. — CBRE has arranged the sale of Creekside Apartments, a 204-unit multifamily property in the western Minneapolis suburb of Plymouth. Heartland Realty Investors Inc. purchased the community from Creekside Apartment Homes LLP for an undisclosed amount. CBRE’s Keith Collins, Ted Abramson and Abe Appert represented the seller. Built in 2000, Creekside Apartments underwent significant unit and common area improvements over the past four years. Units average 986 square feet. Amenities include a community room, mezzanine workspaces, a fitness center, virtual bike studio, outdoor grilling areas and underground parking.
MINNEAPOLIS — Minneapolis-based Värde Partners has provided a $185 million loan for the refinancing of a multi-state self-storage portfolio. The borrower was a joint venture between Metro Storage and Fremont Realty Capital. The portfolio comprises 20 Class A properties in markets across Illinois, New Jersey, Pennsylvania, Minnesota, New York and Wisconsin. With 14,214 units in total, the assets include more than 1.5 million net rentable square feet. Kim Bishop, Eric Snyder, Tom Sherlock, Mason Brusseau and Lauren Maehler of Talonvest Capital arranged the floating-rate bridge loan with a three-year initial term and two one-year extension options.
ANOKA, MINN. — Volunteers of America National Services has opened Nolte River Place, an 80-unit affordable seniors housing community in Anoka, a northern suburb of Minneapolis. The property features one- and two-bedroom units, eight of which are reserved for formerly unhoused senior veterans and 10 are designated units for Project Rental Assistance Contracts vouchers. Amenities include a community room, exercise room, underground parking, hair salon and library. Volunteers of America is a faith-based nonprofit with programs in 46 states.
SHOREVIEW, MINN. — Life Link III has signed a 12,827-square-foot medical office lease at Shoreview Business Campus, a flex property in the northeast Minneapolis suburb of Shoreview. The nonprofit medical air transportation company has begun occupying the new space. The property is 91 percent leased with three additional medical office tenants, including Allina Medical Clinic, Allina Health Urgent Care and Courage Kenny Sports & Physical Therapy. The RMR Group is the property manager, and Diversified Healthcare Trust is the building owner. John Ryden, Jerry Driessen and Maxx Schindel of CBRE represented ownership in the lease.
BLOOMINGTON, MINN. — Transwestern Real Estate Services has arranged the sale of a 13,095-square-foot industrial building in Bloomington for an undisclosed price. Russ Crawford of Transwestern represented the buyer, Pickle O LLC, which plans to occupy the building with the option to divide space for additional tenants. Brian Netz and Lucas Long of Newmark represented the seller, Common Ground Properties LLC. Numerous property improvements were completed prior to the sale, including LED lighting upgrades, new office finishes and ADA-compliant restrooms.
STILLWATER, MINN. — JLL Capital Markets has arranged the sale and financing of Rivertown Commons, a 96-unit Section 8 affordable seniors housing community situated along the St. Croix River in Stillwater. The seven-story building totals 55,800 square feet. Amenities include a game room, library and private garden patio. Josh Talberg and Doug Childers of JLL represented the seller, Dominium Management, and procured the buyer, Standard Communities. The buyer plans to refresh the units and common areas in addition to extending the existing affordability restrictions. C.W. FRIDLEY, MINN. — Marcus & Millichap has arranged the $8.5 million sale of Highland Park, a 77-unit multifamily property in the Minneapolis suburb of Fridley. Located at 610 Osborne Road NE and built in 1969, the asset features a mix of one-, two- and three-bedroom units. Nine of the units are townhome-style layouts. Abe Roberts and Michael Jacobs of Marcus & Millichap represented the undisclosed buyer and seller.
ROSEVILLE, MINN. — Woodhouse Spa is scheduled to open at Rosedale Center in the Twin Cities suburb of Roseville in July. The luxury brand will open Minnesota’s only upscale spa, according to a news release. Rosedale Center, a 1.1 million-square-foot shopping center, recently welcomed tenants Lululemon, Anthropologie, Warby Parker, Hollister and Shake Shack. Dick’s Sporting Goods is slated to open in October. Holly Rome and Lane Walsh of JLL represented ownership in the lease with Woodhouse Spa, which operates more than 80 spas across the country. The Rosedale location is owned and operated by local resident Amy Adams.
MARSHALL, MINN. — The U.S. Department of Energy Loan Programs Office has provided a $213.6 million loan guarantee to support the construction of Solugen’s Bioforge Marshall facility in Southwest Minnesota. The 500,000-square-foot facility will produce bio-based chemical products for use in wastewater treatment, industrial wastewater, construction, agriculture and the energy sector. The project is designed to reduce annual carbon emissions by up to 18 million kilograms compared with incumbent production methods. Construction began in April, and production at the facility is scheduled to begin in fall 2025. The development will create up to 100 jobs during construction and 56 full-time manufacturing jobs once fully operational.
