MINNEAPOLIS — A joint venture between Cross Ocean Partners, Neuberger Berman Special Situations client funds and Onward Investors has acquired Wells Fargo Center, a 57-story office tower located at 90 S. Seventh St. in Minneapolis’ downtown commercial district. The 1.2 million-square-foot trophy building traded hands for an undisclosed price. Wells Fargo Center is the third tallest building in Minneapolis. Major tenants include a Wells Fargo branch bank, Colliers, the law firm of Faegre Drinker and the local office of accounting firm KPMG. The building contains an indoor pedestrian promenade that houses a 100-foot-high domed ceiling rotunda on one side and a lobby on the other. The building also features The Reserve, which houses amenities such as a fitness center, reservable wellness rooms, lounge with coworking and focus rooms, conference center and catering kitchen on the seventh floor. The property also offers private car and bicycle parking. Wells Fargo Center was 62 percent leased at the time of sale, with up to 110,000 square feet of contiguous availability. ROGERS, MINN. — Two tenants have signed leases at I-94 Distribution Center in Rogers, a northwest suburb of Minneapolis. The deals total 116,042 square feet of warehouse space and 66,179 square feet of outdoor space, bringing the 297,756-square-foot property to full occupancy. ABC Supply Co. Inc, a wholesale distributor of roofing and other select exterior and interior building products in North America, signed a lease for 49,954 square feet inside the building and 66,179 square feet, or approximately 1.5 acres, of secure outdoor space. UPAC2, a food packaging company, will occupy 66,088 square feet within the property. Nate Erickson and Alex Baron of Transwestern Real Estate Services represented the landlord, Dalfen Industrial. The previous tenant exited I-94 Distribution Center in March, and both new tenants plan to move into their spaces in early 2025. ANOKA AND CRYSTAL, MINN. — Colliers has brokered the sale of two multifamily properties in Minnesota for $15.9 million. Meadowview totals 60 units and is located in Anoka, a northern suburb of Minneapolis. Valley Place Apartments totals 71 units and is located in Crystal, about five miles north of downtown Minneapolis. Devon Dvorak, Mox Gunderson, Dan Linnell and Adam Haydon of Colliers represented the seller, Bader Management Inc. Los Angeles-based Coast View Strategies was the buyer. Since 2015, ownership has invested more than $2 million renovating most of the units. At the time of sale, both properties were more than 95 percent leased.
EDINA AND EDEN PRAIRIE, MINN. — MLG Capital has acquired the Golden Triangle Portfolio in suburban Minneapolis for an undisclosed price. The flex portfolio includes a blend of industrial and office space across nine buildings in Edina and Eden Prairie. Golden Triangle is the 20th acquisition within MLG’s most recent fund, MLG Private Fund VI, and its 48th investment in metro Minneapolis. MLG partnered with Big River Real Estate on the acquisition.
MINNEAPOLIS — Kipsu has signed a 38,000-square-foot office lease at Butler Square, a historic office building totaling 367,717 square feet in downtown Minneapolis. The Frontline Customer Experience (FCX) software company will move into its new space on the seventh floor in January. Ann Rinde of CBRE represented the landlord, Butler Properties LLC. Brandon Megal of CBRE represented Kipsu. Butler Square is located within the Warehouse District at 100 N. 6th St. Built in 1906 and extensively renovated in 2020-2021, the nine-story building features amenities such as bike storage, new shower rooms, onsite childcare, a tenant lounge, Skyway access and a conference room.
VICTORIA, MINN. — Northmarq has arranged a $28.6 million construction loan for Olivine Apartments in Victoria, a western suburb of Minneapolis. The 145-unit multifamily community at 2000 Steiger Lake Lane is slated to be built in 2025. Dan Trebil and Andy Finn of Northmarq arranged the financing on behalf of the borrower, Schafer Richardson and Marco McLane Development. Associated Bank provided the loan. The deal also features preferred equity, which Northmarq arranged through Minnesota-based Ackerberg Group.
ST. CLOUD, MINN. — Industrial Realty Group LLC (IRG) has acquired a 965,134-square-foot industrial portfolio in central Minnesota’s St. Cloud for an undisclosed price. The eight buildings are part of the St. Cloud Industrial Park and served as the longtime home to the fulfillment operation of Publisher’s Clearinghouse (PCH). IRG intends to redevelop and lease the buildings as PCH vacates in the near future. IRG owns approximately 4.8 million square feet of space in Minnesota.
PHILADELPHIA — Philadelphia-based Alterra IOS has acquired seven industrial outdoor storage (IOS) sites totaling 23 usable acres largely in the Midwest region. The purchase price was undisclosed. The sites are fully leased to a national telecommunications and broadband network company. Each parcel is located across metro areas in Dallas, Minneapolis, Indianapolis, Chicago, Nashville, Cleveland and St. Louis. Specifically, the properties are located in Haslet, Texas; Osseo, Minn.; Indianapolis; Frankfort, Ill.; La Vergne, Tenn.; Avon, Ohio; and St. Peters, Mo. All of the assets in the portfolio are located near city downtowns, interstate highways, international airports and rail networks. CRE Advising facilitated the acquisition.
ST. CLOUD, MINN. — Marcus & Millichap has negotiated the $9 million sale of Sterling Heights, a 96-unit multifamily property in the Minneapolis suburb of St. Cloud. Built in 2002, the community totals 91,621 rentable square feet and offers studio, one-, two- and three-bedroom floor plans. Chris Collins, Evan Miller and Eric Wagner of Marcus & Millichap represented the seller, a Minnesota-based limited liability company, and procured the buyer, a Wisconsin-based limited liability company.
BRAINERD, MINN. — U-Haul has acquired five former KO Storage facilities across Cass and Crow Wing counties in northern Minnesota. The properties are all located within the Brainerd metropolitan area and feature 790 drive-up units. Specifically, the facilities are located in Brainerd, Baxter, Nisswa and Pillager. The seller and sales price were not provided.
