KANSAS CITY, MO. — CBRE has brokered the sale of Plaza Vista, a recently completed Class A office and retail building in Kansas City’s Country Club Plaza, for an undisclosed price. The 10-story, office tower contains 253,720 square feet, including retail space on the first two floors and a six-level parking garage. The property is 98.6 percent leased CBRE’s Gary Carr, Gina Anderson, Russell Ingrum and Robert Hill arranged the transaction on behalf of the seller, VanTrust Real Estate LLC. Denver-based EverWest Real Estate Partners LLC, along with joint venture partner Independencia Asset Management, acquired the asset. Located five miles south of Kansas City’s CBD, Country Club Plaza is a landmark commercial district amid Kansas City’s office, retail, restaurant, hotel and high-rise residential properties.
Construction Complete on Loft-Style Mixed-Use Building in Kansas City’s Union Hill District

KANSAS CITY, MO. — Construction is complete on the McGee Building, a mixed-use loft-style building at 2980 Gillham Road in Kansas City. The property is located in the Union Hill neighborhood, a 16-block district in Kansas City that features entertainment, dining, condominiums, retail, office space, a Fairfield Inn & Suites by Marriott and green space. The building will offer 56 loft-style residential units, as well as 4,325 to 18,000 square feet of retail space. The building is named after Allan B.H. McGee, one of Kansas City’s earliest settlers. The building will feature reclaimed timber furniture from local craftsman Jim Drew, a gallery of rotating art in the first-floor lobby, rainwater cistern and nearly $1.2 million in streetscaping around the building. Units range in price from $850 to $1,510 per month.

ST. LOUIS — Hilliker Corp. has arranged a five-year lease of a 64,000-square-foot building for St. Louis Language Immersion Schools Inc. (SLLIS) in St. Louis. The federal non-profit organization, which operates a network of independent charter public schools, moved two of its schools into one building located at 3740 Marine Ave. The property, built in 1929, sits on more than an acre of land and previously served as the site of a Salvation Army. H. Meade Summers of Hilliker represented the tenant.
TOWN AND COUNTRY, MO. AND ST. LOUIS — NorthMarq Capital has secured refinancing for two properties totaling a combined $18.8 million. The properties include Wood Mill Plaza in Town and Country and Loughborough Commons in St. Louis. Schnucks Market anchors both properties. Wood Mill Plaza is an 85,523-square-foot retail property located at 1060 Schnucks Woods Mills Plaza. The property was refinanced with an $8.5 million, 20-year loan structured with a 25-year amortization schedule. Loughborough Commons is a 100,382-square-foot retail property located at 952 Loughborough Ave. The property was refinanced at with a $10.3 million, 15-year loan structured with a 30-year amortization schedule. NorthMarq arranged financing for both the undisclosed borrowers through its correspondent relationship with an unnamed life insurance company.
WEBSTER GROVES, MO. — Colliers International has arranged the $22.8 million sale of a single-tenant, triple-net-leased office property in Webster Groves, 11 miles southwest of St. Louis. The 90,000-square-foot research and development facility is located within the Owen Ridge Business Park at 381-385 Marshall Ave. Steve Tharpe, Gwen Knight and Spencer Toder of Colliers International represented the seller, Owen Ridge Associates LLC. The Kase Group, an affiliate of Sperry Van Ness based in northern California, represented the buyer, New York-based American Realty Capital.

WEBSTER GROVES, MO. — Construction has begun on a new customer electrical substation and on an underground electrical infrastructure at Webster University in Webster Groves. Kwame Building Group Inc. (KWAME) is the construction manager on the project, which will be completed in July 2016. The new substation will provide electrical capacity for future campus expansions and remove the campus from the neighboring electrical load, increasing electrical capacity for future community development. The project requires the complete shutdown of several campus facilities with minimal disruption to classes and other university activities.Phase I of the electrical distribution work is scheduled for completion by the end of October and Phase II of the electrical work is scheduled to begin by the end of 2014. William Tao & Associates is the engineer and Castle Contracting is the general contractor for the first phase of the project.
ST. LOUIS — HOK has designed a new $17 million patient care center for The University of Missouri-St. Louis (UMSL) Colleges of Optometry and Nursing. The 48,000-square-foot facility will expand the eye-care services offered through the existing University Eye Center. The facility will also incorporate the latest technology needed to advance eye and vision research. Scheduled to open in 2016, the center will include space for campus and community partners to offer complementary healthcare services, such as dental and primary care. UMSL has the only optometry program in Missouri and one of just 21 nationwide. Funding for the new center came in part from a supplemental fee that will be assessed to optometry students. It is also funded by internal reallocations within the college and campus reserves. The improvements to the College of Optometry are the first phase of planned capital improvements for the UMSL campus.
