ST. LOUIS — Global design firm HOK has signed a lease to relocate its St. Louis office to Peabody Plaza at 701 Market St. next year. Avison Young represented the tenant, while CBRE represented the owner, Briar Meads Capital. The lease commences in September 2025. HOK will occupy approximately 42,000 square feet across the building’s fourth and fifth floors, including an outdoor terrace. HOK’s new space is 3,000 square feet larger than its current location at 10 S. Broadway. The firm’s interior designers are crafting the new office with various space types such as outdoor work and gathering spaces, a design resource center and maker space/model shop. HOK announced its intention to stay downtown during a staff meeting earlier this year.

PHILADELPHIA — Philadelphia-based Alterra IOS has acquired seven industrial outdoor storage (IOS) sites totaling 23 usable acres largely in the Midwest region. The purchase price was undisclosed. The sites are fully leased to a national telecommunications and broadband network company. Each parcel is located across metro areas in Dallas, Minneapolis, Indianapolis, Chicago, Nashville, Cleveland and St. Louis. Specifically, the properties are located in Haslet, Texas; Osseo, Minn.; Indianapolis; Frankfort, Ill.; La Vergne, Tenn.; Avon, Ohio; and St. Peters, Mo. All of the assets in the portfolio are located near city downtowns, interstate highways, international airports and rail networks. CRE Advising facilitated the acquisition.

RAYTOWN, MO. — Marcus & Millichap has brokered the $2 million sale of a 34,560-square-foot industrial property in Raytown, a southern suburb of Kansas City. Built in 1985, the facility is situated on 2.5 acres near I-435. Peter Doughty of Marcus & Millichap procured the 1031 exchange buyer. The seller was undisclosed. Dave Saverin, broker of record in Missouri, assisted in closing the transaction.

LEE’S SUMMIT, MO. — Titan Built has broken ground on a $30.5 million joint operations facility for the City of Lee’s Summit. Designed by Hoefer Welker, the 43,600-square-foot project will function as central command for emergency preparedness, management and disaster management, and day-to-day emergency response coordination. The property will house fire department administration and training teams, city emergency operations, the traffic operations center and a co-located fire and police communication center. Voters approved the construction of the facility as part of the 2023 No Tax Increase Bond initiative that allocated $74 million to enhance safety and emergency preparedness. The project also received $1.5 million in financial support from the State of Missouri. Completion is slated for spring 2026.

OLIVETTE, MO. — Brinkmann Constructors has broken ground on The Irvington Place Apartments, a 205-unit apartment complex in Olivette, a western suburb of St. Louis. Balboa Real Estate Partners is developing the five-story, 218,000-square-foot development. Amenities will include a pool, fitness center, yoga room, outdoor courtyard, clubroom, work-from-home space and a dog wash station. Slaggie Architects Inc. is the project architect.

CHESTERFIELD, MO. — Narwhal’s Crafted has opened at The District in Chesterfield, a suburb of St. Louis. The 3,600-square-foot venue marks the third location for Narwhal’s Crafted, which is known for its frozen cocktails, and features a 1,000-square-foot patio equipped with fire pits and a large outdoor screen. The Staenberg Group manages The District. Other tenants include The Factory, The Hub STL, Napoli Bros., 4 Hands Brewery, Hi-Pointe, The Reverie, Lit Cigar Lounge, Game Show Battle Rooms and Main Event.

BRIDGETON, MO. — Marcus & Millichap has arranged the $8.8 million sale of a 22,097-square-foot medical office building in Bridgeton, a northwest suburb of St. Louis. Located at 3550 McKelvey Road, the property is occupied by St. Louis Heart and Vascular. There are more than 17 years remaining on the triple-net lease. Built in 1974, the facility is situated near DePaul Hospital. Alec Coronado of Marcus & Millichap represented the seller, an out-of-state developer, and procured the buyer, Montecito Medical.

CHESTERFIELD, MO. — Keystone Construction Co. has broken ground on the new $60 million CarShield Sportsplex AAA Hockey & Futbol facility in the St. Louis suburb of Chesterfield. Completion is slated for January 2026. The indoor and outdoor sports facility will accommodate the growing CarShield AAA Hockey & Futbol clubs, which serve more than 500 kids and 45 teams in metro St. Louis. The 325,000-square-foot project will be situated on 33 acres at 530 N. Eatherton Road. The development will include four indoor turf soccer fields, two indoor ice rinks, team locker rooms, a pro shop, training and fitness spaces, a restaurant, bar, concessions and classrooms. Outside, there will be three turf soccer fields, concessions, a dining patio and children’s playground. The project team includes civil engineer Stock & Associates and architect Gray Design Group.

LIBERTY, MO. — Colliers has arranged the recapitalization of a 467,708-square-foot industrial asset in Liberty, a northeast suburb of Kansas City. The Class A heavy manufacturing facility is located in Heartland Meadows Industrial Park. Alex Cantu and Alex Davenport of Colliers arranged the joint venture between the property’s developer, Becknell Industrial, and investment funds managed by Morgan Stanley Real Estate Investing. LMV Automotive Systems, a division of Magna International Inc., has fully occupied the property since its completion in February 2023. The building features a clear height of 32 feet, 61 docks, 12,892 square feet of office space and 494 auto parking spaces.

KANSAS CITY, MO. — The Woodspring Suites Hotel has opened at the southwest corner of I-29 and 64th Street in Kansas City. The four-story, 49,000-square-foot hotel is situated on two acres within the Tremont Square East development near the Kansas City International Airport. Philip Goforth, Omid Shahbazian and Todd Kobayashi, partners of Genesis Construction Management LLC, led the development of the property. Block & Co. Inc. Realtors Development & Construction Management LLC supervised the hotel development. David Block and Tony DeTommaso of Block & Co. negotiated the hotel sale on behalf of ownership.
