ST. LOUIS — Passco Cos. has acquired Cortona at Forest Park, a 278-unit apartment complex in St. Louis. The purchase price was undisclosed. Built in 2014, the Class A community is situated near Forest Park and the Central West End neighborhood. The five-story property is 93 percent leased. Amenities include a pool, fitness center, dog park and pet spa. Kevin Girard, Mark Stern and Zach Kaufman of JLL represented the seller, Invesco Real Estate. Caleb Marten of KeyBank Real Estate Capital arranged acquisition financing on behalf of Passco. With this transaction, Passco has surpassed $4 billion in assets under management, with $250 million designated in the Midwest region.

VALLEY PARK, MO. — Developer Mia Rose Holdings has opened 44 West Luxury Living, a new apartment complex in the St. Louis suburb of Valley Park. The project features five buildings with one- and two-bedroom units along with a clubhouse. Three of the five buildings totaling 120 units are complete. The remaining two buildings totaling 84 units are slated for completion in January. The two-bedroom units average 1,020 square feet while the one-bedroom floor plans are approximately 780 square feet. The 3,800-square-foot clubhouse features a conference center, package concierge, specialty coffee bar, great room and fitness center. The outdoor amenities, which include a pool, sun deck and lounge with fire pits and grills, will open this spring. Additionally, a two-acre parcel of the 10-acre project site is slated for future commercial and retail space. Wright Construction is the general contractor, Rosemann & Associates PC is the architect, Engenuity is the mechanical, electrical and plumbing engineer, and Premier Design Group is the civil engineer. CLAYTON, MO. — CBRE has opened a new 13,611-square-foot office on the sixth floor of The Plaza in Clayton, a western suburb of St. Louis. The firm relocated from the 14th floor of the same building, which it has occupied since 2012. The new office is part of CBRE’s Workplace360 program, which showcases the company’s “Future of Work” space standards, including innovative technology and a wider variety of collaborative spaces designed to support hybrid working. There are two conference rooms, one living room, a library, a large communal gathering space and a café. A cornerstone of the Workplace360 model is its free-address approach of unassigned seating. Teams get access to various work areas where they can use any unoccupied seat. Amenities at The Plaza include an outdoor terrace, two tenant lounges, a fitness center, training room, golf simulator and game room.

LEE’S SUMMIT, MO. — Intrinsic Development has broken ground on Discovery Park, a $900 million mixed-use project in Lee’s Summit, a southeast suburb of Kansas City. The 3.9 million-square-foot development will span 268 acres near I-470 and Saint Luke’s East Hospital. Two hotels, a Marriott TownePlace Suites and a Home2 Suites by Hilton, are among the first properties to be built at Discovery Park. Combined, the hotels will offer 230 rooms and are slated for completion prior to when Kansas City hosts games for the 2026 FIFA World Cup. Plans also call for 2,791 luxury apartment units within a development named Alura, as well as Class A office space, medical office buildings and retail space. Among Discovery Park’s amenities will be a riverwalk district featuring access to more than five miles of trails connected to the Nature Trail at Unity Village and seven acres of recreational lakes for kayaking and paddle boarding. The Discovery Athletic Club will be a state-of-the-art fitness facility available to both residents and employees, as well as the Poolside Day Club. KANSAS CITY, MO. — Academy Bank has moved into its new headquarters at 1201 Walnut in downtown Kansas City. The bank occupies three contiguous floors of the building, which is owned by Copaken Brooks. Later this year, Academy Bank will open a retail banking center in the lobby of the building. Academy Bank is a full-service commercial and retail bank headquartered in Kansas City with more than 70 banking centers across Missouri, Kansas, Colorado and Arizona. Bryan Johnson of Colliers represented the tenant, while Jon Copaken represented the landlord on an internal basis. Rising 29 stories, 1201 Walnut features an attached parking garage and access to the amenities of 1111 Main.

KANSAS CITY, MO. — Vertical Cold Storage, a developer and operator of temperature-controlled distribution centers sponsored by real estate investment firm Platform Ventures, has broken ground on a 300,000-square-foot facility in south Kansas City. The facility is scheduled to be operational by the end of 2024 and employ up to 130 full-time team members. The project site is located adjacent to the CPKC intermodal terminal. The property will offer roughly 50,000 pallet positions, blast freezing technology and four rooms convertible to -20 degrees Fahrenheit. Primus Builders is the general contractor.

INDEPENDENCE, MO. — Hullmark Construction is underway on a 34,000-square-foot industrial build-to-suit at MetroEast Commerce Center in Independence, an eastern suburb of Kansas City. The developer is a local partnership doing business as Tamiami LLC, and the tenant is a medical transport company. Completion is slated for fall 2024. John Hassler of Newmark Zimmer handled lease negotiations and is also marketing sites within the industrial park on behalf of the developer.

BERKELEY, MO. — Clayco, a full-service development, architecture, engineering and construction firm, is relocating its St. Louis offices and operations center to a redeveloped 230,000-square-foot building within NorthPark Development in Berkeley, a northwest suburb of St. Louis. Clayco currently maintains multiple offices in Overland and Clayton, Mo., and will relocate 580 St. Louis-based team members to the new facility, which is located at 8640 Evans Ave. The new office will be able to accommodate over 1,000 employees, as the company expects to expand in the coming years. While Clayco’s corporate headquarters will remain in Chicago, the Berkeley office will serve as the home of many of the company’s design-build functions, including operations, business unit leadership, architecture, process engineering, safety, IT, marketing, finance/accounting and talent management. Clayco subsidiaries, Concrete Strategies, Clayco Design & Engineering and Consolidated Distribution Co., will be headquartered in the new office. Clayco and its real estate development subsidiary, CRG, have partnered with Missouri’s Department of Economic Development and Missouri Development Finance Board as well as the City of Berkeley to facilitate the move. KIRKWOOD, MO. — Brinkmann Constructors has topped out The James, a 152-unit apartment community in the western St. Louis suburb of Kirkwood. High Street Residential, the residential subsidiary of Trammell Crow Co., is the developer. The five-story project will feature 285 parking spaces and 7,000 square feet of retail space. Amenities will include a pool, courtyard, entertainment lounge, fitness center, pet spa, work-from-home spaces and coffee bar. The project team includes ESG Architecture and Design. Greystar is handling property management and leasing efforts, which are currently underway. Monthly rents start at $1,583, according to the property’s website. Completion is slated for January.

KANSAS CITY, MO. — Amerhart has leased 144,490 square feet of industrial space at Blue River Commerce Center Building IV in Kansas City. NorthPoint Development owns the business park, which is now fully leased. Wisconsin-based Amerhart will use the facility to warehouse and distribute its building products and plans to take occupancy in December. Jack Goldsborough of Cushman & Wakefield and Ed O’Connor of Lavista Associates represented the tenant, while Joe Accurso of Cushman & Wakefield represented ownership.
