KANSAS CITY, MO. — Omaha, Neb.-based Ronco Construction is expanding its construction services in the Kansas City market to include limited-scale commercial and residential projects with a new special projects division. The division brings the expertise, resources and skills of a major construction company to small-scale projects. The team will focus on projects with budgets under $1 million and will specialize in restoration, rehab, remodel or repair construction. Ronco established its Kansas City office in 2020.

WELDON SPRING, MO. — New Perspective is nearing completion of a new senior living community in Weldon Spring, about 30 miles west of St. Louis. A leasing office is now open at the property, which is scheduled for completion this summer. The community will offer independent living, assisted living and memory care services. The number of units was not provided.

ST. LOUIS — NISA Investment Advisors LLC, an independent and employee-owned firm, has opened a new headquarters office in St. Louis. The 95,000-square-foot office is located at 7676 Forsyth Blvd. and represents an approximate 20 percent increase in square footage over the firm’s prior location. NISA, which was founded in St. Louis 30 years ago, currently has more than 390 employees and manages $526 billion in assets.

ST. LOUIS — Brinkmann Constructors has completed 11th and Spruce, a 148-unit apartment complex in downtown St. Louis. San Francisco-based Balboa Real Estate Partners was the developer. Located three blocks from Busch Stadium, the project features 3,000 square feet of ground-floor retail space as well as amenities such as a fitness center, clubroom, courtyard, pet spa, dog run and rentable work-from-home space. ST. LOUIS — Berkadia has brokered the sale of Crossing at Northpointe, a 334-unit, garden-style multifamily property in St. Louis. The sales price was undisclosed. Located at 3144 Sunswept Park Drive, the community was built in 1972 and renovated in 2021. Andrea Kendrick, Ken Aston and Bobby Mills of Berkadia represented the seller, Utah-based Sundance Bay. A New Jersey-based buyer purchased the asset, which was 94 percent occupied at the time of sale.

OLIVETTE, MO. — A.J. Brown Inc. has completed construction of Padel + Pickle, an indoor padel and pickleball facility in the western St. Louis suburb of Olivette. The 42,116-square-foot project marks the largest indoor padel and pickleball facility in the world, according to the construction firm. A.J. Brown converted a former whiskey distillery and manufacturing facility into the championship-level property, which features six European-style padel courts and eight pickleball courts along with a bar, lounge areas, big-screen televisions, locker rooms and a pro shop. Padel + Pickle offers clinic, private lessons, leagues, court rentals, open play and tournaments for all skill levels. The project team included Linea Design Inc. and Fixture Contracting. Padel is a mix between tennis and squash.

CHESTERFIELD, MO. — The St. Louis Jewish Community Center has selected HDA Architects to complete a renovation design for its Marilyn Fox Building in the St. Louis suburb of Chesterfield. Plans call for a new adult day center, locker rooms, lobby and gathering space. The gymnasium, fitness center and early childhood center, along with the building’s exterior, will also be revamped. Additional improvements will include expanded kitchen facilities, dedicated pickleball courts and infrastructure upgrades such as security and communications systems. Originally constructed in 1996, the 87,930-square-foot building previously underwent a minor renovation in 2008. Construction is slated to begin in mid-April and to be completed in the fourth quarter of 2025. ISC Contracting is the general contractor. Additional project partners include Avison Young, ODA studio, KPFF Consulting Engineers, Engenuity, Stock & Associates Consulting Engineers and Landscape Technologies.

KANSAS CITY, MO. — The Kansas City Current of the National Women’s Soccer League (NWSL) has opened its $120 million home field, CPKC Stadium. The venue, which is located in the Berkeley Riverfront area along the Missouri River and seats 11,500 people, is the first soccer stadium in the world to be designed and built exclusively for women, according to the project team. Sports Business Journal reports the development of the stadium was privately financed by the team, although ownership eventually requested $6 million in state-issued tax credits to offset an escalated construction budget, according to the Kansas City Star. In April 2023, the Current announced that Canadian Pacific Kansas City, a railway operator whose U.S headquarters is located in Kansas City, had acquired the naming rights to the stadium as part of a 10-year deal. A host of Kansas City-based firms contributed to the design and delivery of the stadium, and many of these companies have design, engineering and construction teams that are led by women. SPRINGFIELD, MO. — Merrill Gardens has acquired Mission Ridge, a 103-unit senior living community in Springfield, a city in southwest Missouri. The property features one- and two-bedroom residences offering independent living, assisted living and memory care. The purchase price and seller were undisclosed. Merrill Gardens, a privately held company, now operates 65 communities in 17 states.

VALLEY PARK, MO. — The Boulder Group has brokered the $2.5 million sale of a restaurant property occupied by Freddy’s Frozen Custard & Steakburgers in Valley Park, a western suburb of St. Louis. The building is located at 2945 Dougherty Ferry Road. Zach Wright and Brandon Wright of Boulder represented the seller, a Midwest-based development company. The asset sold to an all-cash 1031 exchange buyer based in the western U.S. This Freddy’s location features a long-term lease with 10 percent rental increases every five years. The lease is guaranteed by M&M Custard, the third-largest Freddy’s franchisee. Freddy’s maintains approximately 500 locations nationwide.
