KANSAS CITY, MO. — Block & Co. Inc. Realtors has sold 2 E. 59th St. in Kansas City for an undisclosed price. Riley ABA & Autism Center purchased the 17,381-square-foot building with plans to occupy it. The building is set to undergo extensive renovations in the coming weeks. Riley ABA is planning for several new and interactive play areas, including a 1,000-square-foot play town to target play and social skills, a larger interior sensory gym for gross and fine motor development, and an outdoor, fenced-in playground. The facility will also feature ample parking, an employee break room with an outdoor patio, a large prep kitchen and several individual bathrooms. Riley ABA expects renovations to be completed by mid-summer 2024. David Block, Max Kosoglad and Carson St. Clair represented Block on an internal basis.

LEASBURG AND BOURBON, MO. — DLP Capital has acquired two outdoor hospitality and RV campground resorts totaling 568 acres within the Ozark Mountains in Missouri. The purchase prices were undisclosed. The acquisitions include Ozark Outdoors in Leasburg and Blue Springs Ranch in Bourbon. Amenities include rafting, kayaking, canoeing, tubing, aerial rope courses, ziplining, drive-in style movies, sand volleyball, swim beaches and horseback riding. Ozark Outdoors features 235 RV sites, 180 tents, 27 cabins, 20 motel rooms and five chalets. The resort was built in 1960 and renovated in the 2000s. Blue Springs Ranch, which includes 156 RV sites, 57 tents and 33 cabins, was built in 1988. The acquisitions bring DLP’s total investment in the outdoor hospitality sector to nearly 2,000 RV pad sites owned or in development in Florida and Missouri. Another 900 are currently in design for resorts in Georgia and Florida, in addition to tiny homes, cabins and other outdoor hospitality options. In line with these investments, DLP is introducing the new brand name “Dream Outdoor Resorts” for its growing portfolio of outdoor resorts. The two Ozark properties will join the brand.
LAKE SAINT LOUIS, MO. — Mia Rose Holdings has sold The Solstice, a 156-unit Class A apartment complex in Lake Saint Louis, a northwest suburb of St. Louis. The sales price was undisclosed. Minneapolis-based Timberland Partners was the buyer. The Solstice features 48 two-bedroom units and 108 one-bedroom units spread across five buildings. Mia Rose completed development of the property this spring. The St. Louis-based multifamily developer has more than 3,000 units in development across the St. Louis, Northwest Arkansas, Indianapolis and North Texas markets.
SARCOXIE, MO. — Marcus & Millichap has arranged the $2.4 million sale of a 5,118-square-foot property net leased to Kum & Go in Sarcoxie, a city in Southwest Missouri. The gas station and convenience store has operated at the property for 16 years. The triple-net lease features annual rental increases and a corporate guarantee. Austin Weisenbeck, Sean Sharko and Timothy Nichols of Marcus & Millichap represented the seller, a limited liability company. The trio also secured and represented the buyer, an out-of-state private investor.
LIBERTY, MO., AND STRONGSVILLE, OHIO — Trident Capital Group has acquired two Class A warehouses in Missouri and Ohio for an undisclosed price. In Liberty, Mo., Trident acquired Heartland Meadows Commerce Center, which totals 181,321 square feet. The asset was fully occupied by two tenants at the time of sale and marks Trident’s first investment in the Kansas City market. Separately, Trident expanded its presence in Ohio with the acquisition of a 185,210-square-foot building located within the Mills Business Park in Strongsville, a suburb of Cleveland. The facility was fully leased to three tenants at the time of sale. Trident worked with CBRE on the acquisitions. Sellers were not provided.
ST. LOUIS — Passco Cos. has acquired Cortona at Forest Park, a 278-unit apartment complex in St. Louis. The purchase price was undisclosed. Built in 2014, the Class A community is situated near Forest Park and the Central West End neighborhood. The five-story property is 93 percent leased. Amenities include a pool, fitness center, dog park and pet spa. Kevin Girard, Mark Stern and Zach Kaufman of JLL represented the seller, Invesco Real Estate. Caleb Marten of KeyBank Real Estate Capital arranged acquisition financing on behalf of Passco. With this transaction, Passco has surpassed $4 billion in assets under management, with $250 million designated in the Midwest region.
VALLEY PARK, MO. — Developer Mia Rose Holdings has opened 44 West Luxury Living, a new apartment complex in the St. Louis suburb of Valley Park. The project features five buildings with one- and two-bedroom units along with a clubhouse. Three of the five buildings totaling 120 units are complete. The remaining two buildings totaling 84 units are slated for completion in January. The two-bedroom units average 1,020 square feet while the one-bedroom floor plans are approximately 780 square feet. The 3,800-square-foot clubhouse features a conference center, package concierge, specialty coffee bar, great room and fitness center. The outdoor amenities, which include a pool, sun deck and lounge with fire pits and grills, will open this spring. Additionally, a two-acre parcel of the 10-acre project site is slated for future commercial and retail space. Wright Construction is the general contractor, Rosemann & Associates PC is the architect, Engenuity is the mechanical, electrical and plumbing engineer, and Premier Design Group is the civil engineer. CLAYTON, MO. — CBRE has opened a new 13,611-square-foot office on the sixth floor of The Plaza in Clayton, a western suburb of St. Louis. The firm relocated from the 14th floor of the same building, which it has occupied since 2012. The new office is part of CBRE’s Workplace360 program, which showcases the company’s “Future of Work” space standards, including innovative technology and a wider variety of collaborative spaces designed to support hybrid working. There are two conference rooms, one living room, a library, a large communal gathering space and a café. A cornerstone of the Workplace360 model is its free-address approach of unassigned seating. Teams get access to various work areas where they can use any unoccupied seat. Amenities at The Plaza include an outdoor terrace, two tenant lounges, a fitness center, training room, golf simulator and game room.
LEE’S SUMMIT, MO. — Intrinsic Development has broken ground on Discovery Park, a $900 million mixed-use project in Lee’s Summit, a southeast suburb of Kansas City. The 3.9 million-square-foot development will span 268 acres near I-470 and Saint Luke’s East Hospital. Two hotels, a Marriott TownePlace Suites and a Home2 Suites by Hilton, are among the first properties to be built at Discovery Park. Combined, the hotels will offer 230 rooms and are slated for completion prior to when Kansas City hosts games for the 2026 FIFA World Cup. Plans also call for 2,791 luxury apartment units within a development named Alura, as well as Class A office space, medical office buildings and retail space. Among Discovery Park’s amenities will be a riverwalk district featuring access to more than five miles of trails connected to the Nature Trail at Unity Village and seven acres of recreational lakes for kayaking and paddle boarding. The Discovery Athletic Club will be a state-of-the-art fitness facility available to both residents and employees, as well as the Poolside Day Club. KANSAS CITY, MO. — Academy Bank has moved into its new headquarters at 1201 Walnut in downtown Kansas City. The bank occupies three contiguous floors of the building, which is owned by Copaken Brooks. Later this year, Academy Bank will open a retail banking center in the lobby of the building. Academy Bank is a full-service commercial and retail bank headquartered in Kansas City with more than 70 banking centers across Missouri, Kansas, Colorado and Arizona.
