KANSAS CITY, MO. — Hamilton Zanze has acquired Crossroads Westside, a 222-unit apartment complex in downtown Kansas City. The purchase price was undisclosed. Mission Rock Residential, an affiliate of Hamilton Zanze, has assumed management of the property. Crossroads Westside was built in 2018 and features one- and two-bedroom units ranging in size from 614 to 1,252 square feet. Amenities include a saltwater pool, dog spa, fitness center, sundeck, private art garden, business center, coworking spaces, fire pit and entertainment lounge. The property is situated within the historic Crossroads Art District. The transaction marks Hamilton Zanze’s fourth acquisition in 2024.

ST. CHARLES, MO. — IMPACT Strategies Inc. has broken ground on a new pre-owned car dealership for Clement Auto Group in St. Charles, a northwest suburb of St. Louis. Clement will be able to stay operational throughout the project. IMPACT will manage the demolition of the existing sales building and construction of a new building at 3621 Veterans Memorial Parkway off I-70. The project consists of an 11,700-square-foot building featuring a showroom, celebration bay, service drive and new sales lot. Completion is slated for spring 2025. Clement maintains four new car dealerships and two pre-owned dealerships in metro St. Louis.

KIRKWOOD, MO. — The Napoli Group has signed a lease to open its sixth location at The James apartment complex in Kirkwood, a western suburb of St. Louis. Napoli Kirkwood, which will feature the restaurant group’s signature wood-fired pizza, is slated to open during the fourth quarter. The restaurant will occupy the 4,684-square-foot, ground-floor retail space and will also feature a 1,000-square-foot outdoor patio. High Street Residential, the residential subsidiary of Trammell Crow Co., opened The James in March. Greystar is handling leasing and management for the apartment units.

CLAYTON, MO. — Law firm Lathrop GPM has relocated its St. Louis office to The Plaza at Clayton effective July 1. The new space, similar to the firm’s offices in Denver, Minneapolis and Chicago, features a flexible design for increased collaboration and client support. Since the beginning of 2022, six attorneys have joined the office in several practice areas. The Plaza at Clayton is situated in the immediate western suburb of Clayton. The property totals 340,529 square feet and rises 16 stories. Amenities include a clubroom, rooftop deck, fitness center, game room, conference center and reception center. The new Lathrop GPM space totals 16,023 square feet on the 14th floor.

CHESTERFIELD, MO. — Tutera Senior Living & Health Care and Shelbourne Healthcare Development Group have opened The Lumiere of Chesterfield, a $55 million senior living community in the St. Louis suburb of Chesterfield. The 193,000-square-foot development, situated near Chesterfield Mall, features 96 independent living units, 37 assisted living units and 17 memory care units. The independent living units are now open, while the assisted living will open in late July and the memory care will follow in August. Amenities include libraries, bistros, a wine room, dog park, bocce ball, putting green, gardens and pedestrian pathways. Moseley Architects served as the project architect, while Faulkner Design Group was the interior designer. The project gets its name from the French word for light, “lumiere.” The development features large windows for letting in daylight.

ELLISVILLE, MO. — Midas Construction has topped off MILA Apartments in Ellisville, a far west suburb of St. Louis. The four-story, 227-unit luxury apartment complex is slated for completion in summer 2025. Midas Hospitality and Balke Brown are developing the project with affiliates Double Eagle Development and Diamond Income Fund. Designed by Rosemann & Associates, the property will feature a 141,000-square-foot parking garage. There will be eight floor plans ranging in size from 552 to 1,363 square feet. Amenities will include a courtyard, pool, bike storage, dog park, business center and fitness room. The project site was formerly home to a car dealership.

CHESTERFIELD, MO. — Keystone Construction Co. will build the new $60 million CarShield Sportsplex AAA Hockey & Futbol facility in the St. Louis suburb of Chesterfield. The development will accommodate the growing CarShield AAA Hockey & Futbol clubs, which serve more than 500 children and 45 teams in metro St. Louis. The 325,000-square-foot facility will offer four indoor turf soccer fields, two indoor ice rinks, team locker rooms, a pro shop, training and fitness spaces, a restaurant, bar, concessions and classrooms. Outside, there will be three turf soccer fields, concessions, a dining patio and children’s playground. Construction is scheduled to begin in October and wrap up in January 2026. The project team includes civil engineer Stock & Associates and architect Gray Design Group.

O’FALLON, MO. — CBRE has brokered the sale of Avenue64, a 316-unit apartment complex in the St. Louis suburb of O’Fallon. The sales price was undisclosed. Built in 2022, the Class A property features a range of floor plans averaging 993 square feet. Amenities include a pool, hot tub, courtyard, coffee bar, fitness center, conference room, community grilling areas and outdoor game area. Hannah Ott, George Tikijian, Matt Bukhshtaber, Cam Benz, Claire Bullard and Ryan Stockamp of CBRE represented the seller, Thompson Thrift. Oregon-based Bonaventure was the buyer.

KANSAS CITY AND ST. LOUIS — Pearlmark has provided a $15.5 million mezzanine debt investment for the refinancing of a 10-property industrial portfolio in metro Kansas City and St. Louis. The warehouse and light industrial assets total 1.9 million square feet and are fully leased. Five properties are located in metro Kansas City and five are in metro St. Louis. The assets were constructed between 1994 and 2021. Pearlmark made the investment on behalf of Pearlmark Mezzanine Realty Partners V LP. An entity managed by Argentic Investment Management LLC provided the senior loan. SparrowHawk owns the portfolio. Brian Walsh of JLL arranged the financing on behalf of SparrowHawk. Mark Witt led the transaction on an internal basis for Pearlmark.

ST. LOUIS — Midas Construction is underway on a 128-room Hampton Inn hotel near the St. Louis Lambert International Airport. Lodging Hospitality Management is the developer for the project, which is connected to the existing Hilton St. Louis Airport Hotel. Completion is slated for December. Located at 10300 Natural Bridge Road, the property will rise six stories. Joining St. Louis-based Midas on the project team are American Electric and Data, CE Jarrell Contracting, Finch Plumbing Co. Inc. and United Fire Protection.
