LIBERTY, MO. — Northmarq has arranged the sale of Jefferson Park East, a 208-unit multifamily property in the Kansas City suburb of Liberty. Built in 1987, the value-add community is located at 1220 Missouri Court. Jeff Lamott and Gabe Tovar of Northmarq represented the seller, Kansas City-based Maxus Properties. The buyer and sales price were not provided.

Lawyers Realty Brokers Sale of 10,450 SF Building Occupied by Kohn’s Kosher Meat Market, Grocer and Deli in St. Louis

ST. LOUIS — Lawyers Realty Co. has arranged the sale of Kohn’s Kosher Meat, Grocer and Deli in St. Louis for an undisclosed price. Lawyers Realty brokers David Wright and Zach Williams represented the sellers, the Kohn family, in their sale of the business and real estate. The site, located at 10405 Old Olive Street, measures 10,450 square feet and has been home to Kohn’s since 1997. The Kosher market began operating in 1963 when Holocaust survivors Simon and Bobbie Kohn started the business, which was most recently run by their children, Lenny Kohn and Rosemary Kohn Cooper. The next generation was not interested in taking over the business. Lawyers Realty implemented a nationwide strategy in marketing both the business and the real estate. The business and property were jointly acquired by a local investor and a group of investors from the East Coast. As a result, the business will continue to operate and serve the St. Louis community.
ST. LOUIS — Tegethoff Development has completed Expo at Forest Park, a $90 million transit-oriented apartment development in St. Louis. The project is adjacent to the Forest Park-DeBaliviere MetroLink Station in the historic Skinker-DeBaliviere neighborhood. Expo at Forest Park includes two buildings with 287 units, along with parking, amenities and 30,000 square feet of retail space. The north building opened in August, while the south building will open in the next few weeks. More than half of the new residents do not own cars, according to Tegethoff. Bi-State Development operates the Metro Transit system that serves eastern Missouri and southwestern Illinois. Bi-State has worked to create a safer, more secure public transit system. Trivers assisted in architecture, planning, urban design and interiors for Expo at Forest Park. Trivers collaborated with associate architect HOK and general contractor Brinkmann Constructors.
MAPLEWOOD, MO. — Holland Construction Services has completed Phase II of the Sunnen Station apartment complex in Maplewood, a western suburb of St. Louis. Phase II encompasses a four-story, 121-unit building with an attached 61,000-square-foot parking garage with 187 spaces. The Sunnen Family developed the project in conjunction with Cozad Commercial Real Estate. Tim Sandweg was the architect. Phase I of Sunnen Station, which Holland completed in 2017, is fully leased. Monthly rents start at $960 for studios.
ST. PETERS, MO. — Reaction Auto Parts Inc. has signed a 265,393-square-foot industrial lease at Premier 370 Business Park in St. Peters, a western suburb of St. Louis. The company will occupy space at the final building within the industrial park, which is slated for completion before the end of the year and will span 366,916 square feet. To date, the development is home to 4.2 million square feet and tenants such as Reckitt Benckiser, Best Buy, Grove Collaborative and Amazon. In 2021, Panattoni Development purchased the last two lots available from Duke Realty and developed a 423,000-square-foot building earlier this year as well as the final building. Geoff Orf and Chad Burkemper of Colliers and Matt Hrubes of CBRE represented Panattoni.
KANSAS CITY, MO. — Avanti Residential has purchased Artistry Apartments in Kansas City’s Crossroads Arts District for $94 million. The 341-unit, Class A apartment complex marks Avanti’s seventh investment in the Kansas City market. Constructed in 2021, Artistry Apartments features 11,675 square feet of street-level retail space that is 70 percent leased to Sola Salon. Jeff Stingley and Max Helgeson of CBRE represented the seller, a joint venture between Milhaus Development and CrossHarbor Capital Partners. Brady O’Donnell, Jill Haug, Alexandra Scott and Kyle Tucker of CBRE arranged acquisition financing on behalf of Avanti. The property was 95 percent leased at the time of sale.
ROCK HILL, MO. — Echelon Constructors is underway on the buildout of a new Foss Swim School at the Market at McKnight retail center in Rock Hill, a western suburb of St. Louis. Completion is slated for early 2023. The project involves the redevelopment of a 12,000-square-foot space that formerly housed Club Fitness. Foss offers weekly classes, swim camps, family swims and other events for children of all ages. The company operates 22 swim schools in Illinois, Iowa, Missouri, Minnesota, North Dakota and Wisconsin. Echelon has previously built two other locations for Foss, including the redevelopment of a former Ace Hardware store at Zumbehl Commons in St. Charles, Mo.
ST. LOUIS — Argus Self Storage Advisors has brokered the sale of the Second Attic Self Storage property in St. Louis for an undisclosed price. The 34,450-square-foot facility sits on nearly two acres near I-170 and St. Charles Rock Road. Larry Goldman of Argus brokered the transaction. Second Attic Associates LLC sold the property to St. Charles Rock Storage LLC. INB Bank provided acquisition financing.
O’FALLON, MO. — First National Realty Partners has acquired River City Marketplace in O’Fallon, about 37 miles northwest of St. Louis, for $22.5 million. A 31,000-square-foot Fresh Thyme Market anchors the 157,779-square-foot shopping center, which was built in 2004 and is currently 93 percent leased. Fresh Thyme has operated at the property since 2015. Additional tenants include Total Wine & More, Ross Dress for Less, Five Below, Kirkland’s and Kay Jewelers. There is 10,000 square feet of available space for lease. Evan Halkias, David Matheis and Link Dierks of Cushman & Wakefield represented the seller, PEBB Enterprises, which acquired the center in 2015 when it was 55 percent occupied.
KANSAS CITY, MO. — Community Builders of Kansas City (CBKC) has completed The Rochester, a $12.6 million apartment project on the city’s East Side. The 81,400-square-foot property is home to 64 units and is named after the late Rochester Charles Gatson, former CBKC president. The Rochester rounds out CBKC’s mixed-use development on Dr. Martin Luther King Jr. Boulevard, including KC Sun Fresh on the Boulevard, a grocery store now owned and operated by CBKC. Amenities at The Rochester include a fitness center, rooftop terrace and yard with grilling areas. Monthly rents start at $1,050. Straub Construction Inc. served as general contractor, and Hufft Projects was the architect. CBKC’s subsidiary, EastPointe Realty LLC, will manage the property.
