WENTZVILLE, MO. — Cambridge Air Solutions has signed a 68,605-square-foot industrial lease at 1290 Interstate Drive in Wentzville within metro St. Louis. Houston-based SparrowHawk LLC owns the 420,000-square-foot building in a joint venture with American National Insurance Co. Cambridge is a manufacturer and distributor of HVAC systems. This is the second St. Louis-area location for Cambridge, which maintains its headquarters at 760 Long Road Crossing Drive in Chesterfield. Christopher Schmidt of JLL represented Cambridge in the lease transaction. David Branding and Patrick Reilly of JLL represented SparrowHawk.

KANSAS CITY, MO. — Milhaus and Ryan Cos. have begun development of a $34.6 million apartment project in Kansas City. The 263-unit project is within the larger mixed-use development known as The Glade. Amenities will include a dog park, clubhouse, fitness center, pool and walking trail. The apartment property will offer studios, one-, two- and three-bedroom units priced from $1,100 per month. Milhaus and Ryan are co-developers while Ryan is also serving as general contractor. Other project partners include Davidson Architecture & Engineering, Helix, Taliaferro & Browne Inc., Landworks Studio, Apex Engineers Inc. and Lankford/Fender + Associates. A timeline for completion was not disclosed.

INDIANA, MISSOURI, OKLAHOMA AND GEORGIA — Stan Johnson Co. has brokered the sale of a four-property industrial portfolio totaling approximately 1.9 million square feet across four markets. The sales price was undisclosed. The properties are leased to a mix of public and private tenants. The buildings include: 2001 Commerce Parkway in Franklin, Ind.; 65 Corporate Woods Drive in Bridgeton, Mo.; 524 N. Sara Road in Yukon, Okla.; and 6878 Kelly Ave. in Morrow, Ga. Mollie Alteri, Joey Odom, Mike Sladich, Maggie Holmes and Michael Watson of Stan Johnson represented the seller, an institutional advisor based in New York. The buyer was a Dallas-based institutional investor.

ST. LOUIS — IMPACT Strategies has broken ground on 2200 LaSalle at Lafayette Square, a 128-unit luxury apartment development in the historic Lafayette Square district of St. Louis. The $25 million project is a redevelopment of a 12-acre industrial site. Cornerstone Development and Chouteau Avenue Partners are the developers while HOK Architects is the project architect. The five-story property will include a two-story parking structure. An amenity deck level will include a private bar, clubroom and fitness area, as well as an outdoor space with a pavilion, fire pit, grilling station and pool. Completion is slated for mid-2022.

ST. LOUIS — Contractor Clayco has launched a new subsidiary known as Clayco Design & Engineering. The addition will enhance the company’s design-build service offering and diversify its capabilities for building manufacturing, process and food and beverage plants. Based in St. Louis, Clayco Design & Engineering is led by David Mills, a former partner at The Design Group. Mills is responsible for strategy and innovation, new business development and recruiting top talent. Joe Crawford, formerly with the process technologies division of AECOM, will serve as director of operations.

DAVENPORT, IOWA AND KANSAS CITY, MO. — NorthMarq has provided $89 million in FHA financing for the recapitalization of five multifamily properties located in Davenport and Kansas City. All of the communities were encumbered with existing FHA debt and eligible for HUD’s 223(a)(7) refinance program. The refinance enabled the undisclosed borrower to capitalize on lower interest rates, extend amortization and improve property cash flow with the reduced cost of debt service, according to NorthMarq. Loan amounts ranged from $8.8 million to $21.7 million. Brett Hood of NorthMarq’s Chicago office originated the loans. Two of the properties, Bennington Ridge Apartments and Bennington Park Townhomes, are located in Kansas City. Bennington Ridge was constructed in 2000 and features 288 units while Bennington Park was built in 1988 and includes 164 units. The three remaining properties are located in Davenport. Jersey Meadows, built in 1985, features 288 units. Ashford, constructed in 2004, is home to 140 units. Built in 2004, Alexis at Perry Pointe features 192 units.

CHESTERFIELD, MO. — Brinkmann Constructors has broken ground on a Jaguar Land Rover dealership in Chesterfield, a suburb of St. Louis. Situated on seven acres, the dealership is expected to open next summer and will be the first facility owned by Imperial Motors outside the Chicago area, according to Brinkmann. The 32,000-square-foot dealership will include 18 service bays and a waiting room. Robert Flubacker Architects is the project architect.

KANSAS CITY, MO. — Berkadia has provided a $20.5 million Fannie Mae loan for the refinancing of Summit Crossing Phase II in Kansas City. The townhome-style multifamily property consists of 204 units across all phases. Amenities include two playgrounds, two pools, a business center, pickleball court, soccer field and fitness center. John Schorgl of Berkadia originated the loan on behalf of the borrower, Missouri-based Worcester Investments. The 10-year loan features a fixed interest rate with three years of interest-only payments and a 30-year amortization schedule.

BOLIVAR, MO. — White River Marine Group, which is owned by Bass Pro Shops, has purchased a 101,250-square-foot industrial building situated on 42 acres in Bolivar, about 30 miles north of Springfield. The purchase price was undisclosed. Todd Chambers of Chambers Real Estate Services LLC represented the undisclosed seller. The purchase will double the manufacturing capabilities for Bass in Bolivar where Tracker Boats are built. The company plans to add 300 jobs at the new property.

Cleveland, Milwaukee, St. Louis multifamily

In earlier research, we found that investors may find advantageous risk and reward tradeoffs during the pandemic in often overlooked Midwest secondary markets. For the most part, average rent and occupancy metrics in these markets continued to rise throughout the summer, recession notwithstanding. Together, their inviting cap rates, rising NOI and low historic income volatility form a fairly compelling investment predicate. We also found that positive performance attributes were not limited to the region’s most robust economies. Even metropolitan markets that have experienced slow demographic growth — like Cincinnati and Detroit — posted surprisingly good revenue growth. Can the same logic be extended to metropolitan areas experiencing actual demographic decline? A review of recent trends in three “high-yield” markets with negative population growth – Cleveland, Milwaukee and St. Louis – shed some light on the question.
