KANSAS CITY, MO. — Cohen-Esrey Development Group is converting a seven-story office building in Kansas City into a luxury apartment project. The first phase of construction, Midtown Plaza, will add 107 luxury one- and two-bedroom units to the Midtown area. Additional phases of construction call for retail and office space and a rooftop restaurant, as well as additional apartments and townhomes. California-based Kartel Capital purchased the property in 2008. Cohen-Esrey is the project developer and Construction Technologies is the general contractor. John Perlik and Don Coleman of CBRE Capstone arranged construction financing through Arvest Bank.

ST. PETERS, MO. — Propper Construction Services is nearing completion of 5300 Centre Apartments, a 265-unit luxury apartment complex in St. Peters, about 30 miles west of St. Louis. Slated to open this summer, the two-building property is situated at the intersection of Mexico Road and St. Peters Centre Boulevard near St. Peters City Centre Park. The buildings are connected by a covered bridge. Green space built on top of parking decks features community gardens, individual garden plots, outdoor gaming areas, grilling stations and recreational space. Other amenities include a pool, fitness center, yoga studio, dog park and pet salon. Monthly rental rates will range from $920 for studios to $2,555 for three-bedroom suites. Leasing is underway. Propper is the developer, while Zwick + Gandt Architecture is the architect and S.M. Wilson and Co. is the general contractor.
O’FALLON, MO. — Cosmos Corp., a pet care manufacturing company, has unveiled plans to expand its presence in Missouri with a $25.7 million new headquarters in O’Fallon, about 17 miles east of St. Louis. The 240,000-square-foot property will serve as the site for all administration, manufacturing and distribution operations. The new facility will create approximately 60 full-time jobs. Wentzville-based Cosmos provides a variety of pet grooming, dental and natural flea and tick products under its TropiClean and Naturel Promise brand lines. The company currently employs more than 100 people locally and has outgrown its existing facility. Its nonprofit organization, Gifts of Love, will be co-located at the new O’Fallon headquarters. Completion of the new facility is slated for early 2020.
ST. JOSEPH, MO. — Berengaria has acquired The Shoppes at North Village, a 226,000-square-foot retail power center in St. Joseph, about 55 miles north of Kansas City. The purchase price was not disclosed. The 98 percent-leased property is home to 25 tenants, including TJ Maxx, Best Buy, Michaels, Old Navy and Regal Cinema’s Hollywood Theaters. Berengaria partnered with the Africk Family Office on the transaction. This is the third asset the two groups have purchased together. Berengaria is the real estate platform of Marcus Investments.
KANSAS CITY, MO. — Love’s Travel Stops and Country Stores has purchased 20 acres from Hunt Midwest for its first Kansas City location. Love’s plans to build a 12,000-square-foot building, eight gas pumps, eight diesel bays and a Speedco service center. The property will have room for 80 cars, five RVs and 125 trucks. McDonald’s is expected to be the food concept. The property is expected to open in 2020.
PACIFIC, MO. — L. Keeley Construction and HDA Architects have completed a new corporate headquarters for ADB Cos. in Pacific, about 35 miles west of St. Louis. The project consists of a 36,852-square-foot office building and a 24,137-square-foot maintenance building. Features include exposed ceilings, concrete floors, wood-accent walls, a two-story lobby entrance and a lounge space. ADB Cos. provides solutions for the communications, utility and technology industries. ADB Cos. and L. Keeley Construction are part of St. Louis-based Keeley Cos.
NORTH KANSAS CITY, MO. — QuikTrip Corp. has purchased 2.9 acres at the southwest corner of I-35 and Amour Road in North Kansas City. QuikTrip plans to build a new facility at 1401 Armour Road to replace its existing store at 1010 Armour Road. Construction on the new store will begin soon and is a redevelopment of an old office building. David Block and Jody Minder of Block & Co. Inc. Realtors brokered the transaction.
ST. CHARLES, MO. — Several new retail tenants are slated to open this spring and summer at The Streets of St. Charles, a mixed-use community near St. Louis owned and managed by Cullinan Properties Ltd. Cherry Blow Dry Bar opened on Wednesday, March 6. Next on the list is Play Street Museum, an interactive play environment set to open on Monday, March 25. Also scheduled to open this spring and summer are Narwhal’s Crafted, a frozen cocktail bar, and YogaSix. Cullinan Properties previously announced the addition of Elekta as the newest office tenant. The Streets of St. Charles is a 27-acre mixed-use development.
KANSAS CITY, MO. — Berkadia has arranged the sale of The Landings at River Market, a 141-unit apartment property in Kansas City. The sales price was not disclosed. Located at 213 Delaware St., the property is comprised of three historic buildings known as Askew Saddlery, Volker Place and Pacific House. The buildings were originally constructed for industrial use in the mid-to-late 1800s and were transformed to residential use in the 1990s. Michael Sullivan, Brett Meinzer and Alex Blagojevich of Berkadia brokered the transaction. A joint venture between Artemis Real Estate Partners and CRES Management LLC sold the asset to California-based Canyon View Capital.
ST. LOUIS — Saint Louis University (SLU) has selected Cullinan Properties to develop a 14-acre site at the corner of Grand Boulevard and Chouteau Avenue in midtown St. Louis. The site will house an 850,000-square-foot mixed-use development adjacent to SSM Health Saint Louis University Hospital, which is under construction and slated for completion in spring 2020. The mixed-use development will connect SLU’s north and south campuses and will include retail, entertainment, restaurant, office and hotel space. Cullinan Properties is partnering with BatesForum and Clayco for design-build services. Stock & Associates Consulting Engineers Inc. will handle civil engineering services. Jim Loft, Carrie Hermann and Justin Moses of Colliers International have been selected to lead the office leasing while Patty Kueneke and Kathleen Cullinan Brill of Cullinan Properties will handle all other leasing inquiries. A timeline for construction was not disclosed.
