ST. LOUIS — Tarlton Corp. has completed construction of a $12 million parking garage in the Cortex Innovation Community within St. Louis. The new garage is five levels and offers space for 678 vehicles. Located at 4217 Custom Steel Drive, the garage is adjacent to a new multi-tenant building at 4220 Duncan Avenue that Tarlton completed in 2018. HOK was the project architect. The Cortex Innovation Community is home to 350 technology-related businesses.

CLAYTON, MO. — KBS has sold Pierre Laclede Center I & II, a two-building, 580,368-square-foot office campus in Clayton, to Lingerfelt CommonWealth. The sales price was not disclosed. Pierre Laclede Center I & II were constructed in 1964 and 1970, respectively. KBS acquired the office campus in 2010 and implemented a $19 million renovation plan in the intervening years. Amenities include an outdoor veranda/patio area, conference rooms, fitness centers, café, deli, onsite concierge and car washing. The sale included a four-level, 1,304-stall parking garage. HFF marketed the property on behalf of KBS, a California-based private equity firm that owned the asset through its KBS Real Estate Investment Trust II portfolio. The buyer is a national real estate investment management firm based in Richmond, Virginia. Current tenants include Centene, Lathrop Gage, Morgan Stanley and Dana McKitrick P.C. Additionally, The St. Louis Club, a private dining club, occupies the top floor of the property with views of downtown and the Gateway Arch. Clayton is one of the St. Louis region’s most sought-after submarkets for office space and is considered the hub of the St. Louis metropolitan area. LEE’S SUMMIT, MO. AND SHAWNEE, KAN. — Hotworx, a high intensity isometric fitness concept, has signed two long-term leases in Lee’s Summit, Mo., and Shawnee, Kan. The Lee’s Summit location will be located at 1309 NE Douglas St. and span 1,900 square feet. The studio is slated to open this summer. In Shawnee, Hotworx will occupy a 2,000-square-foot space in a Bank of America-anchored strip center. The location is also expected to open this summer. Bill Maas and Daniel Brocato of Block & Co. Inc. Realtors represented Hotworx in the lease transactions. The brokers are currently working with Hotworx to open a location in Liberty, Mo., later this year. The fitness company currently operates a studio in Lawrence, Kan.
ST. LOUIS — HDA Architects and JNS Architects have completed the design of a new $45 million AC Hotel in the Central West End of St. Louis. The seven-story building will have 192 guest rooms. The project will be situated near the BJC Institute of Health at Washington University. The development team includes Koplar Properties, Concord Hospitality Enterprises and Homebase Partners. MC Hotel Construction is the general contractor. Construction is scheduled to commence this summer.
Cushman & Wakefield Brokers Sale of 306,367 SF Shopping Center in Suburban St. Louis

ST. CHARLES, MO. — Cushman & Wakefield has brokered the sale of Mark Twain Village in St. Charles for an undisclosed price. The shopping center spans 306,367 square feet and is anchored by a free-standing Bass Pro Shops. At the time of sale, the property was 98 percent occupied. Tenants include Aldi, Duluth Trading Co., Buffalo Wild Wings, Gordman’s and a free-standing Texas Roadhouse. Evan Halkias, Michael Marks, Mark Gilbert, Kyle Pershing and David Wirth of Cushman & Wakefield represented the seller. Buyer and seller information was not disclosed.
LEE’S SUMMIT, MO. — Drake Development will break ground Friday, May 17, on Streets of West Pryor, a 70-acre, $180 million mixed-use project in Lee’s Summit. Streets of West Pryor will be situated at the intersection of Interstate 470 and NW Pryor Road, 18 miles southeast of downtown Kansas City. McKeever’s Market, the first location in the region for the grocery store, will occupy 63,000 square feet and anchor the development. At full build-out, Streets of West Pryor will feature more than 220 apartment units, a 165-room hotel and more than 160 senior living units. Indianapolis-based Pearl Cos. is developing the apartment building, which will include amenities such as underground structured parking, a swimming pool, fitness center, multiple courtyards, and first floor access to restaurants, retail and walking trails to nearby Lowenstein Park. “When people think of a mixed-use development, sometimes the end product falls short. CHESTERFIELD, MO. — Mid-America Real Estate Corp. and Pace Properties have negotiated the sale of Chesterfield Valley Square in Chesterfield, about 20 miles west of St. Louis, for an undisclosed price. The 53,928-square-foot retail center is fully occupied. Tenants include Sherwin Williams, U.S. Bank, Bar Louie, Athletico and Oishi Sushi & Steakhouse. Ben Wineman of Mid-America and Scott Seyfried of Pace represented the seller, a St. Louis-based private investor. The Staenberg Group purchased the asset.
KANSAS CITY AND RIVERSIDE, MO. — NorthMarq’s investment sales division has arranged the sale of three multifamily properties in Missouri for $10.4 million. Northcrest Apartments is a 151-unit community in Riverside. A Midwest-based buyer purchased the asset. Rock Ridge Ranch and Belton Heights are both located in south Kansas City and total 119 units. A California-based buyer purchased the properties. Jeff Lamott of NorthMarq represented the seller, Worcester Investments, in each transaction.
KANSAS CITY, MO. — Tutera Senior Living & Health Care is nearing completion of the $55 million Tiffany Springs senior living community in Kansas City. Tutera expects the 172 independent living units to be available in June, followed by 89 memory care and assisted living units in July. Community amenities at the 289,000-square-foot property include a spa, pool, outdoor courtyard, yoga studio, art studio, theater room, chapel, dog wash, concierge services and multiple dining venues. The new community will be connected via a breezeway to a rehabilitation and healthcare center that will offer short-term rehabilitation services and extended stays. ST. LOUIS — The St. Louis Cardinals and The Cordish Companies have celebrated the topping out of the PwC Pennant Building, the Class A office tower that is part of the $260 million expansion of Ballpark Village in St. Louis. The exterior structure of the 11-story building is now completed. The property is scheduled to open this summer. The office tower, designed jointly by HKS Architects, Hord Coplan Macht and Tao & Lee and constructed by PARIC Corp., will feature street-level retail, modern office amenities and more than 460 structured parking spaces. In addition, PwC will have a private rooftop deck that provides views of Busch Stadium, downtown St. Louis and the Gateway Arch. Joining PwC is investment banking firm ButcherJoseph & Co., which will occupy more than 8,000 square feet.
