The construction of 500,000-square-foot buildings suddenly ignited tenants’ interest in that space size, so much so that in the past two years Kansas City has experienced a tremendous surge in growth. In fact, Kansas City is now ranked No. 6 on the list of the top 10 U.S. industrial markets for speculative construction deliveries, according to Cushman & Wakefield. Coming off a record 5.5 million square feet of positive net absorption in 2016, the market exceeded that number by 65.7 percent in 2017 with a staggering year-end total of 9.2 million square feet of absorption. Putting that kind of tenant demand into perspective is challenging. The consensus is that while Kansas City has enjoyed a boom period for the past few years, 2018 will prove to be the best year yet. KANSAS CITY, MO. — Arbor Realty Trust Inc. has provided a $16 million Freddie Mac loan for the refinancing of Lakeview Terrace in Kansas City. The 541-unit manufactured housing community is located just north of the Missouri River. Built in 1970, the community features newly renovated mobile homes in addition to a clubhouse, basketball court, playground and two swimming pools. Jason Scott of Arbor originated the 10-year loan. The undisclosed borrower acquired the property in 2015.

MANCHESTER, MO. — Kimco Realty Corp. has sold an 89,305-square-foot retail building occupied by Kohl’s in Manchester, a suburb of St. Louis, for $8.6 million. Kohl’s has occupied the property since 1998 and recently executed a 10-year lease extension. The single-tenant building is situated on 9.5 acres at 14425 Andersohn Drive. Marc Mandel, Steve Schrenk and Danny Kaufman of HFF represented Kimco in the sale. The buyer was not disclosed.

ST. LOUIS — Digital publishing and technology firm Multiply and DNA technology company Orion Genomics have signed office leases at City Foundry in St. Louis. Together, the two companies will occupy 30,000 square feet and add almost 100 employees to the development. Previously announced leases at City Foundry include Alamo Drafthouse Theaters, Punch Bowl Social and Fassler Hall. Construction is expected to begin this summer with completion slated for the second half of 2019. Steve Smith is the developer of the $187 million mixed-use project, which involves the adaptive reuse of the former Century Electric Foundry complex. S.M. Wilson is the construction manager and Lawrence Group is the architect.

ST. LOUIS — Berkadia has arranged the sale of The Orion Apartments in St. Louis for an undisclosed price. The 178-unit apartment property features a 40,000-square-foot Whole Foods Market on the first floor. Amenities include a pool, fitness center, clubroom and electric car charging stations. Ken Aston and Andrea Kendrick of Berkadia represented the seller, Mills Properties Inc. Canada-based Brass Enterprises Inc. was the buyer.

ST. LOUIS — Tarlton Corp. has completed the renovation and expansion of the Stephen and Peter Sachs Museum at the Missouri Botanical Garden in St. Louis. The 7,000-square-foot museum is listed on the National Register of Historic Places. Tarlton expanded the main level for exhibits of artwork and other displays. A new staircase links the two floors. The addition houses new public restrooms, fire stairs and an elevator. Tarlton also restored the building’s original tile floor and stripped layers of paint from bookshelves. Insulated glass and a new HVAC system were installed. The museum and the garden opened in 1859.

ST. LOUIS — Baceline Investments LLC has acquired Grand Marketplace in St. Louis for $2.2 million. The 9,971-square-foot retail center, constructed in 2007, is located just north of Highway 40 and North Grand Boulevard. The property is fully leased to tenants such as City Gear, Instant Tax Service, Boost Mobile and Check n’ Go. Save-A-Lot and Walgreens shadow anchor the property.

KANSAS CITY, MO. — Functional 45 (F45) is opening its first Missouri location at Corrigan Station in Kansas City. The new fitness center will be located in the Corrigan Station Garage and occupy 2,319 square feet of street-level space. Set to open this summer, the center will offer F45 Training, a method of group circuit exercises that focuses on variety, high intensity and functionality. The name stands for Functional 45-minute class durations, according to F45. Molly Crawford Munninghoff and Erin Johnston of Copaken Brooks brokered the lease transaction. Corrigan Station is a mixed-use development owned by Copaken Brooks and located within the Crossroads Arts District.

KANSAS CITY, MO. — Block & Co. Inc. Realtors has negotiated the sale of Two Ten Center in North Kansas City for $2.8 million. The 15,057-square-foot shopping center is located on the northeast corner of I-29 and Armour Road. The property is 90 percent leased to tenants such as Quiznos, Care ATC, Donut King and Insure One. Max DiCarlo of Block & Co. negotiated the sale on behalf of the buyer, Mariam LLC. Block & Co. will handle leasing and property management for the center.

ST. CHARLES, MO. — Cullinan Properties Ltd. has begun development of a new 60,000-square-foot building at the Streets of St. Charles near St. Louis. The mixed-use building will feature 20,000 square feet of ground-floor retail space and 40,000 square feet of office space. Additional parking is also under construction as part of the project. The building is slated to open in spring 2019. Cullinan Properties is leasing the retail space, while Colliers International is marketing the office space for lease. Architecture firm Oculus Inc. designed the building, and the general contractor for the project is Brinkmann Constructors. The Streets of St. Charles is a 27-acre mixed-use community with retail, dining, entertainment, hospitality, multifamily and office space.
