FORISTELL, MO. — Brinkmann Constructors has completed a 127,000-square-foot cold storage distribution center for Coastal Cold Storage in Foristell, about 43 miles west of St. Louis. The facility, the first of three planned phases, was completed in nine months. Coastal Cold Storage owns and operates the property, which is situated along I-70 and features a 55,600-square-foot freezer, 29,300-square-foot cooler with a 42-foot clear height, 23,500-square-foot cold dock spanning 70 feet deep and a total capacity of 16,500 pallet positions. There is also an 8,600-square-foot office and support area.

BLUE SPRINGS, MO. — Hanley Investment Group Real Estate Advisors has brokered the sales of two adjacent retail buildings in the Kansas City suburb of Blue Springs. The sales price was undisclosed, but the combined transaction size exceeded $5 million with a blended cap rate in the low 6 percent range. The single-tenant, net-leased properties are occupied by Heartland Dental (4,200 square feet) and Starbucks (2,312 square feet). Both were constructed in 2024. Jeff Lefko and Bill Asher of Hanley, in association with Jay Ferguson of Ferguson Properties Inc., represented the seller and developer of both buildings, Ferguson Properties and Foresight Real Estate. Peter Winterling of Kidder Mathews represented the buyer of the Heartland Dental-occupied property, a private 1031 exchange investor from California’s Central Valley. John Martin of Lee & Associates represented the buyer of the Starbucks-occupied asset, a private 1031 exchange investor from Southern California.
MANCHESTER, MO. — Holland Construction Services and architect HDA have completed an exterior renovation of Mungenast Lexus of St. Louis, a 70,000-square-foot auto dealership in the western St. Louis suburb of Manchester. The project included metal cladding, dark column accents and a new entryway with a prominent Lexus logo. The building features a two-story showroom, 32 service bays, a café and car wash/detail area. HDA originally designed the facility in 2009 as the first LEED Silver-certified Lexus auto dealership in the country.
ELLISVILLE, MO. — Starbucks has opened its first location in Ellisville, a western suburb of St. Louis. The standalone property totals 2,300 square feet and serves as the newest amenity for the 227-unit MILA Apartments, which is slated to open in June. The development team for MILA, which includes Midas Hospitality and Balke Brown with its affiliates Double Eagle Development and Diamond Income Fund, also developed the building for Starbucks. The four-story MILA features units that range in size from 552 to 1,363 square feet. Work is currently focused on finalizing interior spaces. Amenities include a courtyard, pool, bocce ball, mini golf, dog park, business center and fitness room. Rosemann & Associates designed the building, and MBG is the general contractor. Leasing will begin in April and is being managed by 2B Residential.
CHILLICOTHE, MO. — Crossland Construction Co. has broken ground on the new 11,600-square-foot police department headquarters for the City of Chillicothe, located in northern central Missouri. Hoefer Welker designed the facility, which is located at 624 Cherry St. The new headquarters replaces the existing police station. Upon completion, the building will feature spacious training facilities to support officer development as well as private and open office areas. Officer resource areas will be complete with mailboxes, copy machines, radio charging stations and space for evidence processing and storage. To enhance safety, the property will feature a fully enclosed sallyport, which provides direct access to the station and holding areas. There will be dedicated space for taking public reports and conducting private interviews as well as advanced communication technologies integrated throughout. Staff will have access to an exercise room, outdoor patio space, quiet room and communal break room. Additional project partners include BHC Engineering, J&S Structural Engineers and Landworks Studio.
LEE’S SUMMIT, MO. — Prudent Growth Partners LLC has acquired Douglas Square in the Kansas City suburb of Lee’s Summit for $11.6 million. The 59,451-square-foot shopping center was built in 1999 and is home to 18 local and national tenants. The property is situated on NE Douglas Street with proximity to I-470. Prudent Growth is a private equity real estate investment company based in Chapel Hill, N.C.
ST. LOUIS — Three new tenants have signed leases at 500 N. Broadway, a 22-story office tower in downtown St. Louis totaling 416,777 square feet. St. Louis-based engineering consulting firm EDM signed a 9,430-square-foot lease to establish a new and upgraded workspace on the 12th floor. Newly formed law firm Moore, Skelton, Lindsey LLC signed a 2,543-square-foot lease and moved into its inaugural space on the 16th floor this month. Jovick Brothers, a fast casual restaurateur, inked an 1,800-square-foot lease on the ground floor. Operations for its first café began in the fourth quarter of 2024. CBRE’s Rick Messey represented the landlord in the leases. The property has undergone several renovations, including an updated lobby and common area finishes, a new larger conference facility and kitchen, full-service fitness room with new showers, lockers and equipment, a spin studio with elliptical equipment and spin bikes, and a micro-mart.
WENTZVILLE, MO. — A Block & Co. Inc. Realtors-headed investment group comprised of investors from Kansas City and St. Louis has purchased 18 acres of land at Wentzville Parkway and Will Ron Drive in Wentzville, a suburb of St. Louis. Wentzville Parkway serves as a major commercial corridor and is located near General Motors’ $2 billion manufacturing campus and Mercy’s new $650 million hospital. The development plan calls for a retail project, with over 10 acres available for ground lease or build-to-suit opportunities. Zach Albrecht and David Block of Block & Co., along with Eddie Cherry of Manor Real Estate will co-list the development. The trio also negotiated the sale on behalf of the buyer, while Danny Wappelhorst of Cissell Mueller represented the undisclosed seller.
ST. LOUIS — St. Louis-based nonprofit Gateway Arch Park Foundation has selected The Cordish Companies to redevelop the Millennium Hotel property, located at 200 S. 4th St. adjacent to the St. Louis Gateway Arch. The downtown site has stood vacant since 2014. In November 2024, the foundation issued a request for development proposals, just months after it announced that it was under contract to purchase the Millennium Hotel site. The request for proposals (RFP) allowed for either adaptive reuse of the structures on the property or demolition of the existing buildings. The three qualified responses to the RFP all called for demolition. Cordish’s nearly $670 million preliminary plan integrates 1.3 million square feet of residential, office, commercial, cultural and public spaces. Key proposed elements include upscale residential, Class A office space, public spaces, an amphitheater, food hall, event space, a potential home for Gateway Arch National Park’s archives, enhanced streetscapes, pedestrian-friendly spaces, landscaping and art installations. The redevelopment plan is scheduled for review during the Land Clearance for Redevelopment Authority board meeting on Tuesday, Feb. 25.
ST. LOUIS — LEDG Capital has begun a $5.5 million renovation of Ridge Crest Apartments, an 84-unit affordable housing community in the Marine Villa neighborhood of St. Louis. The project will preserve the apartments as affordable housing for the next 30 years. The 12-month renovation effort will update all units at the 60-year-old community, address the capital needs of its three buildings, improve amenities and strengthen security at the property. The project will also continue to support an ongoing program of supportive services, after-school enrichment and community events. The Industrial Development Authority of the City of St. Louis provided private activity bonds to support the renovation effort, while the Missouri Housing Development Commission approved Low-Income Housing Tax Credits and the U.S. Department of Housing & Urban Development approved a new project-based Section 8 contract. Citibank NA served as the primary lender, and Walker & Dunlop Inc. was the equity partner. Interior scope upgrades will include new cabinets and countertops, vinyl plank flooring, kitchen and bathroom fixtures, appliances, interior paint, new HVAC and water heating systems, new LED lighting fixtures and mobility upgrades to five units.
