KANSAS CITY, MO. — NorthMarq Capital has arranged a $4.3 million loan for the acquisition of The Devereaux Apartments in Kansas City. The 60-unit apartment property, built in 1967, is located at 3624 Warwick Blvd. Noah Juran of NorthMarq arranged the three-year loan. A bridge lender provided the loan for the undisclosed borrower.

CHARLES, MO. — St. Louis-based contractor Wiegmann Associates has completed the installation of the HVAC system at Cedarhurst of St. Charles, a new $17.5 million seniors housing community in the St. Louis metro of St. Charles. The 99,000-square-foot property features 76 assisted living units and 24 memory care units. Vermont-based Dover Development LLC developed the property, and Illinois-based IMPACT Strategies Inc. served as construction manager. The community officially opened June 25. Cedarhurst Living LLC will operate the facility.

Kansas City is in the midst of an aggressive expansion of capital investment in medical office space that is consistent with national activity. A variety of factors drive these developments, including patients’ expectations for medical care, a change in how large-scale healthcare operators view their networks and the growth of specialty practitioners. The evolution of medical space created by these forces leads to an entirely new development approach. The most obvious evidence of this change in the Kansas City market is located along the Interstate 435 corridor between State Line Road and Metcalf Avenue. Every major healthcare operator in the metro area either has an established presence there, is in the midst of an expansion project, or both. Within that area, the new medical office building for St. Luke’s Health System at Mission Farms was completed in the second half of 2016. Further west, the 76,000-square-foot Quad Six medical office building, located at 6650 W. 110th St., delivered in June of this year. ST. LOUIS — Hilliker Corp. has brokered the sale of a 33,000-square-foot office building in St. Louis for $1.5 million. The Little Bit Foundation, a St. Louis-based nonprofit organization that provides basic needs for children living in poverty, purchased the property for its new headquarters. A commercial construction company previously occupied the building and will continue to occupy a portion of the property, located at 516 Hanley Industrial Court. Hal Ball and Brennan Gaffney of Hilliker Corp. represented the seller, Kraska Enterprises. Bahn Realty represented The Little Bit Foundation.

BELTON, MO. — Christie Development has broken ground on the $63 million second phase of construction for the Belton Gateway in Belton, about 20 miles south of Kansas City. The retail property consists of more than 182,000 square feet of developable space. Infrastructure, pad site preparation and road reconstruction are underway, with the first restaurant slated to open later this year and five new retailers set to open in early 2018. The future home of Kneaders Bakery & Cafe is under construction on the southeast corner of the 47-acre, $136 million mixed-use development. Ross Dress for Less, Marshalls, Party City, Petco and Five Below will also open at the property. Phase I construction included a 58,000-square-foot Academy Sports + Outdoors, a 55,000-square-foot Hobby Lobby and two multiple-tenant retail buildings that are home to Belton Family Dental Care, Fazoli’s and Cricket Wireless.

ST. LOUIS — SVN/Infinity Commercial Group has negotiated the sale of a 105,800-square-foot office and warehouse property in St. Louis for $5.3 million. The building sits on 5.4 acres and is located at 1325 N. Warson Road. Mark Zvibleman of SVN/Infinity Commercial Group represented the seller, North Warson Associates. Tom Schenk represented the buyers, White Warson 1 LLC and WFLP LLC.

COLUMBIA, MO. — Hawthorn Bank has signed a 9,000-square-foot lease for a new bank branch in downtown Columbia. The bank will occupy the first two floors of the Plaza 807 office building once construction is complete on the new property. The five-story building, located at 807 E. Walnut St., will total 36,000 square feet. East 280 LLC owns the property. Professional Contractors & Engineers Inc. is the general contractor, while Simon Oswald Architecture is providing architectural services. Completion is slated for March 2018.

KANSAS CITY, MO. — Altus Properties and Copaken Brooks have broken ground on ARTerra, a luxury apartment complex in the Crossroads Arts District of downtown Kansas City. The 12-story building is located at the intersection of 21st and Wyandotte streets. The building will feature 126 units, consisting of a mix of studios, one-, two- and three-bedroom apartments. The property will also feature first-floor retail space and a 12th-floor amenity suite with an infinity pool. This is the first high-rise apartment building in the district, according to Coapken Brooks. JE Dunn will serve as general contractor for the project, which was designed by HOK. Completion is slated for late 2018.

CLAYTON, MO. — CA Ventures and White Oak Realty Partners have opened Two Twelve Clayton, a 250-unit luxury apartment complex in Clayton, a western suburb of St. Louis. The 26-story building is located at 212 S. Meramec Ave. Two Twelve includes studio, one-, two- and three-bedroom units ranging from 592 to 1,366 square feet. Monthly rents start at $1,706 and rise to $4,415 for the largest units. The property features 9,300 square feet of amenity space, including a rooftop deck with a resort-inspired pool, fire pit and outdoor dining area with grills, fitness center, yoga studio and resident lounge. First move-ins began earlier this month. The Habitat Co. is managing the property and overseeing leasing.

ST. LOUIS — Alterra Worldwide has purchased the historic Jefferson Arms building located at 401-415 N. Tucker Blvd. in downtown St. Louis. The company has also unveiled a $104 million renovation plan, which includes 240 apartments, a 220-room AC Marriott-branded hotel and commercial space with restaurants, retail and offices. Built in 1904 in anticipation of the first World’s Fair, the 520,000-square-foot Jefferson Arms development is a short walk from the Cardinals’ Busch Stadium, America’s Center Convention Complex, Keiner Plaza and the historic, newly renovated Arch Grounds. Amenities at the apartments will include a fitness and yoga studio, art room, music room, cinema room, karaoke room, community room, tanning salon and business center. Numerous floor plans will accommodate a variety of needs. The 18,603 square feet of commercial space located on the first floor will feature retail and restaurant space. The three restaurants include a motorcycle-inspired cafe called Motopia Café, a French and Belgian bistro called Mademoiselle Colette Brasserie, as well as George & Eddie’s Diner, serving classic comfort foods such as burgers, milkshakes and homemade pies.
