ST. LOUIS — ARCO Construction Co. is underway on The Rail, a 268-unit apartment complex in St. Louis. The 278,500-square-foot, four-story development will feature studio, one- and two-bedroom floor plans. Amenities will include a courtyard, pool, grilling area, game lounge, group fitness studio, gathering kitchen and three-story parking garage. Completion is slated for this fall. HDA was the architect for the $61 million project.

KIRKWOOD, MO. — Brinkmann Constructors has completed a 35,000-square-foot Audi dealership for Semersky Enterprises, a Chicago-based automobile retailer. The two-story property is located in Kirkwood, a western suburb of St. Louis. The project features a lower-level service drive, 18-bay service shop and second-story showroom. Brinkmann’s scope of work included the civil, landscaping and mechanical, engineering and plumbing design-build services in addition to the furniture, fixtures, signage and automotive equipment. Charles Vincent George Architects served as the project architect.
ST. PETERS, MO. — Contegra Construction has completed the first building at the $129 million Lakeside Logistics Center in St. Peters, a northwest suburb of St. Louis. NorthPoint Development is the developer. Located at 16000 Spencer Road, the 490,000-square-foot distribution center features a clear height of 36 feet, 51 dock doors, seven drive-in doors, office spaces and parking for 490 cars and 134 trailers. David Branding of JLL is handling the leasing. At full build-out, Lakeside Logistics Center will feature up to five buildings totaling 1.6 million square feet.
CREVE COEUR, MO. — Brinkmann Constructors has completed an 87,000-square-foot headquarters for First Bank in Creve Coeur, a suburb of St. Louis. The four-story building features multiple outdoor workspaces and a multipurpose “innovation hub” for team collaboration and social events. In addition to the headquarters building, the project includes a two-story, 82,000-square-foot parking garage for employee and visitor use.
KANSAS CITY, MO. — Bentley Legacy Holdings (BLH) and Pendant Capital have acquired The Raphael Hotel, Autograph Collection, in Kansas City for an undisclosed price. Bentley Legacy Group, the management arm of BLH, has immediately assumed management of the hotel. Located just off Country Club Plaza, The Raphael Hotel has been a Kansas City fixture since 1928. The property originally served as an apartment building before being transformed into a hotel in 1975. The new owners plan to renovate the guest rooms and make enhancements to the lobby and other public spaces. Chaz on the Plaza, the onsite restaurant, will continue operating. The property is designated as a Historic Hotel of America through the National Trust for Preservation and is also listed on the National Register of Historic Places.
CLAYTON, MO. — Berkadia has secured an $82.4 million loan for the refinancing of Clarendale Clayton, a seniors housing community in the St. Louis suburb of Clayton. The property offers the full continuum of care in a resort-style environment. Austin Sacco of Berkadia Seniors Housing & Healthcare arranged the financing through a national bank on behalf of the borrower, a joint venture between Harrison Street, Ryan Cos. US Inc. and Life Care Services. The floating-rate loan features five years of interest-only payments.
Washington University School of Medicine Opens $616M Neuroscience Research Building in St. Louis

ST. LOUIS — Washington University School of Medicine has opened the new Jeffrey T. Fort Neuroscience Research Building, an 11-story academic building located at 4370 Duncan Ave. in St. Louis. The project represents an investment of $616 million, according to the general contractor, locally based McCarthy Building Cos. Inc. Considered one of the largest neuroscience research buildings in the world, the facility will help accelerate research in areas that include Alzheimer’s disease and brain tumors. The project team, including architectural firms CannonDesign and Perkins+Will, designed the facility to achieve LEED Gold certification. Situated on the eastern edge of campus, the 609,000-square-foot building accommodates 1,000 faculty and staff, including 95 research teams. Additional space could be built out in the future to accommodate another 350 faculty and staff, including about 145 research teams. The building includes an 1,846-space parking structure with bicycle racks and electric vehicle charging stations, as well as an elevated pedestrian connection that links the research building to an existing parking garage. MARYLAND HEIGHTS, MO. — Northmarq has arranged the $54.1 million sale of The Flats at Dorsett Ridge in Maryland Heights, a northwest suburb of St. Louis. The 214-unit luxury apartment complex was built in 2021. The property offers one-, two- and three-bedroom units. Amenities include a pet spa, grilling stations, outdoor gaming area, fitness center, clubhouse with game room and golf simulator, coffee bar, parking garage and bike storage. Parker Stewart and Dominic Martinez of Northmarq represented the seller, Pier Property Group, a St. Louis-based developer. The buyer was a large capital group from the East Coast. David Garfinkel of Northmarq arranged a five-year acquisition loan.
WASHINGTON, MO. — Contegra Construction Co. has completed a 220,000-square-foot production facility for AZZ Precoat Metals in Washington, about 50 miles west of St. Louis. The tenant is currently installing equipment and expects to begin production at the facility in 2025. The property at 901 Waterman Drive is the first within the 115-acre Oldenburg Industrial Park. The new plant will augment AZZ’s current production capabilities for customized steel, aluminum and galvanized metal coils used in containers, buildings, housing, automobiles, product storage, appliances and HVAC. The facility features a 212,000-square-foot production zone and 8,000 square feet of office space. The production zone is served by three 30-ton overhead cranes and advanced equipment for preparing, coating, slitting and packaging aluminum coils. The property features eight loading dock bays and six drive-through bays. Joining Contegra on the project team were Vision Electric (electrical), Jarrell Mechanical Contractors (HVAC), O.J. Laughlin Plumbing Co. Inc. (plumbing) and Musselman & Hali Contractors (concrete). Contegra served as the designer and builder.
KANSAS CITY, MO. — The Kansas City Current, a professional women’s soccer team, has unveiled plans for an $800 million mixed-use project on the Missouri riverfront in downtown Kansas City. The development follows completion of CPKC Stadium, a women’s soccer stadium that seats 11,500 people, in March. According to the project team, the $120 million venue is the first soccer stadium to be designed and built exclusively for women. Partners for the mixed-use project include Palmer Square Capital Management, Marquee Development and the Port Authority of Kansas City. The stadium will anchor the mixed-use district, along with Berkley Riverfront Park and the Missouri riverfront. The development will feature hundreds of multifamily units, food and beverage offerings, and new public recreational spaces such as a new town square and a riverfront promenade. The public areas will be programmed with family-friendly events like movie nights, food festivals, fitness classes and live music.
