ST. CHARLES, MO. — IMPACT Strategies has completed Cedarhust of St. Charles, a $17.5 million seniors housing community in St. Charles. The 100-unit assisted living and memory care community is part of University Commons, a mixed-use development directly across from Lindenwood University. IMPACT served as construction manager for the 99,999-square-foot project. Dover Development was the developer. Cedarhurst’s proximity to Lindenwood University makes it the first seniors housing community in the St. Louis region to strategically locate on or near a university campus, according to IMPACT.

KANSAS CITY, MO. — Integrated Facility Services (IFS) has installed a $3.2 million plumbing system for the 51st and Oak mixed-use development in Kansas City. The eight-story, 325,000-square-foot complex includes 170 luxury apartments, a clubhouse and fitness center, student health center, Whole Foods grocery store and parking garage on a nearly three-acre site. IFS participated early in the design process, which featured virtual design and construction planning and building information modeling technology. Van Trust Real Estate is the developer, HOK is the architect and The Weitz Co. is the general contractor for the $40 million project, which is slated for completion in December.

WEST PLAINS, MO. — Mumford Co. has arranged the sale of a 62-room Ozark Hills Inn in West Plains, located in southern Missouri. The sales price was not disclosed. The property, located at 1605 Imperial Road, features a swimming pool and outside picnic area. George Arvanitis of Mumford Co. represented the seller, a local hotel and commercial real estate owner/developer, and procured the buyer, a Missouri-based hotel owner. The buyer plans to operate the hotel as a Baymont Inn under the Wyndham brand.

ST. LOUIS — Cushman & Wakefield has arranged the sale of the Chase Park Plaza Hotel in St. Louis for $87.8 million. Behringer Harvard Opportunity REIT I sold the hotel to Hospitality Properties Trust (Nasdaq: HPT). Sonesta International Hotels Corp. will operate the hotel under its new name, Chase Park Plaza Royal Sonesta Hotel. Built over 90 years ago, the historic hotel features 338 guest rooms and suites, 51 furnished executive apartments and retail space.

KANSAS CITY, MO. — Block & Co. Inc. Realtors has arranged the sale of Sherrydale Shopping Center in Kansas City for an undisclosed price. The 7,670-square-foot retail center is located on 1.3 acres at the southwest corner of 152 Highway and North Oak Trafficway. David M. Block and Jody Minder of Block & Co. arranged the sale on behalf of the sellers, Top 29 Sherydale LLC and North 152 Partners LLC. Rubenstein Real Estate Co. LLC represented the undisclosed buyer.

ST. LOUIS — Hilliker Corp. has brokered the sale of a 132,000-square-foot warehouse building in St. Louis. The sales price was not disclosed. Serioplast purchased the building with plans to convert it into a plastic bottle manufacturing plant. This will be the company’s first location in North America. Production is expected to begin in the first quarter of 2018. The building is located at 4400 Planned Industrial Drive near I-70. Chris Taff of Hilliker Corp. represented both Serioplast and the seller, Lineage Warehousing.

MARYLAND HEIGHTS, MO. — Berkadia has brokered the sale of Pheasant Run in Maryland Heights, a suburb of St. Louis. The sales price was not disclosed. The 528-unit multifamily property is located at 12302 Inletridge Drive. The building features one- and two-bedroom apartment-style units, as well as two- and three-bedroom townhomes. Amenities include two swimming pools with sundecks, a walking trail, fitness center, indoor basketball and tennis courts and a children’s play area. Ken Aston and Andrea Kendrick of Berkadia arranged the sale on behalf of the seller, Lipton Group.

LEE’S SUMMIT, MO. — Newmark Grubb Zimmer has brokered the sale of a 26,000-square-foot office building in Lee’s Summit, about 20 miles southeast of Kansas City. The sales price was not disclosed. Once fully occupied by Lafarge North America, the building is now home to nine tenants including American Family Insurance. Susan Smith, Michael VanBuskirk and Chris Robertson of Newmark Grubb Zimmer represented the seller, Jefferson Commons LLLP. A private investor was the buyer.

FENTON, MO. — Hilliker Corp. has brokered the sale of a 32,500-square-foot industrial building in Fenton, a suburb of St. Louis, for $1.7 million. The property is located at 255-273 Wolfner Drive near I-44. The multi-tenant building was 80 percent occupied at the time of sale. Scott Martin of Hilliker represented the seller, Future 44 Co. LLC, while The Johnson Group represented the buyer, E. B. Holdings LLC.

ST. LOUIS — The Opus Group, in partnership with AIG Global Real Estate, has completed Citizen Park, a 217-unit luxury apartment property in the Central West End neighborhood of St. Louis. Located at the corner of Lindell Boulevard and Euclid Avenue, the 12-story building features penthouse suites as well as one- and two-bedroom units. A third-floor amenity deck includes a fitness center, pool terrace with outdoor grilling space and fire pits, guest suites, dog wash and full-time concierge services. Orangetheory Fitness will occupy 2,700 square feet of the 10,000-square-foot retail space. Joshua Roedemeier and Nick Cascella of CBRE are marketing the remaining 7,300 square feet of retail space for lease. Opus Development Co. served as developer, while Opus Design Build served as design-builder. Opus AE Group was the architect and structural engineer of record, while ESG Architects provided conceptual design services.
