Brett Olson and Jeff Witt of Grandbridge arranged the fixed-rate, seven-year loan. A local bank provided the loan to the borrower, City+Ventures.

OMAHA, NEB. — Marcus & Millichap has negotiated the sale of a two-property multifamily portfolio in metro Omaha for $27.5 million. Built in 2000 and 2001, Northridge and Flatwater total 192 units. The communities are located 10 miles apart and feature a mix of one- and two-bedroom floor plans. Jason Hornik, Greg Parker and Kent Guerin of Marcus & Millichap represented the seller and buyer, neither of which were disclosed.

Located at the intersection of 72nd and Pacific streets, the asset is home to Aldi, Cavender’s and Kohl’s. Ember Grummons of Investors Realty represented the seller, NewStreet Properties. Jason Taylor of Equity Management Group represented the buyer, Caller Properties.

PLATTSMOUTH, NEB. — KeyBank Community Development Lending and Investment has provided a $14.3 million construction loan for the conversion of a former high school building into affordable housing in Plattsmouth, a southern suburb of Omaha. Named Lofts on Main, the project consists of the adaptive reuse of the school as well as a ground-up building. The development will include 41 units, 32 of which will be restricted to residents who earn up to 60 percent of the area median income. Ted Witt and Samantha Yates of KeyBank structured the financing. Additionally, WNC provided $7.5 million in federal low-income housing tax credit (LIHTC) and historic tax credit funding. Advantage Capital provided $3.6 million in state LIHTC and historic tax credit funding. The Nebraska Investment Finance Authority and the City of Plattsmouth also provided funds.

OGALLALA, NEB. — Marcus & Millichap has arranged the sale of a 101-room Quality Inn hotel in Ogallala, a city in western Nebraska. The sales price was undisclosed. The property is located at 201 Chuckwagon Road directly off I-80. The hotel has undergone extensive interior and exterior remodeling over the years. Neville Rustomjee of Marcus & Millichap represented the seller, a private investor, and the buyers, private investors from Washington and Wyoming.

ELKHORN, NEB. — Darland Construction Co. has broken ground on a new clinic for CHI Health in Elkhorn, about 20 miles northwest of Omaha. The 28,700-square-foot project represents Darland’s third healthcare project with Denver-based developer NexCore Group. The clinic will offer primary care, physical therapy, behavioral health services and specialty care as well as imaging services, a laboratory and retail pharmacy. Completion is slated for summer 2023.

LINCOLN, NEB. — The Annex Group has broken ground on Union at Middle Creek, a $34.4 million affordable housing community in Lincoln. The property’s 192 units will be designated for residents earning up to 60 percent of the area median income. Amenities will include a clubhouse, fitness center and nature trail. The development, slated for completion in early 2024, marks Annex Group’s first in Nebraska. Project partners include R4 Capital Funding as lending partner and R4 Capital as equity partner. The project team includes Summit LIHTC Consulting, REGA Engineering Group, Wallace Architects and NP Dodge Management Co.
