Joshua Bernard of BFG arranged the loan through a life insurance company. The borrower was a partnership between Holiday Air Owner LLC, Skyline Village Owner LLC and University Heights Owner LLC.

MINOT, N.D. — Marcus & Millichap has negotiated the sale of a 75-room MainStay Suites hotel in Minot. Jake Erickson, Jared Plamann, Brock Banken and Jon Ruzicka of Marcus & Millichap represented the seller, Minot Hospitality Partners LLC. Erickson and Plamann procured the buyer, Astro Hospitality LLC. Built in 2011, the 39,918-square-foot property sits on 1.7 acres adjacent to Dakota Square Mall.

Kraus-Anderson Breaks Ground on $78M Military Gallery at North Dakota Heritage Center & State Museum

BISMARCK, N.D. — Kraus-Anderson has broken ground on a $78 million Military Gallery at the North Dakota Heritage Center & State Museum in Bismarck. The North Dakota National Guard and the State Historical Society of North Dakota and their respective foundations are partnering on concept and design of the gallery. State government teams and representatives from military branches, tribal nations, private business, veterans’ organizations and additional public and private entities are helping to shape the content. The gallery will connect to the ND Heritage Center & State Museum on its south side. The project will offer two floors of immersive exhibits and engaging experiences that tell stories of the state’s military history from early Native American practices before statehood to today. Designed by Zerr Berg Architects and BWBR Architects, the 67,000-square-foot project features a 20,000-square-foot military gallery plus ample space for large events, a North Dakota National Guard Regimental room, expanded food service and an outdoor courtyard and amphitheater. Completion is slated for fall 2027.

Blue West Capital Arranges $6.1M Sale of Planet Fitness-Occupied Retail Property in Fargo

FARGO, N.D. — Blue West Capital has arranged the sale of a single-tenant retail property net leased to Planet Fitness in Fargo for $6.1 million. The cap rate of 6.68 percent represented the lowest cap rate recorded for a Planet Fitness facility nationally since 2023, according to CoStar. Carly Gallagher Kelly of Blue West represented the undisclosed seller. The all-cash buyer was a national real estate investment trust. The newly constructed, flagship location is operated by one of Planet Fitness’s largest franchisees, with 119 locations across 10 states. There are more than 2,600 Planet Fitness locations nationwide.

FARGO, N.D. — Marcus & Millichap has negotiated the $8.3 million sale of Comfort Suites Medical Center, an 82-room hotel in Fargo. Allan Miller, Chris Gomes, Huberth Marak and Skyler Cooper of Marcus & Millichap represented the buyer, a limited liability company, while the brokerage firm’s Jon Ruzicka assisted in closing the transaction. The buyer was part of a hospitality group completing a 1031 exchange after selling a hotel in Montana. The deal closed with conventional financing from a local lender. The property is located at 4417 23rd Ave. S.

CBRE Negotiates 199,600 SF Industrial Lease at Dakota Commerce Center in Fargo

FARGO, N.D. — CBRE has negotiated a 199,600-square-foot industrial lease at Dakota Commerce Center, a 633,200-square-foot development in Fargo. An undisclosed tenant will fully occupy Building 3. Chance Lindsey and Kyle Ferderer of CBRE represented the owner and development partners, Hyde Development and Gremada Industries. The industrial park is now fully leased. Construction on the Class A, four-building development began in 2021, with Building 1 delivered in 2022. Buildings 2 and 3 were completed in 2023 and 2024, respectively. Building 4 is currently under construction and slated for completion this fall.

FARGO, N.D. — Gindi Equities has acquired Amber Valley Apartments in Fargo for an undisclosed price. The acquisition marks the firm’s fourth Fargo market purchase in under 12 months. The seller, Property Resources Group, will continue to manage and service the asset. Constructed in 2001, Amber Valley Apartments comprises 162 units that range from one- to three-bedroom layouts. Gindi plans to launch a renovation program at the property, upgrading both interior spaces and common areas.

MINNESOTA AND NORTH DAKOTA — Cushman & Wakefield has brokered the sale of a portfolio of 601 recently developed build-to-rent homes located throughout the Fargo/West Fargo/Moorhead metro areas in the bordering states of North Dakota and Minnesota. The sales price was undisclosed, but the price is the highest valued multifamily sale in North Dakota’s history, according to Cushman & Wakefield. Units range from three to five bedrooms, and the homes average 7.2 years old. Kevin Phelan, Pat Knowlton and Jeff Dimmen of Cushman & Wakefield, along with Jennifer Stein Real Estate Inc., represented the seller, Meridian Mortgage LLC. An affiliate of Christianson Cos. was the buyer.

Designed by ICON Architectural Group, the 80,000-square-foot project consists of HVAC upgrades to both ice arenas, including new air conditioning at the Vet’s 1 Arena for non-ice event use during the summer. Additional improvements include renovations to the four locker rooms, modifying bleachers for handicap access and the addition of surveillance and access control systems. Completion is slated for October.

Property Resources Group was the seller. The transaction marks Gindi’s third investment in the Fargo market. Gindi plans to make interior refurbishments, such as updating kitchen and bathroom features as well as revamping common spaces and outdoor amenities. Constructed in 2002, Amber Crossing features one- to three-bedroom units and is located just off I-29.

Kraus-Anderson Completes $42.5M Bismarck State College Advanced Technology Center in North Dakota

BISMARCK, N.D. — Kraus-Anderson has completed construction of a new polytechnic education center at Bismarck State College (BSC) in North Dakota. Built on a greenfield site, the $42.5 million project is the only polytechnic education facility in the region, according to Kraus-Anderson. Designed by ICON Architectural Group, the 89,486-square-foot BSC Advanced Technology Center features two flex labs. The three-story building, connected by a skywalk to the BSC National Energy Center of Excellence, also houses a live event venue, digital hive and security operations center. Construction began in October 2022. A ribbon cutting ceremony will take place in March.

WNC, BlueLine Break Ground on 110-Unit Affordable Housing Development in Fargo, North Dakota

FARGO, N.D. — WNC & Associates and BlueLine Development, along with partner Fargo Housing Redevelopment Authority, have closed a deal to commence construction on Lashkowitz Riverfront Apartments, a 110-unit affordable housing development in Fargo. The new project will replace an older affordable housing community on the same lot. Once the tallest building in Fargo, the previous 22-story property lost its efficiency, was vacated and demolished by implosion in September 2023. The new development will feature four upper levels of affordable housing and a ground floor with commercial space. Amenities will include community rooms, lounges, a rooftop patio, exercise room and free laundry. As a fully Section 8 community, Lashkowitz Riverfront Apartments will serve families earning between 30 and 50 percent of the area median income. The unit breakdown includes 52 one-bedroom units, 36 two-bedroom units and 22 three-bedroom residences. The property will overlook the Red River in the middle of downtown Fargo, bordering the Minnesota state line. The deal was structured with 4 percent and 9 percent Low-Income Housing Tax Credits, with financing from the North Dakota Housing Finance Agency Housing Trust Fund and Fargo Housing Capital Fund. Completion is slated for December 2025.

FARGO, N.D. — Gindi Equities has acquired Timber Creek Apartment Homes, a 252-unit apartment community in Fargo. The purchase price was undisclosed. Built in 2015, the property at 4720 Timber Parkway South offers one- to three-bedroom units. Amenities include a playground, beach volleyball court and a pergola grilling area. Gindi plans to implement interior upgrades, including the installation of new features and fixtures to apartment kitchens and bathrooms. Common areas and grounds will also be renovated, and new exterior amenities will be added. Gindi acquired the asset from Property Resources Group, which will continue to manage and service the asset. The purchase marks Gindi’s second acquisition in the Fargo market.

MINOT, N.D. — Kraus-Anderson has completed construction of a $116 million high school located at 2000 21st Ave. NW in Minot, a city in central North Dakota. The school opened its doors to approximately 1,000 students and teachers in August. Construction lasted two years. The project involved the redevelopment of a former call center that was owned by Cognizant before it sold to the school district. Kraus-Anderson renovated the building into classrooms and offices and constructed a connecting addition. Designed by Ackerman-Estvold, the 275,259-square-foot school features music and tech classrooms, gymnasiums and a kitchen and cafeteria. Outside, the school includes a turf field stadium with a track and grass practice fields. Construction on a pool and auditorium is slated for completion in December.

FARGO, N.D. — Kraus-Anderson has begun construction of the new $78 million Bolley Agricultural Research Laboratory at North Dakota State University (NDSU) in Fargo. The project is located on a greenfield site on the western edge of the university’s campus. Named after an early NDSU agricultural research pioneer, Henry Bolley, the 170,700-square-foot building marks one of the largest capital projects in the university’s history. The facility will feature dedicated spring wheat, durum and winter wheat lab spaces for North Dakota wheat producers. The research lab’s programs will also include plant pathology, plant breeding, weed science, agronomy, soil science and horticulture. Designed by JLG Architects and Clark & Enerson, the facility will include three 10,000-square-foot green houses; horticulture and plant science labs; seed coolers and freezers; seed drying line; and seed cleaning, processing and storage areas. Completion is slated for fall 2026.
