When talking about the retail sector, the economy has to be part of the conversation. Trends in retail concepts follow consumer behavior. In 2010, when the recovery began, wealthy consumers were the first to return to the marketplace. Not surprisingly, luxury retail concepts followed these wealthy shoppers. To appeal to consumers who were experiencing a slower recovery and to address the concerns of consumers who were still budget-conscious coming out of the downturn, discount retailers and off-price concepts also flooded the market at the same time. CINCINNATI — Gramercy Property Trust has closed on the sale of a three-building office portfolio in Cincinnati for $87 million, the equivalent of $161 per square foot. McAuley Place and Landings I & II were 96 percent occupied at the time of sale. The exit cap rate was 9 percent based on the existing net operating income. The buyer in the transaction was undisclosed.
LANCASTER, OHIO — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has brokered the sale of a 229,142-square-foot shopping center in Lancaster. River Valley Plaza sold for $15.8 million. The seller was a Columbus-based owner, and the buyer was a Canadian investment group. The property is located at 1300 River Valley Blvd. and is 97 percent occupied with 82 tenants. Target, Hobby Lobby and T.J. Maxx anchor River Valley Plaza and collectively occupy 80 percent of the center’s gross leasable area. Target has been a tenant since 1994, and Hobby Lobby recently extended its lease into 2025. T. J. Maxx just signed on for an additional five years. Subway has occupied space in the shopping center since 1990. Erin Patton, Craig Fuller and Scott Wiles represented the seller and procured the buyer.
GRANDVIEW HEIGHTS, OHIO — The developer of Grandview Yard has signed eight new tenants who will collectively occupy over 24,000 square feet of space. Grandview Yard is a mixed-use development outside of Columbus that is situated on 125 acres and will encompass 1.2 million square feet of retail, restaurant, grocery, hospitality and residential space once completed. New tenants who have inked a deal at Grandview Yard include: Hilliard Lyons: 2,900 square feet at 800 Yard St. Unum Life Insurance Co.: 6,300 square feet at 800 Yard St. Seamless Logistics: 3,400 square feet at 775 Yard St. Columbus Hospitality Management: 3,400 square feet at 775 Yard St. United States Navy: 2,200 square feet at 845 Yard St. Northeast Family Dental Associates: 2,000 square feet at 845 Yard St. FKP Architects Inc.: 1,900 square feet at 845 Yard St. Executive Eye Care LLC: 2,000 square feet at 895 W. COLUMBUS, OHIO — Grandbridge Real Estate Capital has arranged a $3.5 million supplemental mortgage loan for a 250-unit multifamily property in Columbus for an undisclosed borrower. The Orleans is a Class A apartment complex that features a movie theater, car wash center, laundry facility, business center, furniture rental service and valet dry cleaning service. Grandbridge Real Estate Capital arranged the loan, which features a six-year term and 30-year amortization schedule, through Freddie Mac. Ted Schmidt of Grandbridge Real Estate Capital arranged the financing.
COLUMBUS, OHIO — Grandbridge Real Estate Capital has arranged a $24.9 million refinancing loan for a multifamily property in Columbus. The Charleston is a 287-unit, Class A apartment complex that features amenities such as a laundry facility, valet dry cleaning, swimming pool, fitness center, business center, dog park, car detailing area, sand volleyball court, shuffleboard courts and a picnic area with gas grills. The loan includes 12 months of interest-only payments, a 15-year term and a 30-year amortization schedule. WEST CHESTER, OHIO — CBRE has arranged the sale of 9.1 acres of land in West Chester, approximately 22 miles north of Cincinnati. Becknell Industrial acquired the property from IDI Gazeley and plans to build a 138,750-square-foot industrial building on the land. The plot of land is located at the corner of Union Centre Boulevard and LeSaint Drive and is part of Port Union at Union Center, a master-planned park. Construction is scheduled to start this spring. Jeremy Kraus of CBRE represented the seller in the transaction. CBRE will also market the property on behalf of Becknell.
MAYFIELD HEIGHTS, OHIO — Alpine Realty Capital LLC has brokered the sale of a Staybridge Suites hotel in Mayfield Heights, approximately 22 miles east of Cleveland. A local developer sold the asset to Arbor Lodging Group for an undisclosed price. The 123-room extended stay hotel opened in 2007 and is located at 6103 Landerhaven Drive. Arbor Lodging Group plans to renovate and upgrade the guestrooms, public areas and hotel exterior. The hotel features a meeting room, outdoor pool and breakfast area. MONROE, OHIO — CBRE has arranged a 218,704-square-foot industrial lease at a building within Park North at Monroe. Hagemeyer North America, a distributor of industrial maintenance, repair and operations products, will lease the remaining space in the 649,312-square-foot Building 4. Park North at Monroe is a master-planned park located midway between Cincinnati and Dayton. Additional tenants at the park include SSB Manufacturing, Cornerstone Brands, Home Depot and UGN Inc. Jeremy Kraus of CBRE represented the building’s developer, IDI Gazeley, in the transaction. MAYFIELD HEIGHTS, OHIO — Senior Living Investment Brokerage Inc. (SLIB) has arranged the sale of Gates Mills Club, an independent living community in the Cleveland suburb of Mayfield Heights, for $12 million. Gates Mills contains 120 units and is located on a 1.7-acre plot. At the time of sale, the community was 88 percent occupied. The sales price, which equates to $100,000 per unit, represents a 6.7 percent capitalization rate. The community was built in 1979 as an assisted living facility. The seller, a private owner based in California, bought and remodeled the property for independent living in 2008. The buyer, also a private owner, is based in Kentucky.
