OAK CREEK, WIS. — Froedtert Hospital & the Medical College of Wisconsin’s Drexel Town Square Health Center has opened in Oak Creek, about 12 miles south of Milwaukee. Developed by HSA PrimeCare, the health center spans 109,000 square feet and includes a 425-space parking garage. The property is home to family and pediatric medicine, obstetrics and gynecology, urgent care and specialty care. The facility also includes an outpatient surgery center, cancer center, pharmacy and lab services. Dual-access exam rooms and an oval-shaped shared workspace for hospital staff and doctors help cut down on wait times.

MAPLE GROVE, MINN. — TOLD Development Co. has sold The Shops at Wedgwood in Maple Grove for an undisclosed price. The 32,000-square-foot retail center is located at the intersection of Interstate 494 and Bass Lake Road. The property, developed in two phases in 2006 and 2014, is fully leased to tenants such as The Original Pancake House, Jimmy John’s, Pizza Hut, Bruegger’s Bagels, Caribou Coffee, RTaco, Fantastic Sam’s, Solo’s Pizza Café and Metro Dentalcare. Upland Real Estate Group represented TOLD in the sale. An institutional investor was the buyer.
MISSION, KAN. — Block & Co. Inc. Realtors has brokered the sale of a restaurant building formerly occupied by Runza in Mission, just south of Kansas City. The sales price was not disclosed. The 2,515-square-foot property is a pad site near the Mission West Shopping Center. David Block, Alex Block and Max Kosoglad of Block & Co. negotiated the transaction on behalf of the buyer, an investment group managed by Block & Co. The team manages the property and is in the process of leasing the space to a replacement restaurant concept.
OMAHA, NEB. — The Noddle Cos. has been selected to develop the new corporate headquarters for Kiewit Corp. in north downtown Omaha. The office building will range from 165,000 to 185,000 square feet. HDR designed the project, which also includes a parking garage for 650 cars. Construction costs are estimated at $76 million. The new headquarters for the construction and engineering organization will be situated across the street from Kiewit University. Construction is scheduled to begin in October and finish in 2020.
MINNEAPOLIS — University Partners has received a $49 million loan for the acquisition of Stadium View in Minneapolis near the University of Minnesota. The student housing property consists of 956 beds within 277 units. Located at 2508 Delaware St., the nine-story property features a mix of studio, one-, two-, three- and four-bedroom units that average 1,102 square feet. Amenities include a 24-hour concierge desk, private study rooms, tanning beds, game room, yoga studio and fitness center. Doug Opalka and Jules Sherwood of HFF originated the 10-year Freddie Mac loan.
SKOKIE, ILL. — American Landmark Properties has completed the lease-up of its Illinois Science + Technology Park (ISTP) in Skokie, a northern suburb of Chicago. Vetter Pharma International USA and Charles River Laboratories International recently signed lease expansions. Vetter now occupies a total of 49,000 square feet, and Charles River has expanded to 34,056 square feet. American Landmark acquired the 24-acre research, lab and office campus one year ago when it was 86 percent leased. The real estate investment group plans to redevelop an existing 130,000-square-foot building located within ISTP at 8030 Lamon Ave. Five other build-to-suit sites provide a total development capacity of an additional 1.3 million square feet, according to John Roeser, executive vice president of American Landmark. Scott Brandwein and David Saad of CBRE are the leasing agents for ISTP.
FARGO, N.D. — Dougherty Funding LLC has provided a $25.2 million loan for the refinancing of a five-property retail portfolio in both North Dakota and South Dakota. The unnamed properties total 222,945 square feet and are located in Fargo and Grand Forks, N.D., as well as Sioux Falls, S.D. Dougherty’s Minneapolis office served as lead lender and servicer for the loan. The borrower was not disclosed.
WHITE BEAR LAKE, MINN. — Marcus & Millichap has arranged the sale of Oak Ridge Centre in White Bear Lake, 20 miles northeast of Minneapolis, for $3.3 million. The 23,641-square-foot office property is located at 4801 Highway 61 N. Tenants were not disclosed. Michael Ahles of Marcus & Millichap marketed the property on behalf of the seller, a partnership. Ahles also secured the buyer, a local private investment group.
PLEASANT PRAIRIE, WIS. — CTDI has signed a 166,620-square-foot industrial lease at Majestic Badger Logistics Center in Pleasant Prairie, about 37 miles south of Milwaukee. The global engineering, repair and logistics company will occupy the space within the 424,164-square-foot Building 1. Features of this building include a clear height of 36 feet, ESFR sprinkler system, large truck courtyard, 292 car parking spaces and office space. CTDI is the first tenant within the industrial park, which is owned by Majestic Realty Co. John Morrissey of Jackson Cross Partners represented CTDI in the lease transaction.
NORTH CANTON, OHIO — Combi Packaging Systems LLC has signed a 156,000-square-foot lease at 6299 Dressler Road N.W. in North Canton, about 20 miles south of Akron. The facility will serve as Combi’s new corporate office and house its manufacturing, engineering and management departments. A joint venture company with 3M Packaging Systems Division and the MJ Maillis Group, Combi is a manufacturer of end-of-line packaging equipment. Herb Verderber of CBRE represented the tenant in the lease transaction. Sean Sanford of CBRE represented the landlord, One Whipple Co. LLC.
