SOUTH BEND, IND. — Asset Campus Housing has been awarded the management of two adjacent student housing properties in South Bend near the University of Notre Dame. The 221-bed Campus Court features a mix of one-, two- and three-bedroom units while the 330-bed Campus View features one- and two-bedroom units. Each community includes amenities such as a yoga studio, study room, game room, fitness center, outdoor grilling area and volleyball courts. Property owners were not disclosed.

WICHITA, KAN. — Contractor Rock Enterprises is converting a 12,674-square-foot historic building into a multi-tenant office and retail development. Built in 1911, the property is located at 930 W. Douglas Ave. in Wichita’s Delano District. Property suites will range from 1,200 to 3,500 square feet in size. The building will have a common kitchen, lounge area and conference room. Jeff Englert and Nathan Farha of NAI Martens, the leasing agents for the property, have negotiated leases for No Coast Salon and Point Guard Management. No Coast Salon will occupy 1,245 square feet of ground-floor retail space while property management firm Point Guard Management will occupy 1,337 square feet on the second level. 3 Ten studio is the architect for the project.
MUNDELEIN, ILL. — Entre Commercial Realty has negotiated a 30,000-square-foot industrial lease on behalf of Ancient Graffiti Inc. in Mundelein, a northern suburb of Chicago. The 60,000-square-foot distribution facility is located at 1700 S. Butterfield Road. Ancient Graffiti develops handcrafted garden and home décor. The company will be relocating from its current facility in Lake Zurich. Brian Bocci of Entre Commercial represented the tenant in the lease transaction. CBRE represented the undisclosed landlord.
MILWAUKEE — Spaces has signed a 43,000-square-foot office lease at 1433 N. Water St. in downtown Milwaukee. This will be the first Milwaukee location for the co-working company. The fourth- and fifth-floor space will feature a business club, private offices and desks. Members will also have access to a rooftop patio, meeting rooms and other amenities. A project of Wangard Partners, the 115,600-square-foot property is a redevelopment of the former Laacke & Joys building. INDIANAPOLIS — Walker & Dunlop Inc. has arranged a $17.3 million loan for the construction of Oasis at 56th in Indianapolis. The 124-unit affordable assisted living facility will be located on three acres at 4940 W. 56th St. The property will feature 73 one-bedroom units and 51 studios. Amenities will include a dining area, exercise room, café and laundry facilities. Jeff Lawrence and Matt Baptiste of Walker & Dunlop arranged the 40-year HUD loan on behalf of the borrower, Integral Community Development.
TOLEDO, OHIO — Hunt Mortgage Group has provided a $9.7 million Freddie Mac loan for the acquisition of Jamestown of Toledo Apartments. Constructed in 1965, the 204-unit multifamily property comprises 19 buildings. The property features a mix of one-, two- and three-bedroom units. Jamestown Apartments 17 LLC, an entity fully owned by Watermark Partners Fund IV LLC, was the borrower. Watermark is a Michigan-based firm that owns and operates multifamily properties throughout the Midwest.
BENSENVILLE, ILL. — Concepts in Flooring has signed a 13,191-square-foot industrial lease at 628 Thomas Drive in Bensenville near the Chicago O’Hare International Airport. The flooring installation company is based in Addison. Jay Farnam of Lee & Associates represented the tenant in the lease transaction. Venture One is the property landlord.
PORTAGE, IND. — Healthy Smiles Northwest Indiana will open a 2,000-square-foot location at the Promenade at Founders Square in Portage. The dental practice will join Big Time Burgers and Brew and the Greater Portage Chamber of Commerce as tenants at the mixed-use development, which includes residential units. Holladay Properties provides leasing and property management services for the Promenade at Founders Square, which is owned by an investment group led by the Portage office of Holladay Properties. Michael O’Connor of Holladay Properties represented the building ownership group in the lease transaction with Healthy Smiles.
The industrial sector remains the prime beneficiary of the numerous technological shifts occurring throughout the economy. E-commerce continues to fuel demand for distribution and warehouse space in the national industrial sector. The Wichita market remains focused on the aerospace cluster, advanced manufacturing and the growing advanced materials sector to sustain and grow the industrial segment. The current supply pipeline is to remain about the same as it has over the past couple of years, with over 726,000 square feet under construction at the end of the first quarter and many new large developments announced. Net absorption is expected to occur at a steady pace, resulting in lower vacancies around 6 to 7 percent. Average asking rental rates grew to $4.38 per square foot for general industrial space and $10.26 per square foot for flex space as of the end of the first quarter. This growth will accelerate further as the market continues to tighten through 2018. DETROIT — The Michigan Strategic Fund has provided the final approval for Bedrock’s use of the MIthrive financing tool, clearing the final hurdle that locks in $2.1 billion in new investment in downtown Detroit for four projects. Plans call for redevelopment of the iconic Hudson’s site, transformation of the Monroe Blocks site, restoration of the historic Book Building and Book Tower, and expansion of One Campus Martius building. The projects are expected to create a total of 22,000 jobs, of which 15,000 are construction-related and 7,000 are permanent. The State of Michigan is estimated to capture a $2.5 billion increase in tax revenue, according to Bedrock. Construction has already begun on Hudson’s and Book Tower.
