The Minneapolis retail market ended the second quarter with a vacancy rate of 3.1 percent. The freestanding retail segment (buildings not contained within a shopping center) posted a vacancy rate of 1.8 percent. Over the past year, there has been a pattern of positive absorption in the market. The average quoted asking retail rental rate at the end of the second quarter was $13.94 per square foot. Comparably, a year ago this rate was $13.29 per square foot. Meanwhile, construction of retail properties has been on an upward climb. Within the past four quarters, 1.2 million square feet of retail space has been built, and there is an additional 892,910 square feet in progress, according to CoStar Group. Net absorption continues Retail net absorption was moderate in Minneapolis in the second quarter of 2017, totaling 484,120 square feet. That’s up from 135,536 square feet of positive absorption in the first quarter and 366,652 square feet in the fourth quarter of 2016. CLEVELAND, OHIO — The MetroHealth System has selected Hammes Co. to collaborate on a $1 billion healthcare campus expansion in Cleveland. The cornerstone of the project will be a new 12-story hospital tower with 270 private rooms. The tower will also house an extensive range of departments. Other project plans include the construction of a connector building to the existing critical care pavilion, a parking garage, new loading dock, central utility plant and helipads. The project is expected to take six years to complete. Hammes is a healthcare project management firm that provides strategic planning, implementation and development services for capital construction projects.

CINCINNATI AND EASTON, OHIO — 90 North Real Estate Partners LLC has acquired two office properties in Cincinnati and Easton for $140 million. 90 North partnered with Sidra Capital for the acquisition of Mercy Health’s corporate headquarters in the Bond Hill neighborhood of Cincinnati. The 368,447-square-foot building, completed in April 2016, is located at 1701 Mercy Health Place. Chicago-based Verus Partners was the developer and the seller of the property. In partnership with KAMCO Investment Co., 90 North also acquired a 215,000-square-foot office building in Easton, a suburb of Columbus. Abbott Nutrition, a pharmaceutical company and division of Abbott Laboratories, leases the Class A property on a triple net lease for 15 years. The building, located at 2900 Easton Square Place, features 54,000-square-foot floor plates, parking for 1,075 vehicles and a cafeteria. The Georgetown Group was the seller.

CHICAGO — Foresite Realty Partners LLC has arranged the sale of 215 W. Ohio St. in Chicago for an undisclosed price. The 47,880-square-foot office building is located in the heart of the River North neighborhood. Ryan Nelson of Foresite Realty represented the undisclosed seller. Tyler Hague of Colliers International represented the buyer, an entrepreneurial real estate investor with other holdings in Chicago.

LAKEVIEW, ILL. — Advocate Health Care has leased a former Sports Authority property in Lakeview. The healthcare company plans to convert the space, located at 3154 N. Clark St., into a new medical office center. Advocate has leased the entire property, which includes 40,400 square feet of ground-floor space, 10,100 square feet of basement space and a two-story parking facility for 115 vehicles. The new location will house clinical and ancillary operations including internal medicine, cardiology, cardiac testing, obstetrics, endocrinology, neurology, X-ray and laboratory services. Demolition and construction is underway, with completion slated for early 2018. Next Realty LLC is the property landlord. WHITESTOWN, IND. — Dora Hotel Co. LLC has partnered with Anson Hospitality LLC to manage the Hampton Inn in Whitestown, about 25 miles north of Indianapolis. The 92-room hotel is located at 6005 Main St. near I-65. The hotel features banquet meeting space, a pool, fitness center, on-site convenience store and business center. The two companies also operate a Holiday Inn Express & Suites in Carmel.

CHICAGO — Tribune Real Estate Holdings, a subsidiary of Tribune Media Co., has unveiled the master plan for its redevelopment of 777 and 700 W. Chicago Ave. Architecture firm Solomon Cordwell Buenz designed the plan, which will convert 37 acres of underutilized industrial land into a new neighborhood known as the River District. The area extends Chicago’s downtown district and establishes a natural connection between The Loop, River North, Fulton Market and River West. The mixed-use development at 777 will include 5,900 residential units and 9 million square feet. Pending city approval, Phase I of redevelopment is slated for completion in early 2020.

BEAVERCREEK, OHIO — Colliers International has brokered the sale of a four-building office portfolio in Beaver Creek, an eastern suburb of Dayton, for $17.7 million. The properties include: 3610 Pentagon Blvd., 3685 Hibiscus Way, 3725 Pentagon Blvd. and 2601 Commons Blvd. The buildings, totaling 143,802 square feet, are currently 85 percent occupied. Jeff Johnston, Steve Timmel and Chris Prosser of Colliers represented the seller, Mills-Morgan Development Ltd. Ger Reb Realty LLC purchased the portfolio.

INDIANAPOLIS — Darwin Realty has arranged the sale of a 121,800-square-foot industrial building in Indianapolis for an undisclosed price. The property is located at 9710 Park Davis Drive. The buyer, a Midwest-based manufacturer and distributor of food products, will use the facility to expand production capacity. The building features 28-foot clear heights and a fully air-conditioned warehouse. The facility is expandable to accommodate future growth. WAUKEGAN, ILL. — Eagle Foods has signed a 98,251-square-foot industrial lease at Delany Commerce Center in Waukegan. The manufacturer and distributor of household food products will occupy the property in December after an interior build-out is completed. The 218,500-square-foot building, located at 2431 Delany Road, is now fully leased and is the first distribution facility at Delany Commerce Center. Chicago-based HSA Commercial Real Estate developed the center in partnership with Washington Capital Management Inc. Tim Thompson of HSA represented ownership in the lease transaction.
