OVERLAND PARK, KAN. — Block & Co. Inc. Realtors has brokered the sale of a 2,448-square-foot retail property occupied by Panda Express in Overland Park. The sales price was not disclosed. The property is located within Glenwood Plaza Shopping Center at 9090 Metcalf Ave. Other tenants at the shopping center include Walmart, TJ Maxx, Dollar Tree and Subway. Alex Block and David M. Block of Block & Co. brokered the sale on behalf of the seller, Glo-Rae Glenwood LLC. Block & Co. is the leasing and property management company for both the shopping center and the Panda Express property.

UNIVERSITY PARK, ILL. — Clayco Inc. has completed construction of a Georgia-Pacific distribution facility at Gateway 57 Industrial Park in University Park, about 38 miles south of Chicago. The 1 million-square-foot facility is a joint venture between CRG and Venture One along with design-build firm Clayco and its subsidiary Forum Studio. The investment will allow Georgia-Pacific to expand capabilities in University Park, where the company previously operated out of a 700,000-square-foot facility. The distribution center will be used to supply paper goods for commercial and recreational use for some of Georgia-Pacific’s largest clients, including Walmart and Costco. The building features 36-foot clear heights, 100 dock doors and two drive-in doors.
TERRE HAUTE, IND. — Dora Hotel Co. LLC and Gibson Development LLC are developing a Home2 Suites by Hilton in Terre Haute, located in western Indiana. The 91-suite, extended-stay hotel will be located at 2625 S. Sycamore Crossing St. Amenities will include Wi-Fi, pool and deck, fitness room, guest laundry, grilling patio and outdoor lounge. The lobby will feature an open-area floor plan known as the Oasis, designed to alternate between a breakfast area and a workspace. First Financial Bank NA is providing construction financing. Completion is slated for September 2018.
KANSAS CITY, MO. — Dejana Truck & Utility Equipment has signed a 90,000-square-foot industrial lease in SubTropolis within Kansas City. The automotive equipment manufacturer will run a new Ford Transit and Ford F-150 upfitting operation at the underground business complex. The New York-based subsidiary of Douglas Dynamics Inc. (NYSE: PLOW) will also lease two additional acres in SubTropolis for vehicle staging. Dejana manufactures van partitions, racking systems and hauling systems for aftermarket installation on commercial vans and trucks. Hunt Midwest owns the property.
ELMHURST, ILL. — Euroview Enterprises LLC has entered into a 47,861-square-foot industrial lease in Elmhurst, about 18 miles west of Chicago. The manufacturer and distributor of glass shower doors will occupy the space at 342 Carol Lane. The company is moving from a nearby location at 420 W. Wrightwood Ave. Adam Haefner and Zeke Rowan of Darwin Realty represented the landlord, an institutional investor. Justin Lerner of Transwestern represented the tenant.
HAMMOND, IND. — Associated Bank has provided a $3.1 million loan for the acquisition of a 1.4-acre land site located at 7905-17 Indianapolis Blvd. in Hammond, about 25 miles southeast of Chicago. The borrower, GW Properties, plans to build a multi-tenant retail building at the site. The 9,250-square-foot building will be divided into four retail spaces. Completion is slated for the second quarter of 2018. Brian Rogan of Associated Bank originated the loan.
VALPARAISO, IND. — Berengaria Development LLC has acquired Porter’s Vale Shopping Center in Valparaiso in northwestern Indiana for an undisclosed price. The 277,059-square-foot shopping center is located along Highway 49. The property was 96 percent leased at time of purchase to tenants including Dick’s Sporting Goods, Five Below, Home Goods, Hobby Lobby, Party City, Cinemark, Kirkland’s, Gordman’s, McAllister’s Deli, Massage Envy and Mattress Firm. A 103,000-square-foot J.C. Penney shadow anchors the property. A 190,000-square-foot Meijer store will be completed in summer 2018. Paul Barile of Transwestern represented the undisclosed seller in the transaction.
MADISON, WIS. — National Specialty Insurance (NSI) has commissioned The Gialamas Co. and The Livesey Co. to develop a 150,000-square-foot office building in Madison. The building will accommodate NSI’s current space needs of 80,000 square feet, while also providing it with the opportunity to expand to 150,000 square feet. The building will be located in the last large remaining parcel of Old Sauk Trails Office Park. In addition to being a tenant in the building, West Bend Insurance (NSI’s parent company) will also be a 50/50 partner in the building. Iconica will oversee design and construction of the building, which is slated for completion in December 2017. NSI will occupy the property in January 2018. NSI offers insurance products for child care, social services, detective and security programs.
O’FALLON, MO. — McGrath & Associates has completed construction of a neonatal intensive care unit (NICU) within the Childbirth Center at Progress West Hospital in O’Fallon. The eight-bed NICU will allow the hospital to care for premature babies born as early as 32 weeks after pregnancy. The NICU features eight newborn intensive care beds throughout a special care nursery, procedure room and baby nursery. Fox Architects was the project architect.
CINCINNATI — OnSite Retail Group will oversee leasing of the retail portion of The District at Deerfield, a $140 million mixed-use development in Cincinnati. The development spans 28 acres between Mason-Montgomery Road and Wilkens Boulevard. In partnership with Deerfield Township, the property will feature a community park. The green space’s town-square design will be surrounded by dining and retail establishments. The developer, Silverman & Co., will break ground on the project’s initial residential components later this fall. The property will feature 242 luxury apartments in four buildings, along with a pool, clubhouse and leasing office.
