The team also secured the buyer, a limited liability company.

Faris Lee Investments Completes $2.6M Sale of Retail Property Leased to CVS in Indiana

ANDERSON, IND. — Faris Lee Investments has completed the $2.6 million sale of a freestanding, 10,125-square-foot, single-tenant retail property triple net-leased to CVS/pharmacy in Anderson. Built in 1998, the property is situated on 1.7 acres at 2419 Nichol Ave. at the intersection of Nichol Avenue/State Road 32 and Raible Avenue. CVS/pharmacy has two years remaining on its lease. Jeff Conover of Faris Lee Investments represented the seller, Indiana-based Copper Development, in the transaction. Nick Cuneo of Clement Partners represented the 1031 exchange buyer, Cuneo Trust.
BOLINGBROOK, ILL. — Conor Commercial Real Estate, a member of The McShane Companies, has completed Fountain Square Commerce Center, a 70-acre industrial business park located at Remington Boulevard and S. Schmidt Road in Bolingbrook. Situated within the I-55 corridor, the park includes four speculative buildings ranging in size from 109,088 to 320,532 square feet. Each facility can support single- or multi-tenant configurations with space available from 40,000 square feet. Additionally, the park features ample on-site vehicle and truck parking, substantial dock door positions, efficient truck maneuverability, 32-foot clear heights, ESFR sprinkler systems, office space to suit individual tenants and a two-acre public park. The business park also includes a 12-acre site available for a fully customized build-to-suit construction accommodating up to 216,000 square feet. McShane Construction Co. and Ware Malcomb provided design/build construction services for the development.
MINNEAPOLIS — The Opus Group plans to develop a 30-story multifamily and retail development at 365 Nicollet Ave. in downtown Minneapolis. The pet-friendly high-rise will feature 369 apartments and 9,500 square feet of ground-level retail space. Floor plans will range from alcove units to three-bedroom options, including 36 penthouse suites. All units will include granite countertops, stainless steel appliances and floor-to-ceiling windows. On-site amenities include residential parking, a bike lounge with repair station and seating areas, sauna steam room, a yoga room, hot tub, pool and outdoor cabanas. Construction of the project, which is designed to meet LEED certification, is slated to begin in early October with completion scheduled for summer 2018. Opus Development Co. and Opus Design Build will be the project’s developer and design-builder, respectively. Opus AE Group is the architect and structural engineer of record.
SOUTH BEND, IND. — AM General has signed a 10-year lease for South Bend Distribution Center I, a new distribution center located at 5448 Dylan Drive off I-90 in South Bend. Great Lakes Capital, a locally owned real estate private equity firm, developed the 210,000-square-foot distribution center along with the City of South Bend. Greg Pink and Jeremy McClements of Bradley Co. facilitated the lease.
MADISON HEIGHTS, MICH. — MFP Seals has signed a long-term lease for an industrial building located at 900 E. Whitcomb Ave. in Madison Heights. The company will relocate its manufacturing and administrative facilities from Troy, Mich., to the new 38,776-square-foot building this fall. MFP Seals is a division of Martin Fluid Power, a wholesale distribution manufacturer of sealing devices. Garry Rogers of L. Mason Capitani CORFAC International represented the tenant in the lease transaction.
LIVONIA, MICH. — Friedman Integrated Real Estate Solutions has brokered the lease of 7,680 square feet of office space at Seven Mile Crossing II, located at 38701 Seven Mile in Livonia. Trinity Health – Michigan leased the space from Universal Properties 3. Based in Livonia, Trinity Health – Michigan is a multi-institutional Catholic health care delivery system. Steven Eisenshtadt and Todd Hawley of Friedman represented the landlord in the deal.
Ferguson Property Group Acquires 50,000 SF Warehouse Building in Wichita for Retail/Office Conversion

WICHITA, KAN. — Ferguson Property Group has acquired the former Winfield Wholesale Grocery Building, a warehouse building located at 701 E. Second St. in Wichita’s historic district. SBJ Properties sold the 50,000-square-foot building for an undisclosed price to Memphis, Tenn.-based Ferguson. The buyer has a $20 million renovation planned for the property to convert it into retail and office space. Built in 1910, the property features underground parking. Patrick Ahern of NAI Martens represented the seller, while Mike Marrara of First Commercial represented the buyer in the deal.
Capital One Provides FHA Loans Totaling $10.3M to Refinance Two Illinois Skilled Nursing Facilities

ANNA AND CARBONDALE, ILL. — Capital One has provided two fixed-rate, HUD 232/223(f) loans totaling $10.3 million to refinance two skilled nursing facilities in Anna and Carbondale. Joshua Rose of Capital One originated the transaction for the borrower, a skilled nursing specialist with a portfolio of properties in Illinois and Indiana. The 70-bed facility, built in 1974, in Anna received a $5.9 million loan, while the 131-bed facility in Carbondale, which was built in 1965, received $4.4 million in financing.
GRAND RAPIDS, MINN. — Marcus & Millichap has brokered the sale of Wannigan Apartments, an apartment community located at 1607 E. Highway 169 in Grand Rapids. A private investor acquired the property for $1.7 million. The residential community comprises a six-unit, market-rate apartment building and a 24-unit student housing complex that serves the nearby Itasca Community College. Chris Collins, Adam Haydon, Evan Miller, Dan Linnell, Josh Talberg and Mox Gunderson of Marcus & Millichap’s Minneapolis office represented the seller, a private investor, and the buyer in the deal.
