AMES, IOWA — The Opus Group has completed construction of Geoffroy Hall, a 193,000-square-foot residence hall on the Iowa State University campus in Ames. The building consists of eight stories and 784 beds. Totaling 392 rooms, the student housing building also includes an activity room, study areas and community spaces on each floor. “Front porch” spaces serve as areas for residents to socialize and meet in groups. Opus Design Build LLC was the design builder while Opus AE Group LLC served as architect, structural engineer and interior designer.

NEW LONDON, WIS. — Associated Bank has arranged $10 million in financing for the construction of Beacon Avenue Cottages, an affordable housing project in New London, about 25 miles northeast of Appleton. The property will consist of 40 apartment units in five cottage-style buildings at 580 Freemont St. The property will include a mix of two- and three-bedroom units, each with its own entrance and garage. Amenities will include a clubhouse, fitness center and laundry room. Completion is slated for spring 2018. Commonwealth Development Corp. is developing the project. Associated Bank provided a $4.7 million construction loan. In addition to the loan, $4.9 million was obtained in low-income housing tax credit equity and $510,000 was funded through an Affordable Housing Program grant. Bryan Schreiter of Associated Bank originated the loan, while Michael McGovern of Associated Bank managed the equity investment through a National Equity Fund Inc. proprietary fund.
EAGAN, MINN. — Monument Capital Management has acquired Lexington Hills Apartments in Eagan. The seven-building community consists of 168 units and is located at 4116 Lexington Ave. South. Amenities include a clubhouse, fitness center, swimming pool and detached garages. The community recently underwent $1.8 million in renovations, and upgrades will continue under the new ownership.
WICHITA, KAN. — NAI Martens has brokered the sale of The Northrock Suites and Wichita Inn North in Wichita. A hotel investor group purchased the hotels with plans to flag them as a Comfort Inn & Suites and a Super 8. Neither the sales prices nor the seller were disclosed. Northrock Suites was built in 1996, and consists of four stories and 101 rooms. Wichita Inn North was built in 1998, and consists of three stories and 96 rooms. Troy Farha of NAI Martens brokered the transaction.
CHICAGO — Home Chef has signed a 29,095-square-foot office lease at the Wrigley Building in Chicago. The site will serve as the weekly meal delivery service’s new headquarters. Home Chef previously occupied headquarters space at 225 West Ohio St. The company will occupy the 14th floor of both the North and South Wrigley Towers, which are connected by a sky bridge. John Skalla and Craig Nadborne of Bradford Allen competed the lease transaction on behalf of Home Chef. The transaction is a sublease between Home Chef and Extreme Reach, which was represented by John Ziesmer and Kevin Moore of Avison Young.
Anji Logistics Signs 154,377 SF Industrial Lease for North American Headquarters in Warren, Michigan
WARREN, MICH. — Anji Logistics USA Inc. has signed a lease for 154,377 square feet of warehouse space in Warren, north of Detroit. The former OfficeMax warehouse and distribution center is located at 13301 Stephens Road. The facility will be Anji Logistics’ first location in the United States and serve as the company’s North American headquarters. Sister company Anji-CEVA Automotive Logistics Co. is the largest third-party logistics provider in China. Jason Capitani of L. Mason Capitani CORFAC International represented Anji Logistics in the transaction.
JOLIET, ILL. — Peak Construction Corp. has broken ground on a new 80,000-square-foot warehouse and distribution center for Blue Ribbon Product Co. in Joliet, south of Naperville. The seven-acre site is located in IDI Gazeley’s Rock Run Business Park. The warehouse and distribution center will include 6,000 square feet of corporate office space, a custom-designed training/tasting room, two break rooms, a 4,500-square-foot cooler, a 500-square-foot repacking room, four dock positions and three drive-through loading lanes with possible expansion into a fourth. The project is slated for completion at the end of June. Mike Fonda, Hugh Williams, Matt Knafel and Anne McGrath of Avison Young represented the tenant. Peak has teamed up with Partners in Design Architects Inc. and Jacob & Hefner Associates on the project.
PLEASANT PRAIRIE, WIS. — Zilber Property Group and MMM Real Estate LLC have purchased development sites in Lakeview Corporate Park near Kenosha. The sales prices were not disclosed. Zilber purchased a 22.8-acre site at the corner of 108th Avenue and Green Bay Road. Zach Graham, Ryan Bain and Tom Harmon of CBRE represented the seller, Nitto Americas Inc. MMM purchased a 12.2-acre site on 88th Avenue. Graham, Bain and Harmon represented MMM, while Sam Badger and Whit Heitman of CBRE represented the seller, CenterPoint Properties. Lakeview Corporate Park is a 2,400-acre business park with a mix of retail, office and industrial space.
FRIDLEY, MINN. — Marcus & Millichap has arranged the sale of Crown Commons in Fridley, north of Minneapolis, for $2.4 million. The 21-unit apartment property is located at 1461 73rd Ave. NE. The building includes a mix of one-, two- and three-bedroom units, and was 100 percent occupied at the time of sale. Mox Gunderson, Dan Linnell, Josh Talberg and Abe Roberts of Marcus & Millichap marketed the property on behalf of the seller, a private investor. Abe Roberts led the team in securing and representing the buyer, a private investor.
SYLVANIA, OHIO — Eidi Properties is redeveloping a 2.3-acre property into a Chick-fil-A restaurant in Sylvania, along the Michigan border. The property, located at 6636 W. Central Ave., will be Chick-fil-A’s fourth freestanding location in the Toledo market and the first location in the Sylvania market. Demolition of the retail building currently at the site is slated for mid-March, and the restaurant is set to open in the summer of 2017.
