CINCINNATI — Pillar has provided a $6.8 million loan for the refinancing of Cambridge Park Apartments in Cincinnati. The 198-unit property features one-, two- and three-bedroom floor plans. Cambridge Park Apartments is fully leased. The 12-year loan includes a 30-year amortization schedule. Shamrock Properties IX LLC was the borrower.

VERNON HILLS, ILL. — Inland Real Estate Acquisitions Inc. has purchased The Commons at Town Center in Vernon Hills, a northern suburb of Chicago, for an undisclosed price. The 85-unit apartment property is located at 1255 Town Center Road. Constructed in 2010, the property sits on 2.4 acres and features a mix of one-, two- and three-bedroom units. The property also includes 10,609 square feet of first-floor retail space. Tenants include Sam Martirano Salon & Spa, Hawthorn Dental Associates, Eight Piece Rolls, Design Studio Jewelry LLC and Giuseppe’s Pizza Restaurant. The Commons at Town Center was 96 percent leased at the time of sale. Joe Cosenza and Brett Smith of Inland closed the transaction on behalf of Inland Residential Properties Trust Inc.
ELMHURST, ILL. — Peak Construction Corp. has completed a 38,000-square-foot industrial renovation for MedTorque Inc. in Elmhurst, a western suburb of Chicago. Peak coordinated installing new power, plumbing, HVAC and millwork at the multi-tenant building. MedTorque’s Chicago location specializes in the machining and assembly of complex medical instruments for the orthopedic industry.
Meridian Capital Group Arranges $19.9M Acquisition Loan for Multifamily Community in Chicago

CHICAGO — Meridian Capital Group has arranged $19.9 million in bridge financing for the acquisition of Ivy Park Homes, a multifamily community on Chicago’s South Side. The 80-acre property was 62 percent occupied and features a basketball court, jogging path, softball field and on-site parking. The three-year loan, provided by a national balance sheet lender, features full-term, interest-only payments and two one-year extension options. David Hayum, who works from Meridian’s New York City headquarters, arranged the financing.
ST. LOUIS — Integrated Facility Services (IFS) has begun work on a $10 million HVAC, plumbing and fire protection renovation project at the Robert A. Young Federal Building, a 1 million-square-foot property in downtown St. Louis. The project is part of design-build contractor McCarthy Building Cos.’ $62 million seismic retrofit of the 20-story building’s mechanical systems. The building, which was built in 1933 and is currently owned and managed by the U.S. General Services Administration, houses nearly 3,000 employees across roughly 40 federal agencies.
CHICAGO — The Illinois Bone & Joint Institute (IBJI) has selected The Missner Group to undertake a renovation and expansion project for the company’s North Canal Street offices in Chicago. The 2,900-square-foot expansion will include interior improvements, a new physical therapy gym, reception area, paint and flooring. Heath Yarger is the project manager and Steve Bulger is the project superintendent for The Missner Group. Stephen Rankin Associates is providing the architectural services. The project is scheduled for completion in summer 2017.
OAK CREEK, WIS. — The Dickman Co./CORFAC International has arranged the sale of a 24,424-square-foot industrial building located at 440 W. Bell Court in Oak Creek, approximately 12 miles south of Milwaukee. Final Frontier LLC purchased the building from Liberty Lane LLC. Samuel D. Dickman, Samuel M. Dickman Jr. and Cale Berg of The Dickman Co. were the brokers involved in this transaction.
RAYTOWN, MO. — Freddy’s Frozen Custard & Steakburgers has opened a new, 3,625-square-foot location at 10019 E. 350 Highway in Rayotwn, a southeastern suburb of Kansas City. The new restaurant will be part of Block & Co. Inc.’s Raytown 350 Development, which includes an IHOP and is located across from a Walmart Super Center.
CLEVELAND — Bellwether Enterprise Real Estate Capital LLC has arranged $80 million in refinancing for the Flats at East Bank Apartments, a 241-unit multifamily asset in Cleveland. Jim Doyle of Bellwether arranged the loan through Deutsche Bank, AG, on behalf of an undisclosed borrower. Built in 2016, the rental property offers penthouses, in addition to one-, two- and three-bedroom units. Amenities include a business center, 24-hour fitness center, 40,000-square-foot outdoor terrace and 24/7 concierge and room services. According to the property’s website, one-bedroom units range from about 700 to 1,200 square feet per unit and rent for $1,700 to $2,200 per month, depending on size. Two-bedroom units average approximately 1,400 square feet per unit and three-bedroom units average about 1,600 square feet per unit. Average rents for these apartments vary based on size. The building also houses 61,016 square feet of retail space primarily leased to food and beverage establishments. Current tenants include Punch Bowl Social, Beerhead Bar and Eatery and Big Bang Dueling Piano Bar. Several other food and beverage companies, including Thirsty Dog Brewing Co. and Dante’s Inferno, were recently added to the tenant roster. CHICAGO — The Habitat Co. has been awarded the property management and leasing contracts for two luxury apartment properties totaling 444 units in Chicago and Evanston, Ill. The Reserve at Evanston is a four-story building located at 1930 Ridge Ave. Habitat will consult on repositioning and upgrading the property, which opened in 2009. Amenities include a cyber café, fitness center, poolside gas grills and complimentary coffee bar. Barings owns the property. Slated to open this July, 640 North Wells consists of 250 apartment units. The new tower is located in Chicago’s River North neighborhood. Amenities include a rooftop swimming pool, fitness center, open-air terraces and lounges, billiards lounge and golf simulator. JDL Development is the developer.
