CHICAGO — Pillar has originated two Fannie Mae loans totaling $9.6 million for two multifamily properties in Chicago. Lancelot Lie of Pillar orientated the fixed-rate loans, which both feature six-year terms. The borrowers are affiliates of BJB Partners. A $7.8 million loan was originated for a 220-unit property located at 2850 N. Sheridan Road, and a $1.8 million loan was originated for a 76-unit property located at 420 Surf St. Both properties were fully leased.

SKOKIE AND MORTON GROVE, ILL. — Transwestern has brokered the sale of a two-building industrial portfolio in metro Chicago for an undisclosed price. The portfolio includes a 209,098-square-foot property located at 6123-6227 Monroe Court in Morton Grove and a 179,201-square-foot building located at 3500 Oakton St. in Skokie. Edler & Company Inc. sold the portfolio to an undisclosed buyer. The property in Morton Grove is comprised of five smaller units and features 28-foot clear heights. Denise Stein Chaimovitz of Transwestern represented the seller.
PLAINFIELD, IND. — JLL is the exclusive leasing entity for two new speculative industrial buildings in Plainfield, a southwestern suburb of Indianapolis. Airwest 12 and Airwest 14 are Class A properties that total 924,530 square feet. The two buildings are located at 2301 and 2201 Reeves Road. Airwest 12 is 448,305 square feet, and Airwest 14 is 476,225 square feet. The facilities feature 48-foot-by-50-foot bays, approximately 50 docks with room for expansion and ample delivery and employee parking. Each building is also divisible by 200,000 square feet. Jake Sturman and Chip Barnes of JLL will represent the owner, Northwestern Mutual.
ANN ARBOR, MICH. — Colliers International has completed a lease in a historic building in downtown Ann Arbor. Danlaw Inc., an engineering firm, will occupy two floors of the building, which will total 4,000 square feet. The property, owned by Dr. Reza Rahmani, is located at 213 S. Main St. and is currently undergoing renovations. Brendan Cavender and Jim Chaconas of Colliers were the sole brokers in the deal.
ELM GROVE, WIS. — Siegel-Gallagher has arranged a 2,232-square-foot office lease in Elm Grove, approximately 10 miles west of Milwaukee. STAFDA Inc. is leasing the space in The Tradesman Building from Building Trades Pension Trust. The property is located at 500 Elm Grove Road. SCHERERVILLE, IND. — Ryan Cos. has broken ground on a $40 million, 177-unit senior living development in Schererville. Clarendale of Schererville is slated to open in the spring of 2017. The 206,000-square-foot development will be constructed on a nine-acre site and will consist of 85 independent living units, 38 assisted living units and 54 memory care units. Apartments will range from 720 square feet to 1,300 square feet for the independent living units and 300 square feet to 890 square feet for the assisted living and memory care units. Amenities will include a craft room, movie theater room, bistro, pub and billiards room, library, wellness center, salon, fitness room, multipurpose room and a private patio with courtyard.
PLYMOUTH, MINN. — Duke Realty Corp. has agreed to develop a 134,384-square-foot office and warehouse build-to-suit facility for Intereum Inc. in Plymouth, a western suburb of Minneapolis. Intereum supplies commercial office and healthcare furniture, floor coverings and related products to corporations and government entities. As part of the deal, Intereum has entered into a long-term lease agreement with Duke Realty, which will develop the facility on nearly 14 acres that it owns adjacent to Waterford Ponds, an office and retail complex. The building will include nine dock doors, one drive-in door, 152 automobile parking spaces, a 125-foot truck court and a 30,000-square-foot showroom. Construction on the facility is slated to begin in May 2016 and be completed in March 2017. This development marks the fifth time in the last 18 months that Duke Realty has undertaken an industrial build-to-suit project in Minneapolis. INDIANAPOLIS — Colliers International has brokered the sale of a 51,974-square-foot retail center in Indianapolis for $6.5 million. Pyramid Place Shops is located at 3450 W. 86th St. at the entrance of College Park Office Park. LNR Property LLC sold the retail center to Ziff Properties Inc. Tenants at the property include Einstein Bros. Bagels, Spherion Staffing, T-Mobile, Qdoba, Firehouse Subs, Skyline Chili and Georgia Reese’s. Alex Cantu of Colliers represented the seller in the transaction.
WHEELING, ILL. — CBRE has brokered the sale of an 83,787-square-foot industrial facility in Wheeling, approximately 30 miles northwest of Chicago. Orange Crush LLC purchased the asset from 571 South Wheeling Road LLC for an undisclosed price. The manufacturing building is situated on 4.3 acres and was formerly occupied by Main Steel LLC. Orange Crush plans to reposition the property, located at 571 Wheeling Road, to accommodate its business as a provider of road construction services and materials in metro Chicago. Ryan Bain, Zach Graham and John Maloney of CBRE were the sole brokers in the transaction.
MILWAUKEE, WIS. — Siegel-Gallagher has arranged a 5,362-square-foot office lease for The Benedict Center, an interfaith, nonprofit criminal justice agency in Milwaukee. The Benedict Center will lease space at The Ring Building, located at 1849 N. Martin Luther King Jr. Drive. The landlord is 1849 MLK LLC.
