INDIANAPOLIS — CBRE Group Inc. has arranged the sale of a 156-unit apartment complex in Indianapolis for an undisclosed price. Engel Realty, an apartment operator based in Birmingham, Ala., purchased the property from Hills Properties. Located just over a mile from Eagle Creek Park, Eagle Chase was built in 1995 and is 97 percent occupied. Units at Eagle Creek average 1,119 square feet. The Central Midwest multifamily team of CBRE represented the seller in the transaction.

MILWAUKEE, WIS. — The Dickman Company Inc./CORFAC International has arranged the lease of a 33,000-square-foot industrial and office property located at 7254 N. Teutonia Ave. in Milwaukee. The tenant is MTI Connect LLC and the landlord is Hot Water Real Estate LLC. Samuel M. Dickman Jr., Samuel D. Dickman and Nick Keys of The Dickman Company Inc./CORFAC International represented the landlord in the transaction. Steve Sewart of Colliers International represented the tenant.
DETROIT — Pillar has closed a $15.4 million HUD 221(d)(4) construction and permanent financing loan for a multifamily development in Detroit. The Griswold will be an 80-unit market-rate property located downtown. Roxbury Group is the project developer. The apartment building will sit on top of an existing 10-story parking structure that is adjacent to the Westin Book Cadillac Detroit. The Griswold will be the first newly contructed market-rate multifamily development in downtown Detroit in more than 20 years. The property will feature one-, two- and three-bedroom apartments that will range from 750 to 1,600 square feet. Mark Wiedelman of Pillar originated the loan. The construction loan will convert to a fixed-rate, 40-year fully amortizing loan. Leasing for The Griswold will begin at the end of 2016.
OSWEGO, ILL. — Senior Living Investment Brokerage Inc. (SLIB) has arranged the sale of The Tillers, a 106-bed skilled nursing facility in Oswego, approximately 50 miles southwest of Chicago, for $13.4 million. The community was built in 1972 and was 93 percent occupied at the time of sale. The Tillers was expanded in 1985 and 2008, and renovated in 2009. Symphony Post Acute Network purchased the property from a family-owned business looking to exit the long-term care industry. Symphony plans to further expand the facility. NORTHBROOK, ILL. — Avison Young has brokered the sale of a 63,305-square-foot showroom and warehouse in Northbrook, approximately 25 miles northwest of Chicago. The asking price for the property was $4.6 million, but the final sales price was not disclosed. Underwriter Laboratories acquired the property located a 750 Anthony Trail from Damar Natural Stone, which previously occupied the building. The asset is situated on a 4.2-acre site in the Sky Harbor Industrial Park. The building includes 12,000 square feet of office space, 34-foot clear heights and 72-foot deep loading docks. SCHAUMBURG, ILL. — Baum Realty Group LLC has brokered the sale of a single-tenant retail property net leased to McDonald’s in Schaumburg, a northwestern suburb of Chicago, for $4.2 million. The property, located at 955 E. Golf Road, set a record low capitalization rate under 4 percent for a property net leased to McDonald’s in the Midwest and one of the lowest in the country for a deal size over $4 million. Patrick Forkin, Brad Teitelbaum and Allen Joffe of Baum Realty represented the undisclosed seller in the transaction, a national tenant-in-common group with over 45 investors. Baum Realty Group procured the buyer, a private East Coast investor, prior to construction of the McDonald’s restaurant. The new 20-year ground lease features rent increases every five years.
MILWAUKEE, WIS. — The Dickman Company/CORFAC International has arranged the sale of a 54,500-square-foot industrial building in Milwaukee for an undisclosed price. 81 Street Industrial LLC purchased the building, located at 7940 N. 81st St., from The Equitable Bank SSB. Samuel M. Dickman Jr. and Samuel D. Dickman represented the buyer in the transaction. JC Capital represented the seller.
WISCONSIN — Time Equities Inc. has acquired four multi-tenant retail properties totaling 307,668 square feet in Wisconsin for $18.1 million. The acquisitions were made in two separate transactions. In the first deal, New York-based Time Equities acquired Geneva Commons, located at 800 N. Edwards Blvd. in Lake Geneva, for $1.3 million. Geneva Commons is shadow-anchored by Target and is 70 percent leased to tenants that include Mattress Firm, Sally Beauty and Maurices. Quantum Real Estate Advisors represented the seller, Ryan Cos., in the transaction. Mid-America Real Estate will be in charge of leasing the property. In the second deal, Time Equities acquired Oak Creek Centre, Park Plaza and Taylor Heights for $16.8 million. Oak Creek Center, located at 8571 S. Howell Ave. in Oak Creek, is 95,042 square feet. The center is 84 percent leased, and tenants include TJ Maxx, Petco and Dollar Tree. The 110,855-square-foot Park Plaza, located at 1140 S. 30th St. in Manitowoc, is 61 percent leased to tenants including Family Dollar, Papa Murphy’s, Hobby Lobby and Advance America. ST. CHARLES, MO. — Bank Leumi USA has provided a $13.6 million loan to Chicago-based Innovative Management Associates Inc. for the acquisition of Windsor Estates of St. Charles, a continuing care retirement community (CCRC) in metro St. Louis. Windsor Estates is a 235-unit community operated by the borrower, In addition to the five-year, fixed-rate conventional mortgage, Leumi provided a $500,000 working capital line of credit and treasury management services. The line of credit is secured by the facility’s accounts receivables.
WAUKEGAN, ILL. — American Street Capital has arranged $5.8 million in acquisition financing for a 132-unit multifamily property in Waukegan for an undisclosed borrower. Westwood Apartments is a Class B apartment complex that was built in 1970. The property includes 11 two-story buildings. Amenities include an office suite, exercise room, playground, picnic area, laundry facilities and 225 parking spaces. Igor Zhizhin of American Street Capital originated the loan. The loan features a 10-year term.
