WEST DUNDEE, ILL. — The Opus Group will develop a 23,400-square-foot warehouse and office facility in West Dundee, approximately 45 miles northwest of Chicago, for oelheld U.S. Inc., a German manufacturer of cooling and lubricating fluids for the tool-making industry. The space, which will be located inside the Oakview Corporate Park, will serve as the company’s U.S. headquarters and manufacturing site. The building will include 7,600 square feet of office space and 15,800 square feet of warehouse space with the ability to accommodate future expansion up to 16,000 square feet. The new facility will include both an interior and exterior spill containment system to ensure that any spilled fluids can be controlled for cleanup, and a new laboratory will allow oelheld to conduct the needed research to meet the demands of their clients. The project is slated for completion this December. Opus Design Build will be the design-builder, and Opus AE Group will be the architect and structural engineer of record. CINCINNATI — Cincinnati-based Phillips Edison Grocery Center REIT II Inc. and TPG Real Estate have formed a partnership to acquire value-add, grocery-anchored shopping centers throughout the United States. The partnership will invest up to $250 million of equity and plans to leverage this capital to achieve a $750 million acquisition target. The partnership plans to acquire six grocery-anchored shopping centers and will focus on growing the platform through additional acquisitions located in fundamentally strong markets that present attractive return potential through operational and capital improvements.
PROSPECT HEIGHTS, ILL. — Greenbrier Senior Living has broken ground on Greenbrier of Prospect Heights, a 101-unit assisted living and memory care community in the northwest Chicago suburb of Prospect Heights. Greenbrier, a division of Evergreen Real Estate Group that specializes in the development and management of senior living communities, estimates development costs at $30 million. Located on five acres, Greenbrier of Prospect Heights will include a three-story, 69-unit assisted living facility, as well as a one-story, 32-unit building for memory care. Chicago-based Pathway Senior Living will operate the community once it’s complete.
ST. CHARLES, MO. — Cullinan Properties will construct a 180-room Drury Inn and Suites hotel, which will be part of the Streets of St. Charles, a 27-acre mixed-use community. In addition to the seven-story hotel, a second parking deck will be added to the development providing over 300 additional spaces. Construction of the parking deck is already underway, and work on the hotel is expected to start in April. Both projects are slated for completion by the summer of 2017. The Drury Inn and Suites at Streets of St. Charles will feature king and queen suites and deluxe two-room suites. The hotel will offer meeting space, an indoor/outdoor pool, Wi-Fi and hot breakfast. Drury Inn and Suites is the latest of several new tenants to be announced at Streets of St. Charles including Orangetheory Fitness, PF Changs, Firebirds Wood Fired Grill and Noodles & Co. which are all currently under construction and scheduled to open this summer.
MILWAUKEE — Home2 Suites by Hilton has opened a new 110-room hotel in Milwaukee. Raymond Management Co. will own and manage the Home2 Suites by Hilton Milwaukee Airport. The pet-friendly hotel will feature fully equipped kitchens, modular furniture, Internet access, a combined laundry and fitness area, complimentary breakfast, indoor pool and outdoor grill area. The hotel also provides a 24-hour shuttle to and from the General Mitchell International Airport, which is one mile away. The hotel is located at 5880 S. Howell Ave.
BATAVIA, ILL. — Transwestern has arranged the lease of a 107,800-square-foot distribution center in Batavia, approximately 45 miles west of Chicago. PDS, a transportation and logistics provider, will consolidate its existing locations at the new headquarters facility, which will be located at the building at 1070 Swanson Drive. PDS expects to move into the building this May. Liberty Property Trust owns the property, which was built in 1999 and is located in the Batavia Industrial Center. The asset features 30-foot clear heights, 10 exterior docks, one drive-in door, 69 auto parking spaces and 17 trailer spaces. Michael Marconi of Transwestern represented the tenant in the transaction. Marconi, along with Joe Karmin of Transwestern, also represented the landlord.
CHICAGO — The Harold E. Eisenberg Foundation is working with alderman Toni Foulkes and the City of Chicago to host the sixth Annual Real Estate Challenge. Students from nine Midwest universities will compete for a $5,000 scholarship for their school’s real estate education program. The competition will take place at The Standard Club in Chicago on Saturday, April 9. Each year students are provided with a case site and the same information and assumptions about the property. This year’s competition will focus on a 7.4-acre site known as the Englewood Mall District. The city-owned land was formerly home to the Englewood Mall, bordered by 63rd and Halsted Streets. The case site encompasses the Englewood Square project that is being developed by DL3 Realty and the City of Chicago. The 5.5-acre project will include an 18,000-square-foot Whole Foods Market, 22,000 square feet of complementary retail and two outlot parcels. The development is scheduled for completion this fall. Each team plays the part of a separate development company responding to a Request for Proposal from the City of Chicago to form a joint venture and redevelop a dynamic project on the former Englewood Mall Site. We can expect to see a combination of new and familiar trends in the Milwaukee apartment sector in 2016 that will continue to attract investors to the local apartment market. What makes the start of 2016 different from 2015 is progress toward the normalization of monetary policy. In December, the Federal Reserve Board decided to raise the federal funds rate by a quarter percentage point, the first such increase in nearly a decade. The Federal Reserve Board’s widening may have an impact on the short-term rates, but the long-term interest rates that impact real estate values the most are influenced by the yields on the long-term U.S. Treasury bonds. We expect the long-term interest rates to stay low for the foreseeable future. When there is high demand for the Treasury bonds, the price of the bonds increase and the yields decrease, keeping long-term lending rates low. The two factors responsible for driving rates down in early 2016 are the high levels of volatility in stock markets around the globe and the drastic drop in oil prices. CHICAGO — CBRE has arranged a $125 million refinancing loan for The Tides at Lakeshore East, a 608-unit luxury apartment tower in downtown Chicago. CBRE procured the 10-year, interest-only financing at a fixed rate with a life company lender. A joint venture between AFL-CIO Building Investment Trust and Magellan Development Group was the borrower. The Class A high-rise contains a parking garage and 4,400 square feet of ground-floor retail space. Amenities at The Tides at Lakeshore East include a fitness center, game and billiards room, outdoor pool with sundeck, hot tubs, sauna and steam rooms, a business center, sky garden lounge, coffee bar, catering kitchen and Zip Cars and electric charging stations.
MINNETONKA, MINN. — The AFL-CIO Housing Investment Trust (HIT) will invest $14.8 million in the Zvago Cooperative project, a 54-unit, four-story cooperative for seniors along the banks of Glen Lake in the Minneapolis suburb of Minnetonka. The $19 million project is an expansion of the Glen Lake Redevelopment project, which includes a 52-unit mixed-use project built in 2008 and a 159-unit seniors housing community built in 2011. In addition to the 54 new seniors housing units, the expansion will offer views of Glen Lake, a community patio overlooking the lake and adjacent wetlands, and amenities such as a clubroom, fitness facility and heated underground parking. The developer for the project is OneTwoOne Development LLC, a wholly owned subsidiary of Ecumen, a Minnesota-based nonprofit provider of seniors housing and aging services. Zvago Cooperative is the HIT’s 76th project in Minnesota. The multifamily investment firm is based in Washington, D.C.
