CHICAGO — The Missner Group has been selected to complete a 10,000-square-foot renovation project at 504 N. Wells St. in Chicago’s River North district. The company will construct and build out space for the new Bottle Blonde location. Bottled Blonde is a pizzeria and beer garden based out of Scottsdale, Ariz. The property will feature open spaces, a large capacity, an outdoor bar and extensive multi-media viewing options. The project includes the demolition and reconstruction of the former Sushi Samba space and will feature multiple bars, event spaces and more than 20 high-definition televisions. D+K Architects is providing architectural services for the project. Completion is slated for this fall, with a grand opening slated to take place in the fourth quarter of this year.

HILLIARD, OHIO, AND ST. LOUIS — Gershman Commercial Real Estate has brokered two sales totaling 5,126 square feet in Ohio and Missouri. In the first transaction, Ohio Lube LLC, doing business as Ohio Jiff LLC (Hemco Properties LLC), sold a 2,618-square-foot retail property, located at 3840 Main St. in Hilliard, to Davis & Meyer Ltd. for an undisclosed price. Stephen Symsack and Roger Zigler of Gershman Commercial represented the seller in the transaction. In the second deal, Brian Levine and Jaime Levin acquired 2,508 square feet of multifamily space, located at 4173 Humphrey St. in St. Louis. William Allemann sold the property for an undisclosed price. Lily Seymour of Gershman Commercial represented the seller in the transaction. Additional details of the transactions were not released.

FRANKLIN PARK, ILL. — CenterPoint Properties has completed the sale of an industrial building located at 2425-2553 Edington St. in Franklin Park. A private investor, which is expanding its portfolio, acquired the 263,668-square-foot property for an undisclosed price. Situated on 13.4 acres, the property features heavy electric power, heavy loading, food-grade cooler space and close proximity to North and Grand avenues. Rick Daly, Noel Liston and Jeff Provenza of Darwin Realty & Development Corp. represented the seller, while Larry Goldwasser and Colin Green of Cushman & Wakefield represented the buyer in the transaction. Prior to the sale, Sutton Transport signed a 52,000-square-foot lease within the building at 2553 Edington St. The leased space features 12 docks, one drive-in door, interior floor drains and cooler space. Daly and Provenza of Darwin represented the landlord, CenterPoint Properties, in the lease transaction. Daly also represented the tenant in the transaction.

MENDOTA HEIGHTS, MINN. — Grandbridge Real Estate Capital has secured a $40 million first mortgage for the acquisition of an office park located in Mendota Heights. The six-building park offers 420,000 square feet of office space. The funding, which was provided by BB&T Real Estate Funding and Grandbridge’s exclusive stabilized loan product, features a fixed rate for the entire 10-year term and 25-year amortization. Tony Carlson of Grandbridge originated the acquisition financing for the undisclosed buyer.

CHICAGO — AIC Ventures has acquired a six-building portfolio of distribution properties located in Chicago and the surrounding suburbs. The fully occupied, triple-net leased portfolio sold for $14.1 million. All of the properties have recent long-term, triple-net leases. Timothy McJilton and Brett Rodgers of Marcus & Millichap’s Chicago O’Hare office represented the undisclosed seller, while Patrick Dollaghan provided in-house representation for AIC Ventures in the transaction.

CHICAGO — New York City-based Castle Lanterra Properties (CLP) is renovating and rebranding a 424-unit apartment community in southwest Chicago. CLP has a $3 million upgrade and renovation program planned for the eight-building property, which has been renamed Midpointe Apartments. Upgrades include addressing deferred maintenance, roof replacement, new elevators and renovations to the property’s amenities, as well as individual unit renovations. Additionally, CLP has replaced lighting throughout the property with energy-efficient LED lighting. CLP acquired the property, formerly known as Southgate Apartments, in 2014.

PLAINFIELD, IND. — Poag Shopping Centers has selected Woolpert to provide design and engineering services for the $11 million redevelopment of its 600,000-square-foot retail center in Plainfield. The architecture, engineering and geospatial firm will plan for the reconfiguration of structural, mechanical, electrical, civil and underground utility systems at the shopping center. In October, Metropolis Lifestyle Center will be renamed The Shops at Perry Crossing. More than 44 stores and restaurants, including Dick’s Sporting Goods, JCPenney, Barnes & Noble, Old Navy and Carmike Cinemas, occupy the center. Construction began in July, with a grand reopening slated for this fall.

BELLE PLAINE, IOWA — Binswanger has brokered the sale of a manufacturing facility located at 200 Industrial Park Blvd. in Belle Plaine, approximately 87 miles east of Des Moines. The 107,070-square-foot property, formerly a Benco Manufacturing facility, sold to Frontier Natural Products Co-op for an undisclosed price. The natural and organic food products wholesaler and distributor plans to use the facility as a food processing and distribution site. Gerry Norton and Jake Thomas of Binswanger’s Minneapolis office represented the seller, Granite REIT, in the transaction.

LANSING, MICH. — CBRE|Martin has negotiated the sale of an office building located at 7050 W. Saginaw in Lansing for an undisclosed price. 7050 Building LLC sold the 18,584-square-foot property to Bergmann Associates, an architectural and engineering design firm. Bergmann is currently leasing 10,000 square feet in East Lansing and plans to move its 50 Michigan-based employees to the new location this fall. Eric Rosekrans and Thomas Jamieson of CBRE|Martin represented both parties in the transaction.

ELLSVILLE, MO. — RCG Ventures (Fund III) has acquired Shop ’n Save Shopping Center located in Ellsville, a city west of St. Louis, for an undisclosed price. The 118,080-square-foot center is situated along Manchester Road, one of the most established retail thoroughfares in St. Louis. Chase Young of CBRE represented the undisclosed seller, while Jeff Miller provided in-house representation for the buyer.
