GALENA, ILL. — CBRE Hotels has arranged the sale of the 72-room Ramada Galena Hotel and Day Spa, including a 4,000-square-foot banquet hall, in Galena to Galena Prime Hotels LLC for an undisclosed price. Galena Pines LLC was the seller. Brian Silberman, Stanley Wang and Scott Miller in the Chicago office of CBRE Hotels represented Galena Pines in the sale of the property. Ramada Galena Hotel and Day Spa is located at 11383 U.S. 20, two miles from historic downtown Galena and 12 miles from Dubuque, Iowa. The property, which offers bed-and-breakfast charm in northwestern Illinois, is situated on nearly 10 acres, including a catch-and-release fishing pond and gardens. The city of Galena attracts over 1 million visitors annually with a historic downtown shopping district, winter outdoor activities, museums, historic homes and buildings, wineries and more. SOMERS, WIS. — First Industrial Realty Trust Inc. (NYSE: FR) has unveiled plans to develop First Park 94, a master-planned business park in Somers, located eight miles north of the Illinois/Wisconsin border. First Park 94 will be built on 309 acres that First Industrial recently acquired for $13.4 million. Somers is situated in Kenosha, Wis., an industrial submarket of Chicago. The first phase of First Park 94 calls for the commencement of infrastructure work and construction of a 600,000-square-foot cross-dock distribution center featuring 36-foot clear heights, 185-foot truck courts, generous trailer parking, extensive dock-high loading, and an ESFR sprinkler system. In total, First Park 94 can accommodate approximately 4.6 million square feet of development including build-to-suits ranging from 150,000 square feet to 1.5 million square feet. The site is accessible to I-94 from three four-way interchanges and offers frontage along the Canadian Pacific Railway with potential rail access. WAYLAND, MICH. — Mid-America Real Estate Corp. has brokered the sale of Chambers Corners, a 99,564-square-foot, grocery-anchored retail center in Wayland, about 21 miles south of Grand Rapids, Mich. The sales price was undisclosed. A private investment group led by Joel Kiss of Ramapo, N.Y.-based Northeast Capital Group and Jacob Berger of Montreal, Quebec-based Hampton Properties purchased the retail center. The seller was an undisclosed public real estate investment trust. Chambers Corners is located at the southeast corner of U.S. 131 and Superior Street in Wayland, an established bedroom community. The retail center is anchored by Harding’s Friendly Market and Family Farm & Home, and is complemented by tenants including Family Dollar, Sprint and Hungry Howie’s Pizza. In the first transaction, Mike Dahm represented the landlord, Industrial Road Enterprises, as well as the tenant, HD Supply Waterworks, in the lease renewal of 13,480 square feet of industrial space located at 5120 Industrial Road. In the second transaction, Dahm and Kelly Castle represented the tenant, RPM Pizza Midwest LLC, in the lease of 2,130 square feet of retail space located at 301 W. Jefferson Blvd. Bradley Co. has served the Northern Indiana and West Michigan commercial real estate market since 1978.
JOLIET, ILL. — Amazon.com Inc. has unveiled plans to open a nearly 500,000-square-foot fulfillment center in Joliet, Ill., located about 45 miles southwest of Chicago. Baltimore, Md.-based GLP Development Co. is the project developer. The fulfillment center, which is expected to create 1,000 full-time jobs when it opens, will be the company’s first in the state. Amazon employees at the fulfillment center will process smaller items such as books, electronics and consumer goods. “We are thrilled that Amazon has chosen Joliet as the location for its new Illinois fulfillment center,” says Joliet Mayor Bob O’Dekirk. “The company is not only the leader in the e-commerce sector, but it also will create quality jobs for a diverse community throughout Joliet and Will County.” According to the Chicago Tribune, Amazon is already advertising for $13-an-hour and $14.95-an-hour jobs at the facility. The newspaper adds that Amazon has invested heavily in warehouses nationwide during the last three years as it faces increasing competition on speed from Walmart.com, eBay, Google and other online retailers.
INDIANAPOLIS — HREC Investment Advisors has arranged the sale of the 82-suite TownePlace Suites Indianapolis Keystone and the 94-suite TownePlace Suites Indianapolis Park 100, both Marriott-branded properties. The purchase price of the hotels was not disclosed. The TownePlace Suites Indianapolis Keystone is located on the north side of Indianapolis in the city’s most prestigious area, Keystone at the Crossing. The hotel is situated minutes from downtown Indianapolis and the Indianapolis International Airport. The TownePlace Suites Indianapolis Park 100 hotel is situated on the northwest side of Indianapolis. Local demand generators include downtown Indianapolis, Indianapolis Motor Speedway, Traders Point shopping and Eagle Creek Park. Ted Anka, vice president in HREC Investment Advisors’ Chicago and Miami offices, worked with both the buyer, Arbor Lodging Partners, and seller, First Hospitality Group (FHG), to complete the transaction. Chicago-based Arbor Lodging Partners is a national debt and equity investor in the hospitality industry. FHG, based in Rosemont, Ill., specializes in hotel management, acquisitions and development throughout the Midwest.
GLENVIEW, ILL. — Marcus & Millichap has brokered the sale of 1941-2019 Johns Drive, a 68,075-square-foot industrial building located in Glenview, a northern Chicago suburb. The purchase price was $3.87 million. Built in 1980, 1941-2019 Johns Drive is a combined two-building portfolio. The one-story multi-tenant asset includes 68,075 square feet of rentable space and is currently operating at 81 percent occupancy. Stephen Lieberman and Paul Tesdal, investment specialists in Marcus & Millichap’s downtown Chicago office, marketed the property on behalf of the seller, a local private investor. Lieberman and Tesdal also secured and represented the buyer, a local investor, in the transaction.
