GLEN ELLYN, ILL. — Adelphia Properties has brokered the sale of a 3,400-square-foot freestanding retail building in Glen Ellyn. The vacant building is located on three-quarters of an acre at 369 Roosevelt Road in Glen Ellyn, 27 miles west of Chicago. The property sold for $750,000. Adelphia Properties’ Simeon Spirrison represented the seller, a private investor. George Spirrison of Adelphia represented the private buyer.

RBC Plaza

MINNEAPOLIS — RJM Construction has completed a multi-million dollar renovation of RBC Plaza at Nicollet Mall in downtown Minneapolis. The transformation of the 709,690-square-foot Class A office and retail property took nearly 18 months to finish. RJM Construction converted the former four-story retail and food court space on the 3rd and 4th floors of the Nicollet Mall into a two-story atrium within the 40-story office tower located at 60 S. 6th St. New amenities include a state-of-the art conference center, fitness center with locker room, bike storage area, and meeting areas on the lower level and main lobby. The property also features two levels of retail stores and cafés, including D’Amico & Sons, Sprout Salad Company, Caribou Coffee, The Fresh Market, Affinity Federal Credit Union and management consulting firm Joern Samaha & Associates. KBS owns RBC Plaza, which is operated by KBS Capital Advisors. Mark Stevens of Cushman & Wakefield | NorthMarq represents RBC Plaza.

Kendall Marketplace

YORKVILLE, ILL. — Greenwood Global Inc. has acquired Kendall Marketplace, a 590,000-square-foot retail center located in Yorkville, approximately 50 miles southwest of Chicago. The purchase price was undisclosed. The Class A shopping center, which opened in 2008, is situated on 192 acres of land and is anchored by a Dick’s Sporting Goods, Marshalls and PetSmart. Other stores include The Home Depot, Kohl’s, and Super Target. Kendall Marketplace has the ability to add as much as 155,000 square feet of retail space through the development of multiple outparcels. Headed by Alex Berman, formerly CEO of EPN Group, Northbrook, Ill.-based Greenwood Global also has acquired residential land adjacent to Kendall Marketplace. The land is zoned for 192 single-family homes and town homes. Kris Cooper of JLL represented the seller, an American multinational banking and financial services corporation, in the transaction. Greenwood Global has selected CBRE as the property manager and leasing agent at Kendall Marketplace.

OMAHA, NEB. — Berkadia has arranged the sale of Grandridge Apartments, located at 5439 N. 100th Plaza in Omaha. Built in 1974, the 470-unit property includes a mix of one-, two- and three-bedroom floor plans in both apartment and townhome layouts. Unit amenities include fully equipped kitchens, balconies or patios, Internet access and ceiling fans. Select units have fireplaces and garages or covered parking. Community amenities include a large clubhouse with a swimming pool, spa, tanning beds, laundry room, fitness center and extra storage. Brooklyn, N.Y.-based Grandridge 930 LLC paid an undisclosed price to the seller, a private investment partnership based in Salt Lake City, Utah. Berkadia, a joint venture of Berkshire Hathaway and Leucadia National Corp., provides comprehensive capital solutions and investment sales advisory and research services for multifamily and commercial properties.

BERWYN, ILL. — Reed Construction will begin work this month on a remodeling of the Acute Care Rehabilitation Center at MacNeal Hospital in Berwyn, approximately 10 miles southwest of Chicago. The 427-bed medical facility is located at 3249 South Oak Park Ave. The project, which spans 11,250 square feet, will include updates to the mechanical, electrical and plumbing systems along with all the finishes. The project also involves upgrading a major portion of the base bid electrical infrastructure. Completion is scheduled for early September. Rich Melone, senior project manager, is leading the construction team for Reed. MRF Ltd. of Western Springs, Ill., is providing architectural services. Boca Raton, Fla.-based In.design Inc. is providing interior design services. MacNeal Hospital serves the medical needs of more than 1 million people in the near west and southwest suburbs of Chicago.

CHICAGO — Bradford Allen Realty Services has arranged an 11,133-square-foot office lease for Synthesis Technology in downtown Chicago. The technology firm is relocating from 820 W. Jackson St., where it occupied 7,200 square feet, to the 20th floor of 135 S. LaSalle St., a Class A, 44-story office tower. Craig Nadborne of Bradford Allen represented Synthesis Technology in lease negotiations and Melissa Rubenstein and John Beason of JLL represented the landlord. This is the fifth transaction in 17 years that Nadborne has completed for Synthesis Technology.

ANN ARBOR, MICH. — The University of Michigan’s Samuel Zell and Robert H. Lurie Institute for Entrepreneurial Studies at the Stephen M. Ross School of Business has received a pledge of $60 million from the Zell Family Foundation. The funds will provide endowed support to the institute for the continued delivery and development of entrepreneurship programs for students and alumni. This includes $10 million dedicated to a new fund that will invest in new student business ventures. “Our goal is to accelerate the learning curve and the opportunities for budding entrepreneurs, as well as to build a powerful alumni network,” says Sam Zell, chairman of Equity Group Investments and a University of Michigan alumnus who graduated with a bachelor’s degree in 1963 and a law degree in 1966 from the Big Ten school. “Entrepreneurs have always been a primary driver of growth for this country. NORMAL, ILL. — First Hospitality Group Inc. has completed the renovation of Hampton Inn & Suites of Bloomington-Normal in Normal. Located at 320 S. Towanda Ave., the hotel is within the Shoppes at College Hills, minutes north of downtown Bloomington, Illinois State University, Illinois Wesleyan University and Mitsubishi Motors North American Headquarters. During the six-month renovation project that began late last year, interior features were updated throughout the property, including new carpet and wall vinyl. All of the 128 guestrooms were appointed with new sofas, desk chairs, mattresses, box springs and bedding. Starwood Capital Group owns the hotel, which is managed by First Hospitality Group.

BELLEVILLE, ILL. —Impact Strategies has begun construction on a new police headquarters in the City of Belleville, approximately 17 miles southeast of St. Louis, Mo. The station will be located at 720 W. Main St., previously occupied by the Bank of Belleville building. The facility will include a forensics lab, dispatch center, sally port and a community classroom able to accommodate 60 people. Construction plans for the 44,000-square-foot station also include a secured evidence storage area and dedicated storm areas that allow for increased safety for employees and prisoners. Impact Strategies will also construct a new, freestanding parking garage adjacent to the police headquarters. The garage is designed to hold 46 police cruisers and will include a mechanics area for city vehicles. Construction is expected to be complete in the spring of 2016.

TIPP CITY, OHIO — Integra Real Estate Capital has secured a $6.7 million refinance loan through a Wall Street conduit lender for Tipp City Plaza. Russell Kimyagarov of Integra arranged the non-recourse, 10-year loan for the borrower, TCP Center. Located in Tipp City, 15 miles north of Dayton, the 114,850-square-foot shopping center was remodeled in 2004. Foodtown, CVS Pharmacy, and Family Dollar anchor the shopping center.
