MARYLAND HEIGHTS, MO. — Gershman Commercial Real Estate has brokered the sale of an office property located at Craigshire Road in Maryland Heights. CUNA Mutual Investment Corp. sold the 35,701-square-foot property for an undisclosed price to Integrity Disbursing LLC, acting as qualified intermediary for Gamma Enterprises LLC. Tim Balk of Gershman represented the seller, while Lee & Associates of St. Louis represented the buyer in the transaction.
CARY, ILL. — Marcus & Millichap brokers sale of an industrial building located at 675 Industrial Drive in Cary, a city northwest of Chicago. A private investor acquired the property for $1 million from an individual/private trust. Built in 1989, the 53,944-square-foot property features 18-foot clear ceiling heights, a finished 1,800-square-foot mezzanine level and a full sprinkler system. At the time of sale, the property was vacant. Tammy Saia of Marcus & Millichap represented both parties in the transaction.
AMES, IOWA — The Opus Group has added two tenants to The Foundry in Ames. Starbucks Coffee and Barefoot Campus Outfitter both signed leases for ground-floor space at the 53-unit student housing complex. Slated to open in fall 2015, Starbucks will occupy 2,000 square feet and Barefoot Campus Outfitter will occupy 3,500 square feet. The developer broke ground on The Foundry last fall. Slated to open this August, the project’s residential space is 100 percent pre-leased with 1,900 square feet of retail space still available. MILWAUKEE, WIS. — Siegel-Gallagher has brokered a 17,000-square-foot lease of retail space at 2220 N. Commerce St. in Milwaukee. Adventure Rock Inc. leased the space for a build-to-suit gymnasium from RiverCrest Equity II LLC, an affiliated entity of Mandel Group Inc. The mixed-use project will also include 46 apartment units on the final parcel in the Humboldt Yards development, which includes Pick-N-Save, Columbia St. Mary’s and RiverCrest Condominiums. CHICAGO — Marcus & Millichap has brokered the sale of a nine-building medical office portfolio in Chicago. A joint venture fund managed by Chicago-based MBRE Healthcare acquired the 401,428-square-foot portfolio for $131 million. The portfolio includes an 86,503-square-foot medical facility in Morton Grove, Ill.; a 60,500-square-foot property in Des Plaines, Ill.; and a 40,011-square-foot building in Chicago. Tenants of the portfolio include the Illinois Bone and Joint Institute (IBJI), Advocate Health Care, NorthShore University HealthSystem, Resurrection Health Care (Presence Health), Metro Infectious Disease Consultants and Pain Specialists of Greater Chicago. John Smelter, Scott Niedergang Gino Lollio of Marcus & Millichap represented the seller, a partnership consisting of a local developer and a number of physicians affiliated with IBJI, and procured the buyer in the transaction.
OVERLAND PARK, KAN. — Block Real Estate Services (BRES) and The Carlyle Group are developing The Residences at CityPlace, a 344-unit planned multifamily community within Overland Park’s CityPlace development. The Residences at CityPlace will consist of micro, one- and two-bedroom units, ranging from 468 and 2,023 square feet, featuring gourmet island kitchens, quartz countertops, walk-in closets with custom shelving, large outdoor terraces, full-sized washers/dryers and attached garages. Community amenities will include a resort-style pool and hot tub, fire pit, covered grilled and TV area, fitness center, coffee bar, library, game room, social media/theater room, secure covered parking, dog park, bike stations, WiFi, and access to the 17-mile Indian Creek Trail system.
CARPENTERSVILLE, ILL. — Leopardo Cos. has completed the construction of the 230-student Jerri Hoffmann Child + Family Center in Carpentersville for Illinois-based Children’s Home + Aid, a nonprofit agency. Situated on seven acres at 229 Lake Marian Road, the 27,000-square-foot facility features 15 classrooms, a gross motor room, associated administrative and support spaces, a full-service kitchen and laundry room, as well as an outdoor play area for the students. The new facility replaces the Tom Thumb Community Childcare Center, but continues to serve at-risk children and families. Additionally, the facility is seeking LEED Gold certification from the U.S. Green Building Council. Leopardo served as general contractor and Designhaus Inc. provided architectural services for the project.
TOPEKA, KAN. — Colliers has brokered the acquisition of an industrial building located at 3740 SE South Park Ave. in Topeka. Harvesters – The Community Food Network purchased the property from Lindemuth Inc. for an undisclosed price. Allison Vance Moore and Kirsten Flory of Colliers represented the buyer in the transaction. The seller was not represented.
DAVISON, MICH. — Bernard Financial Group has arranged a $1.1 million loan for Rising Estates, a multifamily property in Davison. The borrower is Rising Estate LLC. Dave Dismondy of Bernard Financial originated the loan, which was provided by Assurity Life Insurance Co.
LOCKPORT, ILL. — PCCP LLC has partnered with Panattoni Development Co. to acquire a fully entitled 51-acre land parcel in Lockport, a southwest suburb of Chicago, for an undisclosed sum. The joint venture plans to develop Lockport 355, a four-building industrial park totaling 846,510 square feet, on the site. Construction of the first phase of the park is slated to begin in June, with completion scheduled for the first quarter of 2016. The first phase will include the two largest buildings at 274,040 square feet and 228,690 square feet. Upon completion, the park will offer four Class-A warehouse and distribution buildings that can accommodate single-user or multi-tenant occupancy.
