CHICAGO — Essex Realty Group Inc. has arranged the $690,000 sale of an apartment property in Chicago. The 25-unit courtyard building is located at 7038 S. Chappel Ave. in Chicago’s South Shore neighborhood. The property is situated just one half-block from the intersection of the 71st Street commercial corridor and Jeffery Boulevard. Doug Imber and Bob O’Connell of Essex represented the seller and Jordan Gottlieb of Essex represented the buyer in the transaction.
SKOKIE, ILL. — STREAM Capital Partners has brokered the sale of a 73,000-square-foot retail property in Skokie. The property is under a long-term lease to Floor & Decor, a national retailer of flooring and tile products. Clark Street Development, a Chicago-based real estate company, sold the property to a private REIT for an undisclosed sales price. Jonathan Wolfe and Jordan Shtulman of STREAM Capital Partners represented the seller.
LAFAYETTE, IND. – Mainstreet and Trilogy Health Services will open The Springs at Lafayette, a 66,786-square-foot transitional care (short-stay rehabilitation and therapy) and assisted living facility in Lafayette. The property is located at 2402 S. St. Construction started on The Springs at Lafayette in April 2014 and the property is tentatively scheduled to open by the first week of February. The Springs at Lafayette will include 100 beds and will provide hospitality-oriented care with amenities such as a therapy gym, an outdoor rehabilitation courtyard, a movie theatre, a game room, a spa, an on-site chef and more. The project, which represents a total investment of $14 million in the community, created more than 350 construction jobs and 120 part-time and full-time jobs. Mainstreet is the developer and owner of The Springs at Lafayette and Trilogy will operate the facility.
ST. LOUIS – HOK has completed the acquisition of Kansas City-based 360 Architecture, a 200-person firm that designs sports, recreation, wellness, entertainment and mixed-use facilities. HOK’s Sports + Recreation + Entertainment practice designs mixed-use entertainment districts anchored by sporting venues that promote urban revitalization. Teams from both firms have been working on integration plans since announcing the agreement on Aug. 19, 2014. HOK’s re-entry into the Sports + Recreation + Entertainment market in 2015 coincides with the celebration of its 60th anniversary. After HOK Sport launched in 1983, the firm became a pioneer in redefining sports facilities. HOK spun off its sports practice in 2008. 360 Architecture was founded in Kansas City in 2004 through a merger of CDFM2 Architecture Inc. and Heinlein Schrock Stearns.
SHOREWOOD, ILL. — Bob’s Discount Furniture has leased a 751,966-square-foot warehouse and distribution building in Shorewood. The company is expanding its retail furniture business into the Chicago area. The Connecticut-based furniture retailer will move into the space in April. The newly constructed facility is located at the Heartland Corporate Center, about 40 miles southwest of Chicago’s central business district near the intersection of Interstate Highways 80 and 55. JLL represented Bob’s Discount Furniture in the transaction providing site selection, tenant representation, and business and economic incentive services.
TAYLOR, MICH. — Burger & Co. has arranged the lease of a 60,000-square-foot industrial building in Taylor, approximately 19 miles south of Southfield. The building is located on Trolley Drive. Paul Burger of Burger & Co. represented the landlord, Rea Construction Co.
URBANA, ILL. — The Bainbridge Cos. is developing Campus Circle Urbana, a 524-bed student housing community located directly across the street from the University of Illinois in Urbana. The property, located at 1008 W. University Ave., will include 181 rental apartments. Campus Circle Urbana will feature a design inspired by the retro “speakeasy” feel of Chicago’s popular restaurants and clubs. The project is scheduled to deliver starting in December.
STERLING HEIGHTS, MICH. — NorthMarq Capital has secured $34.6 million in refinancing for Lakeside Terrace Apartments, a 438-unit multifamily property located in Sterling Heights. The 10-year loan includes a 30-year amortization schedule. NorthMarq Capital’s Charlotte office arranged financing for the undisclosed borrower through its seller/servicer relationship with Freddie Mac.
LYONS, ILL. — Marcus & Millichap has arranged the $735,000 sale of a 24-unit apartment property in Lyons. The building is located at 3905-3913 Haas Avenue. The property includes one-bedroom units measuring approximately 500 square feet each. The complex also features off-street parking and an on-site laundry facility. Ryan Engle and Andrean Angelov of Marcus & Millichap’s Chicago Oak Brook office represented the seller, a private investor and the buyer, a limited liability company.
LATHRUP VILLAGE, MICH. — Friedman Integrated Real Estate Solutions has brokered the sale of Southfield 12 Plaza, a 24,112-square-foot office building in Lathrup Village, a suburb of Southfield. The property is located at 28600 – 28690 Southfield Road. Lathrup Properties Inc. sold the building. David Cohen of Friedman represented the undisclosed buyer in the transaction.
