CHICAGO — HSA PrimeCare has completed the development of a 30,000-square-foot business center at Silver Cross Hospital in New Lenox. The two-story administrative building is on the east side of campus located at 1900 Silver Cross Blvd. HSA Primecare has now developed three medical buildings on the Silver Cross campus totaling more than 100,000 square feet. Itasca, Ill.-based Premier Design + Build Group served as the general contractor for the project. Partners in Design Architects provided architectural design services.

CHICAGO — Bernard Financial Group has arranged an $18.7 million CMBS loan to refinance a 23-story historic office building in Chicago’s Loop. The 198,698-square-foot property is located at 205 W. Randolph St. The sons of world-renowned architect Daniel H. Burnham designed the building. Dennis Bernard and Kevin Kovachevich of Bernard Financial Group originated the loan for the borrower, Randolph Acquisition LLC, through Deutsche Bank.

ANN ARBOR, MICH. — Colliers International Ann Arbor has arranged the sale of a 19,020-square-foot retail building located at 3601 Plymouth Road in Ann Arbor. Green Road Retail LLC purchased the property for an undisclosed sales price. The building will be redeveloped and house Plum Market’s second Ann Arbor location. Plans include the addition of an outdoor café and a Zingerman’s coffee bar. The proposed 25,484-square-foot store is expected to bring 125 jobs to the Ann Arbor market. Jim Chaconas and Brendan Cavender of Colliers International Ann Arbor represented the seller, Cleary College, in the transaction.

PORTAGE, IND. — Quantum Real Estate Advisors Inc. has brokered the $3.2 million sale of a 15,930-square-foot shopping center in Portage. Grand Pointe Plaza is located at 6532-6546 U.S. Highway 6. Some tenants at the property include Dunkin’ Donuts, Firehouse Subs and Boost Mobile. The shopping center was fully occupied at the time of sale. A Chicago-based private real estate investor purchased the property from a local development group. Chad Firsel and Conor Bossy of Quantum Real Estate Advisors Inc. represented the seller in this transaction.

MINNEAPOLIS — Marcus & Millichap has arranged the $2.1 million sale of Amber Court Apartments, a 22-unit apartment property in Minneapolis. Amber Court Apartments is located at 5523 and 5531 Washburn Ave. S. Built in 1959, the building features original woodwork and hardwood flooring, built-in air conditioning units, circuit breakers and a parking garage. Josh Talberg of Marcus & Millichap’s Minneapolis office represented the seller, a private investor. Talberg along with Mox Gunderson and Dan Linnell of Marcus & Millichap’s Minneapolis office represented the buyer, a limited liability company.

MASSILLON, OHIO — Retail Properties of America Inc. has arranged a 50,500-square-foot retail lease in Massillon, approximately eight miles west of Canton. Dunham’s Sports will occupy the space within Massillon Commons located at SR 172. RPAI and Dunham’s Sports will renovate the space, which previously served as a grocery store. The store is expected to open this fall. The sporting goods store operates more than 200 stores in 19 states.

SOUTHFIELD, MICH. — Bernard Financial Group has arranged a $2.7 million loan to refinance an Applebee’s property in Southfield. The 5,430-square-foot building is a new construction. Dave Dismondy of Bernard Financial Group arranged the loan for the borrower, Kinaia-Ko LLC, through a life insurance company.

ANN ARBOR, MICH. — Colliers International Ann Arbor has arranged the sale of an 8,662-square-foot office building in Ann Arbor. Sleeping Bear Press purchased the property, located at 2395 S. Huron Parkway, for an undisclosed sales price. The children’s book publisher is relocating its Ann Arbor offices to this location. A dental practice in the area purchased the freestanding office asset located at W. 10 Mile Road for an undisclosed sales price. CHICAGO — Essex Realty Group Inc. has arranged the $2.7 million sale of a 26,815-square-foot building in Chicago. The property is located at 932-40 W. Dakin St. and formerly served as a heavy timber warehouse building. The E.R. Moore Co., a manufacturer of caps and gowns used for graduation and choir ceremonies, built the building in 1914. The property spans three floors and features high ceilings and hardwood floors on the second and third floors. The space is ideal for a ground-up new residential development of loft-style apartments or condominiums. Essex Realty Group’s Jim Darrow and Jordan Gottlieb represented the undisclosed seller and Doug Fisher represented the undisclosed buyer.
