CHICAGO — JLL Capital Markets has arranged a $24.7 million loan for the refinancing of Luxe on Madison, a 102-unit apartment complex in Chicago. Located at 1222 W. Madison St., the five-story community was constructed in two phases in 2009 and 2016. The property features a mix of studios, one- and two-bedroom units averaging 845 square feet as well as 7,300 square feet of ground-floor retail space. Amenities include a fitness center, coworking spaces, a rooftop terrace and covered parking garage. Danny Kaufman, Mary Dooley, Rebecca Brielmaier and Mackenzie Jones of JLL represented the borrower, Fifield Cos. MetLife Investment Management provided the five-year, fixed-rate loan.

CHICAGO — Ryan Cos. US Inc. has formed a joint venture with Namdar Realty Group and Mason Asset Management to close on the land and start construction of the final phase of Pullman Crossings industrial park in Chicago. The final phase is a 160,000-square-foot speculative facility. Pullman Crossings is a 50-acre industrial park within Pullman Park, a 180-acre mixed-use project being developed by Chicago Neighborhood Initiatives. The new building will feature outdoor eating areas, exterior bike racks, ESFR fire protection and a clear height of 32 feet in the warehouse. Ryan is developing and building the facility with construction financing provided by Bankers Trust. Completion is slated for August 2025.

CHICAGO — A joint venture between McShane Construction Co. and Ashlaur Construction has completed The Foglia Residences in Chicago. Brinshore Development and The Chicago Lighthouse developed the 76-unit affordable housing building for residents who are blind, visually impaired, disabled and veterans. The development marks the first Low-Income Housing Tax Credit building in the nation for the blind community, according to McShane. Situated on a site adjacent to The Chicago Lighthouse’s center in the Illinois Medical District, the podium-style building features nine stories with three levels of parking, six levels of units and first-floor retail space. Units are offered in studio, one- and two-bedroom floor plans. Income restrictions were not provided. Amenities include a fitness center, community room, fourth-floor rooftop terrace, dog run and playground. The common areas offer contrasting colors, lit braille unit signage, handrails, braille wallpaper, braille numbering on mailboxes, contrasting flooring in front of unit doors and elevators with audible signals. GRAND ISLAND, NEB. — Travelers Taproom has opened a 4,139-square-foot taproom at Northwest Commons Shopping Center in Grand Island, a city in central Nebraska. The Staenberg Group manages the property at 2230 N. Webb Road. Travelers Taproom offers a self-pour experience, where guests can choose from 60 rotating taps featuring local beers, ciders and seltzers. There is also a whiskey, bourbon and wine bar. Travelers Taproom is inspired by the owners’ travels across the country. Additional tenants at the shopping center include Dick’s Sporting Goods, Burlington, T-Mobile, Spectrum and Pro Image Sports.

NAPERVILLE, ILL. — Lee & Associates has negotiated a 3,163-square-foot restaurant lease at Riverwalk Plaza in downtown Naperville, a suburb of Chicago. U Sushi Club Rotary Sushi Bar leased the second-floor space. Michael Petrik and Rick Scardino of Lee & Associates represented the landlord, Naper LP. The building offers onsite parking and is located adjacent to the Naperville Public Library and near the Naperville Riverwalk.

ANN ARBOR, MICH. — LV Collective has partnered with Harrison Street to build Rambler Ann Arbor, a 1,009-bed luxury student housing development across the street from the University of Michigan campus in Ann Arbor. The 484,587-square-foot project will feature 273 units across a variety of floor plans ranging from studios to six-bedroom residences. The ground floor of Rambler Ann Arbor will include a lobby with an integrated café named Daydreamer. The study mezzanine will offer spaces for coworking and private study rooms. Residents will also enjoy outdoor terraces, a clubroom and gameday lounge, rooftop pool, hot tub, fitness facility, yoga studio, flex studio, red light sauna and resident lounge. Site work began in October, and completion is slated for fall 2027. The project is pursuing LEED Gold certification and will also include a payment of $7.2 million to the city’s affordable housing fund. DE SOTO, KAN. — Contegra Construction Co. has completed a 1 million-square-foot distribution center at Flint Commerce Center in De Soto, a southwest suburb of Kansas City. Flint Development is the developer for the 370-acre industrial park. Panasonic has leased half of the building to support a nearby battery manufacturing facility under construction. Located at 10200 Edgerton Road, the cross-dock distribution center features a clear height of 40 feet. There are 98 dock doors with four drive-through doors, and parking is available for 515 cars and 251 trailers. The project team included Davidson Architecture and Engineering, BHC Civil Engineering & Surveying, PKMR Engineers, Wallace Engineering and CFS Engineers.

OVERLAND PARK, KAN. — Berkadia has arranged the sale of The Highlands, a 448-unit multifamily property in the Kansas City suburb of Overland Park. The community features one-, two- and three-bedroom units with two saltwater pools, a fitness center, renovated clubhouse and business center. Jason Parr, Scott MacDonald, John Hansen, Michael Spero and Niko Vrentas of Berkadia represented the seller, California-based St. Regis Properties LLC, and the buyer group, which acquired the property through San Francisco-based sponsor Hamilton Zanze & Co. Clay Akiwenzie of Berkadia arranged $53.3 million in permanent acquisition financing on behalf of the buyer. Fannie Mae provided the 10-year loan.

ETNA, OHIO — Omega Morgan has signed a full-building industrial lease totaling 250,020 square feet at The Cubes at Etna – Building D in Etna, about 20 miles east of Columbus. CRG completed development of the speculative facility in January. Located at 10300 Schuster Way, the building is part of The Cubes at Etna, a 305-acre master-planned industrial park. Building D was developed in partnership with an affiliate of LXP Industrial Trust. Omega Morgan works in specialized transportation, heavy rigging and machinery moving services. The company plans to utilize the building for distribution services to the Ohio Valley region. Building D features a rear-load design with a clear height of 36 feet, 32 fully equipped dock positions expandable to 50, 62 trailer stalls and a 60-foot speed bay. The building is supported by a 15-year, 100 percent tax abatement. The facility is located adjacent to the I-70 interchange at State Route 310. Joe Kimener of CBRE represented CRG, while Nick Tomasone of JLL represented the tenant. Contegra Construction served as the general contractor, and Lamar Johnson Collaborative was the architect.
