WOODRIDGE, ILL. — Morgan/Harbour Construction has completed a 180,480-square-foot speculative warehouse within Park 355 in suburban Chicago on behalf of HSA Commercial and Industrial Income Trust. Located at 2143 Internationale Parkway, the new building is situated on 9.5 acres in Woodbridge and includes 30-foot clear ceiling heights, 28 exterior truck docks and four drive-in doors. The property sits near the junction of I-55 and I-355 and features frontage on I-355. The facility can accommodate up to 196 vehicles and is expandable by an additional 23 exterior docks and five drive-in doors. Leading Morgan/Harbour’s construction team were Ben Warriner, vice president of construction; John Becker, project manager; and Robert Papineau, superintendent. Cornerstone Architects provided the architectural services. The building is a joint development between HSA Commercial and Denver-based Industrial Income Trust.

WAUSAU, WIS. — Marcus & Millichap has arranged the $8.2 million sale of Pick ’n Save, a 67,951-square-foot, net-leased property in Wausau, a city in northern Wisconsin. Austin Weisenbeck, Sean Sharko and Dominic Sulo, investment specialists in Marcus & Millichap’s Oak Brook, Ill. office, marketed the property on behalf of the seller, a private investor, and secured the buyer, a REIT. Pick ’n Save is located at 205 Central Bridge St. and is situated along the west bank of the Wausau River.

DEERFIELD, ILL. — J.C. Anderson Inc. has completed a 45,000-square-foot office renovation and expansion for Morgan Stanley at 111 S. Pfingsten Road in Deerfield, a northern suburb of Chicago. The construction on the second floor included new carpet and paint, along with remodeling of the lobby and reception areas. The fourth floor was a complete reconfiguration to incorporate new private offices and open work areas. Founded in 1935, Morgan Stanley is a global financial services firm with expertise in securities, asset management and credit services. Seth Erlich was the project manager and Steve Perry was the superintendent for J.C. Anderson. Wight & Co. provided the architectural services.

CHICAGO — Arthur J. Rogers & Co. has completed a lease on behalf of DHL Global Forwarding for a 491,120-square-foot, build-to-suit near O’Hare International Airport in Chicago. The $35 million project, located on a 24-acre parcel north of the airport, recently broke ground. The new Global Forwarding Center for DHL, the largest facility for the firm in the nation, will include 53,000 square feet of office space and a 423,030-square-foot warehouse. Jeanne Rogers of Arthur J. Rogers & Co. represented DHL Global Forwarding in the transaction. Ken Franzese and John Cassidy of Lee & Associates represented the ownership. Aeroterm is developing and constructing the facility, which is slated for a fall completion.

COLUMBUS, OHIO — A New Jersey-based private investor has sold Mill Valley Plaza in Columbus for $3.3 million, equaling an 8.34 percent cap rate. The Cooper Commercial Investment Group represented the seller in the transaction. The 18,353-square-foot retail plaza is 100 percent occupied, and most of the tenants have signed lease renewals, says Dan Cooper, broker and president of the Cooper Commercial Investment Group in Cleveland.

CHICAGO – Aries Capital has completed a $2.8 million loan for the purchase of a 37-unit apartment complex in Chicago’s Logan Square neighborhood. Fannie Mae was the investor in the transaction. The apartment complex, located at 1944 N. Spaulding, is a courtyard building including a mix of one- to four-bedroom units. The 10-year, non-recourse loan features a 30-year amortization schedule. The borrower has completed the development of more than 1,250 residential units and currently owns and operates several properties in Chicago. Eric Jones, vice president from the firm’s Chicago office, arranged the loan.

COLUMBUS, OHIO — Cassidy Turley has moved to larger space for its Columbus office after recently announcing additions to its industrial team. While still located at 325 John H. McConnell Blvd., the company has moved to the building’s fourth floor. The Cassidy Turley brand was created in March 2010 with specialties in investments, property management and industrial and office leasing and tenant representation. Currently, Cassidy Turley employs 60 professionals in Columbus.

ALSIP, ILL. — Resource Plastics has signed a long-term lease for 170,563 square feet of industrial space at 5623 W. 115th Street in Alsip, a southern suburb of Chicago. The 399,511-square-foot industrial property was recently redeveloped by KTR Capital Partners to attract new tenants. Resource Plastics, a major plastic recycling, manufacturing and raw material distribution company, is relocating from Blue Island. AFFTON, MO. — Cushman & Wakefield | Gateway Commercial has arranged the sale of the former St. Louis Sports Center building, a 93,960-square-foot property in Affton, located about 10 miles southwest of St. Louis. Dennis DeSantis, Pat Reilly and Dan Bamberger of Cushman & Wakefield | Gateway Commercial represented the seller, Marywood Holdings LLC, in the transaction. Merritt Properties represented the buyer, Center St. Louis LLC. The property is located at 6727 Langley Ave. The purchase price was undisclosed.
