AURORA, ILL. — Duke Realty Corp. has purchased a 257,542-square-foot industrial facility at 940 N. Enterprise St. in Aurora for a reported $9.5 million. Brighton Best International, a distributor of fasteners screws and bolts, has signed a long-term lease for the entire building and will relocate its operations to the facility later this year. Built in 1998, the building includes 36 truck docks and four drive-in doors. David Bercu of Colliers International represented the seller, PanCal, 940 Enterprise LLC. Brian Colson and Eric Fisher of NAI Hiffman represented Duke Realty.

EAGAN, MINN. — Murphy Warehouse Co. has purchased a 350,000-square-foot warehouse facility at 905 Yankee Doodle Road in Eagan for $6.55 million. 99 Cents Only Stores was the seller. The property has been on the market since 2005 and terms of the deal were not disclosed. Murphy Warehouse owns 11 facilities in the Twin Cities, and the new Eagan logistics facility will serve customers in the food, medical, retail, paper and home construction industries. The new owners plan to invest $3 million in facility upgrades, including several sustainable features.
GARRETT, IND. — Bell Equipment Services has purchased a 14,420-square-foot industrial building in Garrett. The property is situated on 4.6 acres at 2431 Forrest Park Dr. Tyler Binkley of NAI Harding Dahm represented the seller, Multiple Trusts – Bertsch, in the transaction. He also represented the buyer.
OMAHA — NorthMarq Capital has arranged $7.4 million for the refinancing of Wyndham Villas, a 92-unit apartment property, in Omaha. John Bendon and Jason Kinnison of NorthMarq Capital arranged the 10-year loan through Freddie Mac. The loan contains a 30-year amortization schedule.
BALLWIN, MO. — Ramco-Gershenson Properties Trust has purchased Central Plaza, a 175,143-square-foot shopping center in Ballwin, for $21.5 million. Central Plaza is located along Manchester Road and is anchored by buybuy Baby, Ross Dress for Less, JoAnn and Office Max. Additional retailers include Tuesday Morning, Five Below and Famous Footwear. Ben Wineman of Mid-America Real Estate Group-Missouri LLC and Scott Seyfried of Pace Properties represented the seller, Pace Properties, in the transaction. The buyer was self-represented.
ROLLING MEADOWS, ILL. — The Marquette Cos. has completed its renovation of The Apartments at Woodfield Crossing, a 662-unit complex in Rolling Meadows. Marquette and its joint venture partner, The Davis Cos., purchased the community in 2010 and made a series of renovations including the replacement of exterior lighting and the installation of new roofs. Energy-efficient windows were added to 490 of the units as well as new patio doors. Marquette also upgraded the amenities, including the sand volleyball court and soccer field. The property is located at 4700 Arbor Drive and rents range from $845 to $1,425 per month.
DECORAH, IOWA — Opus Design Build will construct a 17,800-square-foot aquatics center at Luther College in Decorah at a cost of $5.9 million. The facility will feature an 8-lane competition pool, 13-foot-depth diving area and shallow pool for swimming lessons. Opus AE Group will serve as the architect and structural engineer while Michaels Engineering will be the mechanical, electrical and plumbing engineer and Braun Intertec the geotechnical consultant. Construction is set to begin this September with completion expected in May 2013.
INDIANAPOLIS — Sourwine Real Estate Services has broken ground on an 80,699-square-foot, multi-tenant office building at 8335 Keystone Crossing in Indianapolis. The three-story building will include 25,000 square feet per floor. Sourwine will own, develop and manage the building. The project marks the first fully speculative commercial real estate development in the Indianapolis area since 2008.
CANON, OHIO — AFL-CIO Housing Investment will invest $10 million toward a $14 million project to rehabilitate the Mayfield Manor Apartments in Canon. The scope of work includes interior repairs and upgrades. The installation of low-flow plumbing fixtures will reduce energy consumption. The National Steelworkers Oldtimers Community Urban Redevelopment Co. developed the apartment building in the early 1980s to provide low-income seniors with access to affordable housing. Since its completion in 1982, the property has been managed by the Elderly Housing Development & Operations Corp.
FRANKLIN, WIS. — Distribution Solutions has inked a lease for 18,600 square feet of industrial space at Franklin Commerce Center, located at 9630 S. 54th St. in Franklin. Tom Shepherd and Jim Larkin of Colliers International represented the landlord, CLPF Franklin LLC, in the transaction.
