LENEXA, KAN. — NorthMarq Capital has arranged $23.4 million in acquisition financing for Rosehill Pointe, a 498-unit apartment community at 12701 W. 88th Circle in Lenexa, a suburb of Kansas City. David Farrell of NorthMarq Capital arranged the loan through Freddie Mac. The 10-year loan has a 30-year amortization schedule.

OKAWVILLE, ILL. — Holland Construction has completed the first phase of the new Okawville School for West Washington County Community Unit District No. 10. Phase I of the facility, which consists of grades K through 12, included construction of the district office, a gymnasium, the junior and senior high school and a cafeteria. The $29 million, two-phase project will include 166,000 square feet of new construction built on two levels around the existing gymnasium. The second phase includes construction of a wing that will house grades K through 6, a computer lab, as well as art and music rooms. Phase II is slated for completion in the summer of 2013. Okawville is located in southern Illinois.
FARMINGTON HILLS, MICH. — Farmington Hills-based Ramco-Gershenson Properties Trust has agreed to acquire four shopping centers in Wisconsin, Missouri and Colorado for more than $105 million. The purchase includes the $21.6 million Central Plaza, a 166,468-square-foot shopping center in St. Louis. The center is fully leased and anchored by Office Max and JoAnn Fabrics. Also included is the $15.1 million Nagawuakee Shopping Center in Milwaukee, which is anchored by a Kohl's Department Store. The center consists of 113,617 square feet. The Boulder, Colo.-based shopping centers include Harvest Junction North and Harvest Junction South, which are $35.5 million and $33.7 million, respectively. The acquisition is expected to close later this month or early June.
LIBERTYVILLE, ILL. — TCi Tires has signed a lease for 30,845 square feet at Liberty Pointe Business Corporate Center III in Libertyville. TCi, a national tire service dealer, plans to use 1,370 square feet in the building for office space and will devote 29,475 square feet to its distribution operations. McShane Development Co. and MetLife Real Estate Investments co-developed the property, which is located at 1400 Harris Rd. Keith Puritz, Brett Kroner, Ryan Bain and Zachary Graham of CBRE Group represented the owner in the transaction. Grant Glattly of CBRE Group represented the tenant.
INDIANAPOLIS — IDI plans to develop a 794,608-square-foot industrial building at AmeriPlex Business Park, adjacent to the Indianapolis International Airport. The construction, which will begin in two weeks, will mark the first new distribution center in the greater Indianapolis market since 2008. The IDI World Connect Building I will be located at 6161 Decatur Blvd. The facility will include skylights and 60-foot structural bays, and is expected to open this December. Cushman & Wakefield/Summit Realty Group and Develop Indy will work together to lease the property.
LISLE, ILL. — Opus Development Corp. will break ground on a new luxury apartment complex in Lisle this month named Arboretum Landmark. The four-story building will feature 310 units and 500 parking spaces. Amenities will include an outdoor heated swimming pool, communal gas grills, fitness center and a patio area. The project is slated for occupancy in September 2013. Opus Design Build will serve as the general contractor for the project.
MINSTER, OHIO — Love Funding has arranged a $5 million loan to refinance Heritage Manor Skilled Nursing and Rehabilitation Center in Minster. Robert Smallwood of Love Funding secured the 33-year loan through the U.S. Department of Housing and Urban Development's 232/223(f) loan program. The property, built in 1977, is operated by a subsidiary of Vrable Healthcare Inc. and includes 61 units.
CHICAGO — Chicago Title Insurance has leased 86,207 square feet of office space at 10 S. LaSalle St. in Chicago, according to the building's owner, New York-based Feil Organization. The firm will occupy floors 30 through 32 of the building, plus part of the 27th floor. In addition, Facebook Inc. has renewed and expanded its lease at the building to 7,932 square feet. Biotech company Chromatin Inc. has inked a new lease for 6,856 square feet. Feil also announced five additional new leases or renewals totaling more than 15,000 square feet. 10 S. LaSalle is a 37-story office tower in Chicago's Loop.
LAWRENCE, KAN. — Ross Dress for Less has signed a 22,000-square-foot lease at Pine Ridge Plaza in Lawrence. The owner, Retail Properties of America, was represented in-house by Maria Pope. Pine Ridge is a 236,492-square-foot shopping center and is located less than three miles from the University of Kansas.
ST. PAUL, MINN. — FILO Productions, an event management company, has signed a lease for 25,000 square feet of office and warehouse space at 1810 Como Ave. in St. Paul. Joe Hughes and Jerry Driessen of CBRE Group represented the tenant in the transaction. Wellington Management owns the property.
