NAPERVILLE, ILL. — Peace Hospice has signed a lease for 4,391 square feet of office space in Naperville. The office is part of a 59,898-square-foot building at 1717 N. Naper Blvd. The property is now 86 percent leased. The building features conference rooms, a tenant lounge, vending area, adjacent hotel and direct access to I-88. Brian Edgerton of NAI Hiffman represented the landlord, Butterfield Properties, in the transaction.

NEW PRAGUE, MINN. — Phillips Edison — ARC Shopping Center REIT has acquired New Prague Commons, a shopping center in New Prauge, for $10.2 million. The property is anchored by Coborn's grocery store and is 98.2 percent leased. Coburn's has leased its space through May 2023. The acquisition brings the company's total portfolio to 21 properties. New Prauge is located 45 miles southwest of Minneapolis/St. Paul.
ARLINGTON HEIGHTS, ILL. — Essex Realty Group has arranged the sale of a two apartment properties in Arlington Heights, approximately 25 miles southwest of Chicago's central business district. The portfolio includes a total of 26 units, which are located at 908-10 W. Euclid. Doug Imber and Matt Welke of Essex represented the seller in the transaction. Jim Darrow and Jordan Gottlieb, also of Essex, represented the buyers.
CRYSTAL LAKE, ILL. — Marcus & Millichap has arranged the $6.7 million sale of Central Park Place, a 20,533-square-foot shopping center in Crystal Lake. Tenants include Starbucks, Subway, Sally Beauty and GameStop. Jeff Rowlett and Jason Ladner of Marcus & Millichap represented the seller, an Illinois-based developer, in the transaction. The buyer was a limited liability company from California.
AURORA, ILL. — International Transload Logistics has purchased 3675 Darlene Court, an 8,271-square-foot office building in Aurora. The company plans to use part of the building for its corporate offices and lease the remaining space. The building is located in the Meadow Lakes Corporate Park, about five miles south of I-88, and features lake views, a full basement and abundant parking. KANSAS CITY, MO. — Foot Locker plans to open a new House of Hoops store in the Skelly Building, located on the northeast corner of 47th Street and Pennsylvania Avenue in Kansas City. The 5,206-square-foot retail store is set to open in mid-November. The building is also home to Block & Co., Panera Bread and Bo Lings Chinese Restaurant. Foot Locker has 3,500 locations worldwide, but the House of Hoops concept store is one of only 76 retail stores in the world and features a variety of exclusive Nike Footwear and apparel. David Block of Block & Co. represented both parties in the transaction.
BINGHAM FARMS, MICH. — Versa Development is constructing a 9,000-square-foot retail property in the parking lot of the company's Bingham Office Center, located at Telegraph Road and 13 Mile Road in Bingham Farms. The development will include three fast-casual restaurants: DiBella's Old Fashioned Submarines, Qdoba Mexican Grill and a restaurant that is yet to be announced. Due to the lack of restaurants in the area, Versa expects the development will attract office tenants and the general public. Versa is partnering with Farbman Group and the Village of Bingham Farms on the project. The complex is expected to open this winter.
KENOSHA, WIS. — NorthMarq Capital has arranged a $14.5 million Freddie Mac loan for the refinancing of Shagbark Apartments, a 460-unit apartment community in Kenosha. Sue Blumberg of NorthMarq arranged the 10-year loan amortized over 30 years on behalf of the borrower, Shagbark Apartments LLC.
WESTMONT, ILL. — Fresh Enterprises has opened a new Canyons Burger Co. restaurant at 243 W. 63rd St., inside the Westmont Yard Indoor Sports complex in Westmont. The new 2,500-square-foot restaurant is locally owned and operated by Westmont Yard Sports Complex owner, William Gust. The restaurant will celebrate its grand opening with “Kids in Uniform Eat Free” on weekends in October.
