ST. LOUIS — Kwame Building Group (KWAME) has completed work on a $15 million, 200-bed residence hall and dining facility at Harris-Stowe State University in St. Louis. KWAME managed the year-long project, with K&S Associates as the general contractor. Grice Group Architects and Trivers Associates provided architectural services for the project. Amenities include a cardio fitness room, laundry facility, mailboxes, community kitchen, 24-hour vending and a public safety office.

WARREN, OHIO — A joint venture between Cleveland-based Industrial Commerce, Los Angeles-based Industrial Realty Group and B.J. Alan Co. has purchased a 1.2 million-square-foot industrial park, located on North River Road in Warren, from Delphi Automotive for $2.63 million. No brokers were involved, but the deal was processed through the Western Reserve Port Authority. Additionally, Phantom Fireworks has leased 640,000 square feet on the property. Jeffrey Bilsky of Cleveland-based NAI Daus represented the tenant in the lease transactions.
YPSILANTI, MICH. — Kaftan Communities has purchased the 112-unit Bryn Mawr Apartments, located at 2277 S. Grove in Ypsilanti, for $2.35 million from Bryn Mawr Apartments, LP. Amenities include an outdoor pool, washer/dryer hookup in each apartment, private balconies and more. ICI Property Consultants represented both parties in the transaction.
BOLINGBROOK, ILL. — Chicago-based Bradford Allen has arranged a 51,650-square-foot lease renewal with LexisNexis in Creekside Corporate Center, located at 480 Quadrangle Dr. in Bolingbrook. Joel Berger and Ryan Moan of Bradford Allen represented the landlord, Stone Creek Properties, in the lease transaction. MONROE, MICH. — Phoenix-based Cole Real Estate Investments has acquired the 141,935-square-foot Telegraph Plaza Portfolio, a three-property portfolio located in Monroe, for $12.9 million. Ashish Vakhariya of Marcus & Millichap's Detroit office represented the seller, a national developer, and worked with Scott Holmes of Cole in closing the transaction.
BLAIR, NEB. — Omaha, Neb.-based The Lund Co. has negotiated the $3.63 million sale of the 72-unit Deerfield Apartments, located at 1274 Deerfield Blvd. in Blair, to AV Legacy Holdings. Rich Secor of The Lund Co. represented the seller, Blair Apartments, LLC, in the transaction.
EVANSTON, ILL. — Chicago-based Essex Realty Group has arranged the $1.12 million sale of a 13-unit, walk-up apartment building, located on the corner of Monroe Street and Sherman Avenue in Evanston. Doug Imber and Kate Varde of Essex represented the undisclosed seller and Jim Darrow, also of Essex, represented the undisclosed buyer.
AVON, OHIO — Luttner Real Estate Investments Services has arranged the $1.07 million sale of an Arby's ground lease in Avon. The property has 17.5 years remaining on the initial 20-year lease. Mark Luttner of Luttner's Chicago office represented the seller, The Richard E. Jacobs Group, and procured the buyer, a California-based private 1031 investor.

CHICAGO — Chicago-based Essex Realty Group has negotiated the $4.1 million sale of 26 residential units in the 107-unit Eastgate Village, a master-planned community located at 306 E. 25th St. in Chicago. The units contained 10 condominiums and 16 townhomes. Jim Darrow and Jordan Gottlieb of Essex represented the seller, a regional bank, and Matt Welke, also of Essex, represented the buyer, a private investor.
