AURORA, ILL. — McShane Construction Co. has completed Fox Valley Apartments in Aurora on behalf of Housing For All LLC in collaboration with Visionary Ventures, Cordogan Clark & Associates and JTE Real Estate Services. The project includes one new building and two renovated historic school buildings to offer a total of 47 affordable housing units. McShane remodeled Lincoln Elementary School, a 39,000-square-foot building originally constructed in 1893, to accommodate 14 units. The school closed in 2007 due to low enrollment and remained vacant until construction of the apartments began. Also on that site, McShane constructed a new, two-story building to offer 22 units. Originally an elementary school, Mary A. Todd School was transformed into 11 apartment units and a healthcare clinic for uninsured or underinsured families. The building was originally constructed in the early 1900s and most recently housed West Aurora School District’s early childhood programs until the programs were moved to a new facility in 2019. During the remodeling process, McShane kept historical features of the schools, including trim, flooring, chalkboards, lockers, windows and doors. UNIVERSITY CITY, MO. — Developer Charles Deutsch has begun pre-leasing efforts for Avenir, a $90 million luxury apartment complex in University City, an inner-ring suburb of St. Louis. Residents are expected to move in toward the end of August. The 262-unit development features one-, two- and three-bedroom floor plans ranging from 640 to 1,620 square feet. Monthly rents start at $1,800. Amenities include pickleball courts, bocce ball, a resort-style pool, dog park, fitness center, business center, game room and coffee bar. Avenir marks Deutsch’s first luxury apartment community that isn’t geared toward seniors. He is one of the original co-founders and owners of The Gatesworth Communities, a collection of luxury seniors housing properties in University City and Creve Coeur. Holland Construction Services is the general contractor, and Gray Design Group served as architect. First Bank provided financing.
Trident Development Nears Completion of 244-Unit Luxury Multifamily Property in Suburban Twin Cities
INVER GROVE HEIGHTS, MINN. — Trident Development is nearing completion of Avalon Apartment & Townhomes, a 244-unit luxury multifamily property in the Twin Cities suburb of Inver Grove Heights. The development will feature 54 townhomes and 190 apartments. The two- and three-bedroom townhomes will span across 10 buildings with attached two-car garages. The first townhomes will be move-in ready by fall 2024. The apartment units will be housed in one four-story building. Layouts include studio, one-, two-, three- and four-bedroom options. Residents will have access to underground parking with 166 stalls. The apartments are slated for occupancy by early 2025. Amenities will include a fitness center, speakeasy lounge, golf simulator, pickleball court, rooftop patio, dog run, playground and resort-style pool. Trident is developing the project in partnership with Vincent Cos. Lyon Contracting is the general contractor, and Village Green will serve as property manager.
HAZELWOOD, MO. — Dive Bomb Industries has signed a 128,000-square-foot industrial lease at Hazelwood Business Park in Hazelwood, a northern suburb of St. Louis. The outdoor sporting goods company is relocating its headquarters from Westport. Dan Lesinski and Billy Spence of Colliers represented the landlord, Industrial Commercial Properties (ICP). Jake Corrigan of Sansone Group represented the tenant. Hazelwood Business Park, redeveloped by ICP, spans 147 acres and includes a mix of light industrial, tech, office and retail spaces.
DES PERES, MO. — Cohen & Steers Income Opportunities REIT Inc. (CNSREIT), in partnership with Phillips Edison & Co. Inc. (PECO), has acquired Des Peres Corners in the western St. Louis suburb of Des Peres. The 121,000-square-foot, open-air shopping center was built in 2009. The property is 90 percent occupied and is anchored by a 74,000-square-foot Schnucks grocery store. The companies completed the acquisition through a joint venture targeting $300 million in equity that is owned 80 percent by CNSREIT and 20 percent by PECO. The joint venture will focus on acquiring open-air, grocery-anchored shopping centers.
WEST DES MOINES, IOWA — CBRE has arranged the sale of PointeWest Apartment Homes, a 223-unit multifamily property in West Des Moines. The sales price was undisclosed. Built in 1989, the community features a range of one-, two- and three-bedroom floor plans averaging 904 square feet. Amenities include underground parking, an indoor pool and outdoor sauna, pickleball courts, a fitness center, indoor basketball court, game room, dog park and two picnic areas. Cy Fox, Ray Hamilton, Keith Collins and Danny Baker of CBRE represented the East Coast-based seller. California-based Canyon View Capital was the buyer.
DARDENNE PRAIRIE, MO. — St. Louis-based developer Mia Rose Holdings has broken ground on The Prairie Encore, a $90 million apartment and retail development in the northwest St. Louis suburb of Dardenne Prairie. The property will include 190 luxury apartment units along with a 3,000-square-foot, standalone Sugarfire Smokehouse with sand volleyball and pickleball courts. There will also be a Small Sliders restaurant, an 11,000-square-foot building for Mac-A-Doodles Fine Wine, Beer & Spirits, a Starbucks with a drive-thru, a Circle K convenient store and a 7,500-square-foot animal hospital. Sugarfire and Mac-A-Doodles are scheduled to open late this fall. Starbucks is slated to open in mid-2025, with the multifamily and animal hospital following in fall 2025. The four-story apartment building will feature two interior courtyards, a 3,000-square-foot lobby with a leasing office, coffee bar, kitchen, bar and fitness center and various coworking spaces. Outside, there will be surface parking, a large dog park, resort-style pool and community gathering spaces. Rosemann & Associates was the consulting architect, and Hurford Architects was the project architect. The property manager will be 2B Residential.
LA CROSSE, WIS. — Marcus & Millichap has arranged the sale of a 107-room Home2 Suites by Hilton hotel in La Crosse, a city in southwest Wisconsin on the Mississippi River. The sales price was undisclosed. Built in 2016, the four-story property features an indoor pool, business center and fitness center. Ebrahim Valliani, Michael Klar and Dan Danielak of Marcus & Millichap represented the seller, while Valliani and Klar procured the buyer. Both the buyer and seller were regional hotel ownership groups. Chris Gomes and Allan Miller of Marcus & Millichap provided additional support for the transaction, and Todd Lindblom, broker of record in Wisconsin, assisted in closing the sale.

SCHILLER PARK, ILL. — Associated Bank has provided a $2.2 million loan for the refinancing of an industrial outdoor storage facility near O’Hare International Airport in Schiller Park. O’Hare Blue Sky Parking leases the property and operates it as an offsite parking facility servicing O’Hare. The asset includes a 16,562-square-foot building. Daniel Barrins of Associated Bank originated the loan on behalf of the borrower, The Missner Group, which acquired the property in February 2023.
