In the first transaction, Steve Beals of Lee & Associates represented the Truss Partners in the acquisition of a 53,700-square-foot industrial facility, which is located at 840 S. County Road 550 West in Tipton, for an undisclosed price. Steve Beals of Lee & Associates represented the buyer; the seller, 84 Lumber, was self-represented in the transaction. In the second deal, Mike Kensill of Lee & Associates negotiated the sale of an 8,100-square-foot office facility, located at 410 N. U.S. 31 in Whiteland, for an undisclosed price. Kensill represented the buyer, D&M LLC, and the seller, First Financial Corp., in the transaction.
JACKSON, WIS. — Lange Realty, dba Mardon Control Systems, has acquired a 7,200-square-foot industrial facility at Jackson Northwest Industrial Park in Jackson. Platinum Enterprises sold the property, which is located at W208N16975 Center St., for an undisclosed price. Mardon plans to relocate its assembly operations to the new property. James Young of Milwaukee-based Cassidy Turley Barry represented the buyer; Brian Parrish of Dickman Co. represented the seller, in the transaction.
BOLINGBROOK, ILL. — KTR Capital Partners has acquired a 182,400-square-foot warehouse/manufacturing facility in Bolingbrook. BPG Properties sold the property for $7.35 million. Located at 605 Territorial Dr., the facility features 30-foot ceiling heights, an ESFR sprinkler system, electro-static-dissipating epoxy finished floors, climate control, 28 docks with 130-foot minimum truck court depths and 49-foot by 40-foot bays. OAK BROOK, ILL. — A.M. Castle & Co. has selected McShane Construction Co. for the design/build construction of its 38,638-square-foot office suite at 1420 Kensington Road within The Crossings in Oak Brook. The specialty metals and plastics company is relocating from Franklin Park, Illinois. Archideas Inc. is providing architectural services for the project, which is scheduled for completion in April.
NORTHBROOK, ILL. — NorthMarq Capital has arranged $6.65 million in financing for the new headquarters of Nestle Foods' Frozen Pizza Division. The 75,260-square-foot facility is located at 885 Sunset Ridge in Northbrook. The loan amortizes over a 15-year schedule at a 5 percent interest rate. The property, which is 60 percent office and 40 percent research and development space, has been completed renovated and redeveloped with state-of-the-art improvements. Jeff Cherner of NorthMarq's Chicago office originated the loan.
OTTUMWA, IOWA, AND MANSFIELD, OHIO — Cassidy Turley Commercial Real Estate Services' Columbus, Ohio, office has brokered the sale of two Walgreens stores in Iowa and Ohio. New York-based American Realty Capital II has acquired 327 West Fourth Street in Ottumwa for $4.3 million and 1000 West Park Avenue in Mansfield for $4.69 million. Zane Fry, Micha Bitton and Kevin James of Cassidy Turley represented the undisclosed New York-based seller in the transaction.
STRAFFORD, MO. — John Deere Reman – Springfield is planning to develop a 275,000-square-foot facility in Strafford. Located in Strafford Industrial Park, the facility will serve as a central core processing and storage location for the company. The expansion is a $14 million new capital investment to the area and will create 55 new jobs over 5 years.
AURORA, ILL. — Cohen Financial has arranged a $4 million loan for the refinancing of an industrial corporate headquarters building in Aurora. Located at 4215 Campus Dr., the 46,986-square-foot property houses office, laboratory and warehouse space. The building is fully leased by Engineering Systems Inc. Michael Grant of Cohen Financial's Chicago office arranged the 10-year, fixed-rate loan with a 20-year amortization schedule. The borrower is Campus Drive LLC and the developer is REM Management Co.
EDWARDSVILLE, KAN. — Premier Beverage, a wholly owned subsidiary of Glazer's of Kansas, has acquired an industrial property located at 1100 Blake St. in Edwardsville. The 245,000-square-foot industrial building, which was formerly occupied by Appleton Paper Co., sold for an undisclosed price. M&I Regional Properties LLC, the real estate arm of M&I Marshall & Ilsley Bank of Milwaukee, sold the property. David Zimmer of Zimmers Cos. represented the seller; Whitney Kerr of Cassidy Turley represented the buyer in the transaction.
SPRINGFIELD, MO. — Performance Food Group (PFG) is expanding its 80,000-square-foot PERFORMANCE Foodservice – Roma distribution facility in Springfield. The company plans to add 35,000 square feet to the existing property. The expansion will result in a $5.2 million in capital investment in the Springfield area. PERFORMANCE Foodservice Roma's Springfield facility serves more than 1,500 customers throughout a nine-state area, which includes pizzerias, Italian and Mexican restaurants and regional chains.
