HAM LAKE, MINN. — Winchester, Va.-based American Woodmark Corp. has completed the disposition of an 89,098-square-foot industrial complex, which is located at 16430 Highway 65 N.E. in Ham Lake. Minnesota-based cabinetry manufacturer Fleetwoods acquired the 15.36-acre property for an undisclosed price. Dan Friedner, Jay Chmieleski and Aaron Sillanpa of NAI Welsh represented the seller in the transaction.

ROCKFORD, ILL. — Developer W.D. Schorsch Real Estate has selected McShane Construction Co. construct a 32,150-square-foot Rockford Veterans Affairs Community-based Outpatient Clinic in Rockford. Situated on 3.9 acres at Featherstone Drive and Mulford Avenue, the project will feature a public waiting area and lobby, physician offices, treatment rooms, staff support areas, a pharmacy, diagnostic testing capabilities and laboratories. Marasco & Associates Inc. designed the facility to achieve LEED Silver certification. The project is scheduled to break ground in spring with completion slated for early 2012.

ROSEMONT, ILL. — Woodridge, Ill.-based Morgan/Harbour Construction has completed an office build-out for AFCO. The 16,000-square-foot office renovation included construction of private offices, open work space areas, a reception area and conference rooms. Morgan/Harbor was selected by the property owner, Transwestern Investment Co., and AFCO. James D. Jordan provided architectural services for the project.

LINCOLN, NEB., AND SIOUX FALLS, S.D. — NorthMarq Capital has arranged $11.8 million in combined first mortgage financing for two multifamily properties in the Midwest. Located at 6201 Normal Blvd. in Lincoln, the 80-unit Chatelaine Apartments received a $4.8 million loan. The 107-unit Foxmoor Phase III, which is located at 5001 W. Equestrian Place in Sioux Falls, received a $7 million loan. John Reed of NorthMarq's Omaha, Neb., Regional office secured the financing.

CAROL STREAM, ILL. — NTA Precision Axle Corp. has acquired a 223,160-square-foot industrial building in Carol Stream. The buyer plans to renovate the building, which is situated on 13 acres at 795 Kimberly Dr. Mas Ishida of TOBI International Corp. represented the buyer. The seller, Emerick Capital Investments Inc., was not represented.

CHICAGO — Englander Bedding Co. has purchased the former SK Hand Tool Corp. facility in Chicago. Located at 3535 W. 47th St., the 158,930-square-foot facility will be utilized for the mattress manufacturer's expansion. Matt Rogatz of Chicago Industrial Real Estate represented the buyer; Tom Condon and Vern Schultz of Colliers International represented the undisclosed seller in the transaction. Terms of the lease were not released.

CHICAGO — J.C. Anderson Inc. has completed a 20,000-square-foot tenant improvement project for W.R. Berkley Corp. in Chicago. The project included renovations at multiple locations within the firm's offices at 311 S. Wacker Dr. and 303 W. Madison. The improvements included the construction of a high-end reception area, glass-partitioned executive offices, open work space areas, a large kitchen/dining area and an extensive IT room with supplemental cooling. Perkins + Will and Illekis Associates provided architectural services for the project. J.C. Anderson was selected for the project by property manager, CB Richard Ellis.

CHICAGO — Schafer | Condon | Carter (SCC) has acquired the C.C.P. Holden building in Chicago for an undisclosed price. Located at 1027 W. Madison St., the property offers 34,500 square feet of office space. SCC plans to relocate to the property in the fall after renovations are complete. Chicago-based Widler Architecture is providing architectural and restoration services for the renovation.

MINNETONKA, MINN. — KBS REIT II has acquired 601 Tower at Carlson Center in Minnetonka. The 15-story, 288,458-square-foot office tower sold for an undisclosed price. The property is 90 percent leased to tenants, including One Beacon Insurance, Conopco, Wachovia, RBC Capital Markets, Robert Baird, Pine River Capital and HQ Global Workplaces. Tom Holtz represented the CB Richard Ellis Minneapolis Investment Team that represented the undisclosed seller in the transaction. KBS Capital Advisors represented Newport Beach, Calif.-based KBS REIT II.
