MELROSE PARK, ILL. — Kerry Ingredients & Flavours has selected Meridian Design Build to construct an 84,000-square-foot expansion to its existing 113,000-square-foot manufacturing facility in Melrose Park. Located at 3141 W. North Ave., the project will offer a total of approximately 197,000 square feet when complete in fourth quarter 2010. The redevelopment project includes the demolition of a two-story, 130,000-square-foot structure. Harris Architects is providing architectural and structural engineering services for the project. Jacob and Hefner Associates is serving as civil engineer.

COLUMBIA, MO. — Analytical Bio-Chemistry Laboratories has selected St. Louis-based ARCO Construction Co. for a $4.2 million laboratory renovation and expansion for its chemical division at its original campus in Columbia. The renovations include upgrading exterior finishes, redesigning and modernizing 27,000 square feet of laboratory and office space, and constructing a 10,000-square-foot addition, which includes a 2,000-square-foot walk-in freezer and a 5,000-square-foot sample prep area. Additionally, the project is designed to be more energy efficient. Completion is scheduled for June.
CHICAGO — Marquette Bank has provided a $5.5 million loan to Belmont-Clark Partners for a 77-unit multi-use property in Chicago. The 77-unit property is located at 3154-85 N. Clark St., 842-46 W. Fletcher St. and 841-45 W. Belmont Ave. Patrick Tuohy of Marquette Bank’s multifamily lending division oversaw the transaction.
VERNON HILLS, ILL. — Germany-based Probat Inc. has signed a 10-year lease for an industrial facility located at 601 Corporate Woods Parkway in Vernon Hills. Situated within Corporate Woods Business Park, the property is expandable by 20,000 square feet. Probat is a manufacturer and retailer of coffee roasting machines, equipment and plants. John Gazzola of Entre Commercial represented Probat; Keith Puritz, Brett Kroner, Ryan Bain and Zach Graham of CB Richard Ellis represented the landlord, Corporate Woods Investors, in the transaction.
ALEXANDRIA, MINN. — American Asset Management Services (AAMS) has acquired a Walgreens property in Alexandria for an undisclosed price. Located at 910 Broadway St., the 38,460-square-foot land asset includes a Walgreens store and adjacent land. The seller was Gendell Partners Alexandria LLC, an entity affiliated with Wilmette, Ill.-based Terraco. AAMS currently owns and operates 2 million square feet of retail space in six states.
NEW BRIGHTON, MN. — NorthMarq Capital’s Minneapolis office has arranged $3.27 million in first mortgage financing for Silver Oaks Court Apartments in New Brighton. The apartment complex offers 96 residential units. The financing carries a 10-year term with a 30-year amortization schedule. NorthMarq arranged the financing through its seller-servicer relationship with Freddie Mac. The borrower was Silver Oaks Court LP.
CHICAGO — Testa Produce has broken ground for the construction of its state-of-the-art freezer/cooler distribution facility within Stockyards Industrial Park in Chicago. Located on a 13-acre site at 4555 S. Racine Ave., the property will offer 91,000 square feet of distribution space. Summit Design + Build is consulting on the project, which is designed to achieve LEED Platinum certification.
CHICAGO — Alliant Capital has secured loans for two multifamily properties in Chicago. In the first transaction, Alliant arranged a $1.6 million loan for Kedzie Boulevard Apartments, an 18-unit apartment complex located in the Logan Square neighborhood. Built in 1893, the property offers one-, two- and three-bedroom units. In the second transaction, $1.1 million was arranged for East 42nd Street Apartments. Built in 1899, the 23-unit property offers one-, two- and three-bedroom units. John Marr of Alliant Capital closed both transactions on behalf of a private borrower.
MARISSA, ILL. — Swansea, Ill.-based Holland Construction Services has been selected to serve as general contractor for the construction of a new corporate headquarters office building for Prairie State Generating Co. Located in Marissa within Washington County, the new 20,600-square-foot facility is situated on the existing Prairie State Energy Campus. The project will be a pre-engineered metal building with stone and brick veneer and topped with a standing seam metal roof. The facility will feature a walkout basement and shower, locker and workout space on the lower level. Construction is expected to start in May, with completion scheduled for December.
CHEBOYGAN, LAPEER AND WEST BRANCH, MICH. — Wal-Mart Stores East recently leased three industrial/flex properties in Michigan. The entity leased a 35,000-square-foot space at 502 Main St. in Cheboygan; a 45,000-square-foot property located at 2171 N. Lapeer in Lapeer; and a 30,650-square-foot space at 2085 W. M-55 in West Branch. Brent Beshears of Colliers International represented the tenant in all three transactions. The landlords and terms of the leases were not released.
