CHICAGO — Beverly Hills, Calif.-based Primestor Development has signed Burlington Coat Factory to its 454,000-square-foot Marshfield Plaza, which is located on 119th Street in Chicago. The retail giant will occupy 64,000 square feet of space at the center. Current tenants include Chili’s, Marshalls, Dollar Tree, Target, Jewel-Osco, Staples, Petco, Anna¹s Linens, Fifth Third Bank and Panda Express. The retailer plans to open the location in summer 2010.

OLATHE, KAN. — Lenexa, Kansas-based B. Dalke Custom Design has selected Rose Construction Co. to design and build an office/manufacturing facility at Parkside Business Center in Olathe. The custom interior design/build company plans to use the 9,000-square-foot facility as a showroom and a custom fabrication shop. Russell Pearson and Nathan Anderson of Harbinger Property Group represented Rose Construction in the deal.

ST. CHARLES, ILL. — Inland Real Estate Brokerage has completed the sale of an office property, which is located at 4N645 School Road within Fox Mill office complex in St. Charles. A local business owner acquired the 5,000-square-foot property from an undisclosed seller for $750,000. Additionally, the property features an 800-square-foot basement and onsite parking. The buyer plans to use the space as a sales headquarters. Inland’s Paul Montes and Eric Spiess represented both parties in the transaction.

KANSAS CITY, MO. — Minneapolis-based Sherman Associates is developing Grand Boulevard Lofts, an affordable multifamily property in Kansas City. The project consists of the conversion of the historic 17-story 1006 Grand building into a 134-unit apartment community. Financing for the project is provided by the Missouri Housing Development Commission, the Department of Housing and Urban Development, the City of Kansas City, Mo., and numerous private institutional lenders and equity investors. Rau Construction is serving as general contractor for the project, which was designed by Rosemann & Associates, Architects. Completion is scheduled for the end of 2010.

SUNSET HILLS, MO. — Site preparation and construction is under way for the Sunset Hills Community Center and Aquatic Center in Sunset Hills. The $4.8 million project includes the construction of a 14,626-square-foot community center and aquatic facility, which will include a competition pool, a leisure pool and a lazy river. Additionally, the project includes the renovation of a 3,219-square-foot pool and a concession stand. Completion is slated for early summer 2010. St. Louis-based Paric Corp. is serving as general contractor.

SHAKER HEIGHTS AND PARMA, OHIO — Fort Wayne, Ind.-based Equity Investment Group has acquired two shopping centers totaling 223,657 square feet from Edens & Avant. The assets are the Heinen’s Fine Foods-anchored Shaker Towne Centre in Shaker Heights and the Giant Eagle-anchored Snow View Plaza in Parma. At the time of closing, Shaker Towne was 85 percent occupied and Snow View was 90 percent occupied. The acquisition price was not disclosed.

CHICAGO — The Adler School of Professional Psychology has selected Leopardo to complete its tenant build-out at One North Dearborn Street in Chicago. The project will feature a private ground-floor entrance and high-tech classroom and administrative space on the 15th and 16th floors. Two grand staircases with open atriums will connect the upper floors. The build-out will be seeking LEED Silver Commercial Interiors certification. OWP/P Cannon Design is providing architectural services for the project. ConopCo is serving as project manager. Completion is slated for August 2010.

BRIDGETON, MO. — St. Louis-based Paric Corp., serving as construction manager, is constructing the $12.8 million Bridgeton Government Center in Bridgeton. Located on Natural Bridge Road, the two-story, 41,000-square-foot building will house the city’s offices, including an expanded city council chamber and police station. Completion is slated for fall 2010.
