COUNTRYSIDE AND HANOVER PARK, ILL. — Skender Construction’s Mixed-Use|Residential Group, serving as general contractor, recently broke ground on two projects in the Chicago region. The first project is Countryside Senior Apartments, a 58,000-square-foot senior independent living facility located on Joliet Road in Countryside. The four-story 70-unit property features parking for 100 vehicles and an exterior of brick veneer walls and composite metal. Completion is slated for fall 2010. Mercy Housing is developing the project, which was designed by Worn Jerabek Architects. The second project is Church Street Station, a three-story skilled nursing home located on Lake Street in Hanover Park. The 77,000-square-foot facility features 150 beds. Completion is also slated for fall 2010. SAS Architects and Planners is providing architectural services for the project, which is being developed by Church Street Station Properties.

INDIANAPOLIS — An extensive renovation is planned for 1302 North Meridian Street, a historic 54,000-square-foot office building located in downtown Indianapolis. Acquired in 1932 by the Oldsmobile Division of General Motors, the property has since been utilized as a car dealership, a department store and a business furniture company. Most recently, the facility was occupied by Extra Space Storage. Locally-based Shiel Sexton has been tapped for the renovation project, which is scheduled for completion by year’s end. Upon completion, the project will seek LEED-CI Gold certification. The building currently offers up to 38,000 square feet of available for-lease office space on the first, second and third floors. MOUNT PLEASANT, WIS. — Maysteel LLC has signed a lease for 41,000 square feet of space at a 125,000-square-foot warehouse/manufacturing facility, which is located at 1400 International Dr. within Park 94 in Mount Pleasant. Chicago-based HSA Commercial Real Estate leased the property for an undisclosed price. Sam Dickman Sr. of The Dickman Company represented Maysteel; Kenneth Braden of Colliers Barry, along with Chicago-based Colliers Bennett & Kahnweiler, represented the landlord in the transaction.

TOLEDO, OHIO — Toledo-based ProMedica has acquired a 48,482-square-foot office building at 5520 Monroe St. in Toledo for $3.5 million. ProMedica plans to use the property to house a variety of operations. Jeremy Miller of CB Richard Ellis|Reichle Klein represented the seller, Southfield, Mich.-based Fifth Third Bank, in the transaction.

LINCOLN, NEB. — North Liberty, Iowa-based Kinseth Hospitality Corp. (KHC) and Omaha, Neb.-based Dial Realty Corp. have developed Hampton Inn & Suites – Northeast I-80, an 82-unit hotel located at the intersection of Interstate 80 and North 27th Street in Lincoln. The hotel features high-speed wireless Internet access, flat screen televisions, the Husker Meeting Room, the Lincoln Boardroom, an indoor pool, a fitness center and a business center. Additionally, KHC and Village Gardens Development Co. have opened a 91-unit Residence Inn, which is located at the intersection of Pine Lake Road and South 56th Street in Lincoln. Situated within The Marketplace at Village Gardens, the three-story hotel features The Gatehouse, which houses the hotel’s front desk; Hearth Room and The Market, a 24-hour self-service food and beverage area.

AUBURN HILLS, MICH. — Michigan-based Summit Sports Inc. has acquired an approximately 49,050-square-foot industrial property, which is located at 1972 Brown Rd. in Auburn Hills. LDV Properties sold the facility for an undisclosed price. The new owner plans to use the property as a warehouse/distribution facility. Charles Ginster and Eugene Agnone III of CB Richard Ellis Detroit represented the seller in the transaction.

LAKE COUNTY, ILL. — Nationwide Health Properties has selected McShane Medical Properties for a 380,000-square-foot property management and leasing assignment. The portfolio includes 12 medical buildings located throughout suburban Chicago’s Lake County and accommodates tenants affiliated with Advocate Condell healthcare system in Libertyville, Ill. The properties include three acute care facilities, traditional medical buildings, an imaging center and two athletic/fitness centers.

WOODRIDGE, ILL. — Meridian Design Build, serving as general contractor, has completed an 81,000-square-foot addition for The Morey Corp. Located with Internationale Centre in Woodridge, the project is the second building addition completed by Meridian for The Morey Corp. The expansion includes 45,000 square feet of temperature and humidity controlled manufacturing space, 28,000 square feet of raw material and finished goods warehousing and 8,000 square feet of employee welfare space, including restrooms, cafeteria space and meeting areas. Additional site improvements included 194 parking spaces and four loading docks. Oak Park, Ill.-based Schmidt Design provided architectural services for the project, while Manhard Consulting Ltd. serviced as civil engineer.

CLEVELAND — North American Switchgear has acquired 181,000 square feet of industrial space at 3180 Berea Rd. in Cleveland. S&Z Tool & Die Co. sold the property for an undisclosed price. The buyer is expanding its operations, which are also located at 12502 Berea Rd. North American Switchgear refurbishes and distributes used, reconditioned and out-of-production circuit breakers, switchgear and replacement parts. Jeffrey Kennedy of Grubb & Ellis represented the buyer in the transaction.

KIRKWOOD, MO. — Edwardsville, Ill.-based Contegra Construction, serving as general contractor, has started construction of a 21,000-square-foot office building for The Keane Insurance Group. Located at 135 W. Adams St. in downtown Kirkwood, the $6 million building will be home to approximately 60 employees of Keane Insurance Group and KIG Healthcare Solutions. The facility will feature a formal lobby; open office, private office and conference space; a fitness center and a lunch/break room. Completion is scheduled for spring 2010. Montgomery Bank is financing the project, which is being designed by Archimages Inc.
