INDIANAPOLIS — An 11-acre parcel of land, on which stands a 16,814-square-foot shopping center, has been sold in southeast Indianapolis. The shopping center, located at 6040 Thompson Rd., is anchored by Dollar General. Also included as part of the sale was a 1-acre outlot situated in front of a WalMart Supercenter at 4150 Commerce Rd. in Lafayette, Ind. Chris Hake of locally based development and construction firm Thompson Thrift has represented Old National Bank, while Felicia Hogue represented Thomas A. Grant Inc.

EARTH CITY, MO. — The air conditioning company Trane US has leased 74,400 square feet from Duke Realty Corp. in its Corporate Trail Distribution Center. The 248,000-square-foot property is located 3655-3673 Corporate Trail in Earth City. The property includes 26 trailer parking spaces, 20 dock doors and 32-foot ceiling clear heights. S.P. Richards also resides in the building, which has 49,000 square feet of space available. Cushman & Wakefield’s Bob Sheehy and Gateway Commercial’s Joe McGauley represented the tenant. Jon Hinds provided in-house representation for Duke.
CHICAGO — Sterling Bay Cos. and The Deitcher Group have sold two office spaces, located at 626 W. Jackson Blvd. in Chicago, for an undisclosed amount. The Cara Program acquired 29,736 square feet of space and will move into the building this fall. Dearborn Capital Management purchased 9,500 square feet of office space on the sixth floor. WATSEKA, ILL. — Kolman Bubis of Marcus & Millichap’s Chicago office represented both undisclosed parties in the $1.75 million portfolio sale of two manufactured housing developments in Watseka. The Watch-E-Kee complex spans 64 sites and the Sugar Creek mobile home park encompasses 46 pads. The properties are cross-managed.
NEW LENOX, ILL. — Woodbridge, Ill.-based Morgan/Harbour Construction will undertake an 11,868-square-foot build-out in the Silver Cross Medical Office Building for the Hinsdale Orthopedic Group. The project, located at 1870 Silver Cross Blvd. in New Lenox, includes building interior suites on the building’s first two floors. In addition to building out X-ray, physical therapy and treatment rooms, Morgan/Harbour also is in charge of expanding nursing stations, a waiting area and a laboratory. Chicago-based Design Organization is serving as the project’s architect.
KANSAS CITY, MO. — Kansas City-based Grindstone Industrial Properties has arranged the lease of 121,500 square feet of industrial space at 4700 Deramus Ave. in Kansas City. Paul Neal of Grindstone represented the landlord, Prime Investments. The tenant is Watts Water Technologies. Terms of the lease were not disclosed.
WOODRIDGE, ILL. — Lizzadro Properties has completed a $1.4 million tenant build-out in Woodridge. The property is a flex building located at 10435 Argonne Woods Dr. The tenant, Traffic Control Corp. (TCC), will operate its corporate office, product assembly and warehouse/distribution operations out of the location for a 10-year term. Improvements to the building included a high-tech training room, a climate controlled assembly area, energy-efficient lighting with occupancy sensor controls, and a video surveillance system. The property was purchased in 2008 by a private investment group with the intention of leasing it to TCC. Louis Lizzadro of Lizzadro Real Estate LLC arranged the property purchase and subsequent lease. He also served as project manager during the tenant build-out and will serve as property manager for the completed building.
GLENDALE, WIS. — Milwaukee-based Siegel-Gallagher has brokered the lease of 11,300 square feet of flex space at Glendale Corporate Center, located at 1720 W. Florist Ave. in Glendale. The property will be occupied by Fresh Start Counseling Center. The landlord is H&S Properties. The transaction was negotiated by John Dulmes, Daniel Walsh and Nikki Hawley, all of Siegel-Gallagher. Terms of the lease were not disclosed.
SAUK VILLAGE, ILL. — DP Partners has leased additional space to Appleton, Wis.-based Warehouse Specialists Inc. (WSI) at LogistiCenter at Sauk Village, the developer’s speculative industrial park located in Sauk Village. WSI’s expansion consists of 156,130 square feet within the Building A, a 496,260-square-foot, rail-served distribution center situated on 26.5 acres at 21751 Rasmussen Dr. Gerald Sullivan of Chicago-based Paine/Wetzel • ONCOR International represented the tenant in lease negotiations. George Cibula, Chris Gary and Ryan Hanley of Darwin Realty & Development represented DP Partners. WSI first took occupancy at LogistiCenter in 2005. It already occupies 516,072 square feet within Building C, a 776,615-square-foot facility and the park’s first spec building to be completed.
FLORENCE AND ERLANGER, KY. — Strategic Storage Trust (SST) has purchased two self-storage properties, located in the Cincinnati suburbs of Florence and Erlanger, for $9.7 million. The two properties go by the Security Self Storage name; they total 1,500 units and 190,000 rentable square feet. The seller was not disclosed. In February, SST purchased three self-storage properties, also located in the Cincinnati/North Kentucky area, for $9.9 million.
