CHICAGO — CB Richard Ellis has brokered eight new leases for Block 37, which is located at 108 N. State St. in downtown Chicago. Ladies and Gentlemen, an Aveda lifestyle salon, has leased 5,284 square feet on Level 3; iCandylicious inked a deal for 1,619 square feet on the Pedway; Texas-based Which Wich signed for 1,523 square feet on the Pedway; Chicago-based Alternative Shoes leased 1,441 square feel on Level 1; Simply Thalia signed for 1,279 square feet on the Pedway; Andy’s Frozen Custard inked a deal for 967 square feet on the Pedway; Michelle Tan leased 659 square feet on Level 2; and Comic Vault leased 294 square feet on Level 3. Block 37 is a five-story, approximately 280,000-square-foot retail center in Chicago. Leslie Mader, Joe Parrott and Peter Graham of CB Richard brokered the transactions. Terms of the leases were not disclosed.

WEST ALLIS AND NEW BERLIN, WIS. — Milwaukee-based Inland Construction has completed two construction projects in West Allis and New Berlin. In the first project, Inland Construction completed a 3,500-square-foot tenant improvement project for Perfect Mattress Inc. The store is located at 3020 S. 108th St. in West Allis. In the second project, the company completed a structural renovation for Hawthrone Hill Barn. The 6,788-square-foot property is located at 16370 Small Road in New Berlin. Both project were completed in April.
MILWAUKEE — Corithian Colleges Inc. has signed a lease for 45,000 square feet of office space in Milwaukee. The company is leasing space at Haymarket Square, which is located at 1311 N. Sixth St. in Milwaukee. Lyle Landowski, Mike Fardy and Scott Welsh of Inland Cos. brokered the deal. Additional terms of the transaction were not disclosed.
MILWAUKEE — Strayer University Inc. has leased 14,922 square feet of office space at Honey Creek IV. The property is located at 9000 W. Chester Ave. in Milwaukee. Lyle Landowski and Steve Pape of Inland Cos. brokered the deal. The landlord and lease price were not released.
EFFINGHAM, ILL. — Midland States Bank has selected The Redmond Company to provide master planning, site selection and design services for its new headquarters in Effingham. The four-story, 80,000-square-foot building will house the bank’s administrative, operations and finance divisions. The property will feature an extensive glass exterior, a large ground-floor patio, roof terraces and a lobby atrium. Additionally, the building is being designed to achieve LEED certification. Green elements include water-efficient plumbing fixtures, recycled materials, energy management systems and a construction waste-management program. Completion is slated for early 2011.
St. Louis, Mo. — NorthMarq Capital has arranged a $14.52 million loan for Charter Place Apartments. The 284-unit multifamily property is located in St. Louis. The 10-year loan has a 30-year amortization schedule. The loan was arranged for the undisclosed borrower by NorthMarq through its affiliate AmeriSphere Multifamily Finance, a Fannie Mae DUS lender. The loan served as financing for the acquisition of the apartment community. The seller was Des Moines, Iowa-based Principal Global Investors. David Garfinkel of NorthMarq Capital’s St. Louis regional office arranged the financing.
ST. LOUIS — David Garfinkel of NorthMarq Capital’s St. Louis regional office has secured a $3.45 million mortgage for Meadows Corporate Center in St. Louis. The 69,236-square-foot industrial property is located at 1831-1875 Lackland Hill Parkway. Financing was based on a 15-year term with a 15-year amortization schedule. The loan was arranged for the undisclosed borrower through NorthMarq’s correspondent relationship with Aetna.
RICHMOND, ILL. — Bro Trust has acquired a 240,158-square-foot industrial property, which is located at 5900 Ami Drive in Richmond. Built in 1990 and situated on 14.35 acres, the property features 11,069 square feet of office space, 30- to 32-foot clear ceiling heights, visibility from U.S. Route 12, metal halide lighting and expandable trailer parking. Bro Trust is relocating from Niles, Ill., and will take occupancy in May. Keith Puritz, Brett Kroner, Ryan Bain and Zach Graham of CB Richard Ellis brokered the transaction. The seller was Intermatic Inc. and the asking price was $5.9 million.
EDINA, MINN. — Allina Hospitals & Clinics has selected RJM Construction for an expansion and remodel at Abbott Northwestern’s Center for Outpatient Care in Edina. The project includes a 4,700-square-foot expansion for Abbott Northwestern General Medicine Associates (ANGMA) and a 1,400-square-foot remodel of Abbott Northwestern Imaging Center. The project will include the construction of 16 exam rooms at ANGMA, an expansion of the ANGMA waiting room, the addition of two physician workrooms, and the relocation and remodel of the existing first-floor imaging center. Perkins+Will and Dunham are providing architectural and engineering services for the project, respectively. The project is scheduled for completion in August.
ST. LOUIS — MMG Acquisitions has purchased a 12,750-square-foot freestanding building in St. Louis. Located at 4645 Gravois, the retail property sold for $297,500.
